You'll likely find that the cost of reliable and effective application equipment, combined with the cost of chemicals, and the essential PPE, will make it cheaper to employ a professional to look after your property. Treating houses with softwash chemicals is a skilled trade, and knowing how to use the equipment safely and effectively takes time and experience.     Hey Ben, great video. I'm just wondering can I use a gardiner v3 backpack to soft wash ? Will it work correctly?

      Hi Thomas, a backpack is a way of getting started in soft washing at low cost. Make sure it has chemical resistant seals, eg Viton. And wear chemical resistant clothing as sometimes backpacks are prone to leaking.

    GREAT JOB, WILL THE TRAILING STAING AT ENDS UNDERNEATH THE WINDOWSIL AND ESB BOX disappear over time or will you hit them again or is it good enough the way it is? cheers

      The stains down the ESB box or in other instances the likes of window sills are the last to go. Sometimes they may need a localised application of Lightning or Tornado Cleanze.

      Hi Dan - it is essential to treat any external surface with a biocide before painting. If this is not done algae can grow under the paint and be impossible to remove. Sounds like you are a private citizen and not a professional.     Hi Ben. Have just bought some biocleanze for cleaning black pebbledash. If I apply with a sprayer, how long before we can expect to see results. Do we need to use lightnight clean first for example?

      Hi Rob - results from a Benz Bio Cleanze treatment will be seen from 8 hours onwards and you can expect a surface to continue becoming cleaner for the next several months. The exact timing depends on the material being treated, the ambient temperature, condition of the surface before treatment (eg degree of colonisation), and the dilution ratio. Pre-treating with Benz Lightning Cleanze is usually recommended when the fastest results are wanted.     would you say washing roughcast is better than over painting?

      Definitely softwash any render before painting. Otherwise the algae, etc can grow under the new coat of pain and be impossible to remove. We suggest treating any surface about to be painted with Benz Lightning Cleanze just before painting, thoroughly rinsed, then allowed to completely dry before painting.     Crazy what a difference it makes. Why does it just show on the gable end and not the front facade? Is it to do with the main areas hit with rain? Thank you for your video

      I'm not sure exactly what you mean. All elevations come up equally well. If you are referring to the first still photo, that shows only one elevation just to illustrate the dramatic difference that soft washing with Benz Bio Cleanze makes over time.       @@braw Algae grow more rapidly when sheltered from sunlight and heat. The degree of colonisation of a particular elevation depends on multiple factors such as how protected it is from sunlight, rain and wind (eg a gable end) - which determine how rapidly the render dries out. Algae grow more in a damp, cool environment that, because of the protection, does not dry as quickly as other, less protected elevations.

      If I was to take a stab at answering that, I’d say because most houses are south facing for sunlight, meaning each gable will be east or west, so they are more susceptible to harsher wind and rain exposure, but this discolouration I always taught it was acid rain causing it 🤔 sulphur and nitric acids in the air/rain causes a reaction to the render, and is algae not a green colour

    Great job, I've a neighbour who got it done (dont know which product was used), it cleared up well for about a year but it slowly but surely came back. Are there lesser products that just dont do a proper job or is it always going to be a reoccurring issue over time?

      Yes, there definitely are inferior products on the market that do not last as long as Benz Bio Cleanze and do not offer the same level of residual protection from re-colonisation. The skill that a contractor brings to a given job also makes a difference because, as with any trade, there are ways to do it and ways not to do it, ways that work short-term and ways that work longer-term. The dilution strength of the applied product makes a significant difference, as does whether the contractor treated all the nooks and crannies where spores hide before coming out to recolonise the entire surface (for example, we always treat paths running along the base of walls to help prevent this).

    On area where hatch is and window sill. Is there anyway to get like the marks where it seems to have stained over years. Would a hypo mix help this?
    Also for application what system is best? A small trolley system or a petrol driven pump unit?

    That looks great. I’ve tried killing moss on my pebble dash and it appears to be dead but I don’t know how to get it off as the roots seem to be holding on strong. Any ideas mate?

    why does everyone start washing from bottom to top ?? what's the difference ? not top to bottom? somebody knows ?

      It's more effective and minimises run off. Try working from the top down and from the bottom up on a window. Notice the difference. What you see is the answer you are looking for.

    Hi Ben, I have black marks from damp on the external walls. The problem is resolved, but I'm looking to clean the pebbledash prior to repainting this summer. Will this take care of the black mould too?

      Hi, our biocides are used to clean and treat organic material like algae, fungus and mould. Lightening Cleanze would have some effect, but depending on how it has been there it may not clear it all away.

    Hi Ben, very impressed with this video. As a layman can you please advise what equipement I would need to do two exterior walls in my house. I have access from my garage roof. I am thinking that I would probably only need the cleaning agent and a sprayer of some sort although would eb delighted to hear what you think, thanks.

      Bio Cleanze is a product which is so concentrated is is approved by the HSE for professional use only so you may like to employ a contractor.
      We do have Perma Cleaze which is a very similar product with the only difference being it is not as concentrated. In this case yes, you simply use a backpack sprayer and spray the walls. If you like we could sell you an upgrade kit for a pump up sprayer which will take our non drip fittings and extension poles - please send an email with the request.

      We use a 6.5 nozzle either screw fit or push fit (we stock both).... I believe on this particular job it was a push fit!

      The paths have been thoroughly treated and cleaned. The after shots were taken just after a rain shower, and the contrast is noticeable in the dry patches protected from the gable end

    Good videos Ben. My only advice to you would be to wear a respirator face mask.its so bad for you that stuff.

      Thanks Jordan, you are not wrong, however the nozzles we use do not attomise the product so the product does not actually become airborne. This is impossible to monitor however so we would wear the respirator a s a precaution. It is difficult trying to make the videos and remember to wear all the PPE all the time.

      Hi, algae is not toxic, it a sign of clean air generally, biofilms in general can be caused by many factors but in this case the algae spores would have been airborne and more than likely come from the sea which is close by.
