- Established in 1838, Davenport Florida now is a far cry from what it was then, What started as a military town (and later a railroad settlement) turned into a land filled with Florida’s finest citrus groves at the turn of the 20th century. The lay of the land started to change late in the 1900’s as Disney World became the go-to destination for family Vacations. Davenport’s affordable housing and close proximity to I-4 make it an ideal location for real estate investors….and the numbers don’t lie. There are over 25,000 vacation rentals in the Davenport area - Talk about a hot spot!
If you are thinking about living in Davenport, don’t let the amount of vacation rentals scare you away. There are many communities that don’t allow short-term rentals - or limit how many there can be. Davenport continues to be one of the most affordable areas to buy a home while still being a commutable distance to Orlando - Not factoring in traffic it is only about a 30 minute drive,
The city of Davenport itself is actually pretty small - whether you look at it by area or by population. In 2019 it was estimated that just over 6000 people live within the city limits. This can be deceiving as that number does not include the thousands of part time residents and vacationers that flock to the area. The number is even more deceiving when you factor in that the area north of Davenport (along highway 27 - heading towards Clermont) is experiencing massive growth. This area is loaded with many great residential communities as well as commercial spaces. Championsgate also brushes up against Davenport’s city limits - but we’ll talk about that in another episode.
The highlight of this area is Posner Park - Which is filled with a wide variety of well known stores and restaurants. You can find everything from department stores, discount clothing, sporting goods, and even “Twisty Treat” - a Florida Favorite! Just because this area is littered with corporate controlled chain stores doesn’t mean that Davenport has lost its roots. There are still numerous Mom and Pop stores - many of them close to the historic portion of Davenport.
Speaking of the downtown - it is highlighted by City Hall - a building which dates back to the infancy of the town. This beauty was built in 1927 - and apparently the architects involved in designing it back then had Instagram in mind - On a clear day it is a great place to capture breathtaking photos. Behind City hall is “Lake Play” park. A charming space to pass away some time, Locals come here to go fishing, feed the ducks, and picnic. The park even has a short walking trail, as well as a park for the little ones. On a hot day, you can head across the road to Wilson park - which has a splash pad to combat those sweltering Florida summer days,
At first glance, The schools in Davenport appear to be lacking. Do not panic. The scores that you see online do not always factor in charter schools and magnet schools. There are several good options for schools in the area - Including Davenport School or the Arts, Four Corners Charter School, and Ridgeview Global Studies academy. Just make sure to check the school’s enrollment process before just assuming your children will get in.
As far as the housing situation in Davenport- it has something for everyone, from every different economic background. Whether you are looking for an apartment, a mobile home, a modest single story home, or even a small mansion - there will surely be something for your liking - even gated communities with a 24 hour guarded gate.
It is easy to see why so many people are flocking to Davenport - A rich history, relaxing parks, closeness to Orlando, and diversity of it’s housing make it an ideal choice for people from all walks of life. The best thing I did was leave this city its nothing to do boring , I live in Hallandale Beach which is next Miami and Hollywood Beach, and Fort Lauderdale, the night life is amazing and its always some were to go and enjoy yourself.

We rented a vacation home for Christmas 2021 and I truly enjoyed the area. We are looking to move back to Florida and this area would be ideal. Thank you for posting this video; it was very informative. Looking forward to videos for other areas to make an informed decision.

there are no colleges in Davenport, so yes the closest ones would be in Orlando. Polk State college however is in winter haven...about the same distance the opposite direction!

Just like any big city, it has its good parts and bad...however Jacksonville has some FANTASTIC suburbs surrounding it

In our area sinkholes are not very prevalent...so we are not worried about them here. We do not have a video on them yet, but we will make on soon. Thanks! ❤️
I’m warning you guys. DO NOT go to four corners charter school, I go there, and there are many conflicts. Lot’s of cool friends there though lol.

lived in florida 10 years.....left....still miss it sometime....PROS: weather, Churches, beaches, coasts, big cities (Tampa, Orlando, Jacksonville) then a few miles down the road nice and rural...Long drives with car to cruise, good restaurants-lots to choose from, great wildlife - gators, manatees, panthers, etc..cool to see, Disney World, Universal Studios, Sea World, etc...Daytona 500, car shows, Sports teams, Football, College and Pro Football, Spring Training, Nightlife, no snow, .............CONS: Lower wages, lack of quality healthcare and doctors, southern inefficiency, bad attitudes from southerners and Floridians, Puerto Rican gangs, emphasis on Spanish language and culture, Expensive housing, Hurricanes, insects, bugs, small lizards running around, a feeling of "NO CULTURE", Lots of wealthy, elderly people, and snowbirds that are arrogant, no change of seasons, that state just gets on your nerves after awhile...
How close is Davenport to the nearest beach?
It is about an hour and ten minutes to cocoa/cape canaveral
It looks closer because is all highway.
Davenport is a nice town but boy is traffic terrible, especially between Davenport and the attractions. Factoring in traffic, it can take forever to get up to Orlando.
The traffic can be bad in that area- however, the same can be said for clermont, Kissimmee, and other surrounding cities. One good thing about Davenport is that you don’t need to get on any toll roads to access Orlando
We have lived in solterra resort (according to WAZE we are 20 minutes to Hollywood studios) for 2 years and it has NEVER taken more than 45 minutes to get to any of the WDW parks, even on a Friday night or Saturday afternoon, the worst times to travel to the area. I4 is crazy but be patient and STAY OFF YOUR PHONE and you will get there. Florida is so beautiful and the weather never disappoints even if we get rain, it doesn’t last.

Davenport !!!!! RIGHT near Orlando. ! High crime, gangs, and illegal drugs. Very sad that Orange grove owners sold out to developers who ruined the land to replicate another Brooklyn NY
Lets be honest: downtown Davenport is a dump. All the new communities that have sprung up (especially around Rt 27) are nice, but the town itself? Not so much. You can easily move to Davenport and never visit the town and be completely happy.
