    I don't see why people want others homeless. Most of these cases the house is abandoned. You'd rather have an empty house than a person who's sheltered?! Why are we so fucking selfish....humanity is sick. We're suppose to help each other survive.

    Be really careful who you get to do the grab, some do not do the due dilligence. I grabbed 8 acres when for years people all assumed someone else owned it. A counter claim by the council went in and it got messy. As they argued they had fenced it in 1949. Yet it was me who cleared it of decades of rubbish. It was an eyesore, everyone thought someone else owned it. In the end i got sick of it and took matters into my own hands and cleared it. Thats when a farmer told me about adverse possession. It is now free to be enjoyed by anyone and the fence is gone. My deed runs out in 3014 (999 years) i claim its a natural park lol, they dont like that, but the locals do.

      If it's on ur land or vice versa fence or no fence. If it's on ur side it's. URS to claim. People don't understand the. Legalities of. Adverse possession I've done it had no issues and the town was loving the fact the place was fixed kept up and etc.

    I have 4 free properties. Which includes vacant land and some abandoned houses. However, Beware. Police are not familiar with Adverse Possession Laws and you might get arrested and charge for trespassing. You may also be at risk to experience a violent confrontation if owner shows up to the property. Learn how to create Deeds and have them Notarized by a licensed Notory. Also download all public forms of Adverse Property to include with your Notarized New Deed. All documents may help you with Police or even a judge if an arrest was made due to ignorance of this law.

    This law can also be used to protect the elderly from having their land stolen from under them, due to them no longer having a clear deed to their land. ♡ And so, the Adverse Possession law is a blessing to them.

    I will say that some of the comments here are in ignorance, This man took the time to tell people about a very misunderstood topic. If some would educate themselves they would learn that this is not how to get free properties and he at no time suggested this.
    I am teaching people how to research this subject step by step, not to steal a property, but to stop the banks. if a property is in foreclosure than it has no owner legally, as the bank never owned the property, for if they did they would not need to get permission from the Fed Housing Administrator under the Non-Judicial Foreclosure Act to proceed. If you all look at what the banks do to foreclose you will see that they file or do an adverse possession on 98% of all foreclosures.... I can back up what I say and can say that this Gentle-man did not say anything out of context but almost quoted the statute word for word look it up before you criticize!

      Eeon 1 my house was forclosed on and my mortgage was fully paid. it was by a bank that never had any right to the property. I didn't know how to fight it but yea if you can somehow teach me how to do this. it would be nice to get a home again.

      Eeon 1 This information is outdated...in 2008 congress passed a law saying you need a "claim to right" in order to get title...there is no more squatting for a specified time to own...just google the quote

    These comments are very strange. Always remember ignorance of the law is not immunity to the law. Simply put, adverse possession is the statute of limitations one has to confront a trespasser. Here in Missouri that is ten years. If you own so much land you fail to notice someone living on a parcel for 10 years... you probably own too much land. As soon as you tell a trespasser to gtfo, even verbally, the clock starts over for them. I don't give a damn about homeless or property owners, but if a homeless guy lives somewhere for 10 fucking years and is never told once to get the hell out its pretty obvious who the true, common law owner is.

    It was an informative video, but it is misleading. Although we do have some crappy people on this planet who would use the rules to steal land that does not belong to them, there is another side of the story. If property is abandoned, some times neighbors start using the nearby lot or sometimes it was inferred in the original purchase whether it was a miscommunication or not so the homeowner uses the land. Also, the county appraisal district could send you notice forcing you maintain that land or be ticketed as they believe it was your land as well. Well after maintaining a property for 20 years, it only makes sense to possess it and keep maintaining it and start paying property taxes on it to help build the neighborhood. It is not always evil.

    Can I report someone for trespassing in an abandoned home? They live in a trailer in the backyard, which I can clearly see (they’re across from my house). They cut fence on the left side of the house so that they can park their cars on the street and walk from there. And I see people in different cars and people riding bikes at all hours of the day and night coming in and out of the trailer. I feel really uncomfortable with them being there. The trailer has been there since summer 2019.

    I live in Louisiana and am one of seven people who have an undivided interest in a sightly over 15 acre plot with a community property house that my aunt who is one of the interest holders has been allowed to live in since around 2000, rent free, withe rest of the families permission.
    My question is, is there any provision that will allow her to claim that house as hers through any mechanism resembling adverse possession?

      It's pretty difficult for someone to own a house through adverse posession, so I would say no. I'm not really sure how it works when more than 1 person owns the house but I think everyone would have to give up their ownership of the house. Maybe consult a real estate lawyer for more information.

      They have to evict the person successfully, and a counterclaim for improvements can be made by the person acting as caretaker of the property if the claim went unrebutted. Lots an individual can do.. you just have to pay taxes and improve the land

      Filing a lien of adverse possession doesn't give you an immunity to laws against breaking and entering and trespassing. You just can't pick out a property, break in and then change the locks and file a lien. Or least if you do, you have to hope no one makes a complaint about you during the 7-40 years (depending on the state) that you have to spend living in, maintaining and paying the taxes on the property before you can actually file to take legal possession.

    Be careful. It's not so easy to take someone else's property or else i would be the norm instead of the exception. We had two neighbors in our last neighborhood try to take a portion of their adjacent neighbor's wooded portion of their property. Well bot of those true owners did not want to lose their land. the police came and the county came and the two would-be adverse possessors quickly became trespassed from those two properties. They return and they get arrested. Recently we moved to the country where we own 5 acres, one of which is undeveloped, native landscape scrub woods. We like it. We dont want to lose it. Our adjacent neighbor sold his house and the new owners started coming on that part of our property as it was closer to their house than ours. I found that they had a couple buried downspout pipes buried 100 feet onto out property. Realizing what their game was (the pipes were installed b the original owner next door), we told them to remove their pipes (nicely of course). After two months, they did not remove them so we did. They now have nothing on our property and we have a nice fence with No trespassing signs. If they return, they get a visit from the sheriff. Don't believe this something for nothing sales pitch. You will more likely get into trouble.

      5th amendment, you are entitled to just compensation. If you wish to fight just ask simple questions about the prosecutor and judge's statements , do not answer questions, only present prepared statements and say nothing else. Why are you taking my property? Why can't i get my money back? Do you have verified proof the property is yours? Is that a verified document? Have i been found guilty of something? When was the trial? How can i be deprived of my property(cash/house) without going to trial? What law says my rights can be trespassed on without a trial? Why are you acting on behalf of the opposing side, judge? Why are they speaking about stuff without out any 1st hand knowledge? etc... simple, clean and be relentless.

      You can't. This video didn't provide a good explanation but basically if you enter someone else's house and intend to use adverse possesion you have to wait a certain period of time before you have any claim to the property. The shortest period of time in the U.S. is two years in Arizona if you're paying taxes on the house, although it's usually 10, 15, 20 years or longer. It depends on which state or country you're in.
      If you have no claim to the property you are a squatter/trespasser, so until you've lived there for a certain period of time, you are a trespasser and can be arrested for comitting a crime. If you bring up adverse posession the cops may get confused and eventually leave, since they don't get involved in civil affairs, but it's no guarantee.
      Ideally, for adverse posession you would find a house that has been abandoned for a long time, the neighbors understand your situation and are comfortable with you living there, and you pay taxes and make many improvements to the house, maybe even start a garden. In order to own the house, you will also have to go to court, although I don't understand the details very well. Take before and after pictures to show every improvement you've made.
      At pretty much any point in time, if the original homeowner either says you can stay in the house or that you can't stay there, the time you spent trying to attain the right to own the house will go back to day 1. But if they say you can live there, at least you have their permission. I would ask for it in writing, with their name, date, and signature. "I agree to let ___ live on my property. They are not illegally trespassing." It's also a good idea to consult a real estate lawyer knowledgeable in adverse posession, and to have money saved for a lawyer (for emergencies).
      The ideal situation is that the homeowner knows you are there, but it doesn't bother them. If it does bother them, and they tell you to leave, the right thing to do is to leave. If you keep living there they may call the police on you for trespassing.

    If you squat in a multimillion dollar home and pay thousands of dollars in taxes, but lo and behold when the true owners pay their tax even once, the squatter would lose everything. Consider that a very expensive rent.

      Search online. A list of Delinquent tax payers is available in every state. The amount unpaid,as well the relevant time period are both a matter of public information!

    I won 5 acres and the next door neighbors who moved in a year after us want about a quarter of it. They won't get it. They'll have to fight me in court and I will fight to the end. It's my land and I love it and am on it daily. Screw these land thieves.

    fyi, If you place into a storage locker items which were leased or otherwise not owned by the renter of the locker than anyone who 'buys' those items through a 'storage wars' scenario can be arrested for selling or receiving stolen goods.
    Stop spewing misinformation about adverse possession, squatters, et al.
    Adverse Possession law was created for abandoned property onto where no liens exist. A mortgage is a lien. It is NOT legal to attempt adverse possession on foreclosed property where a bank or creditor holds a registered mortgage. Jails have recently become full of people who have attempted that crime.

    I agree with Rookie Freediver. We need to be asking our senators and congressmen what they plan on doing to correct this injustice. If a person paid for the property, pays their taxes and does not violate any laws, they should have a right to THEIR property. They should be able to produce a deed and the police should be able to remove them from the owner's property. If the owner has to remove something that the squatter built or installed, the owner should be allowed to make the squatter pay for it. The way it is now, the owner has to pay for an attorney and court cost. Depending on what the Judge does, it could get really costly for the owner.

      It's called "common law", which are laws that were brought over from Britain. Adverse posession was originally formed as a way of preventing squabbles between land-owning nobles.
      So if you let your neighbor build a shed and fence on your property and you are fine with it for 15+ years, you cannot suddenly claim that it is *your* shed. It is your neighbor's shed.

      Ricky Asbell I believe this is where this whole “adverse possession” begins. This entire continent is being held by ADVERSE POSSESSION. With no REAL money one can no longer purchase anything anyway! It’s just one BIG free-for-all. This is why the thieves want to take the people’s guns. So they can AMP their covert operations up.
