    Thank you I'm looking forward to relocating to naples ..I'm not surprised about the high taxes in New York and California. This is why most of them are coming south also.

    Great Video , Please talk about HOA fees and insurance /roof ,flood fees as well . apparently there are not much of NO HOA fees in Naples , no ? what is the average for insurance in general ?

      Thank you so much for your comment and great questions!! Naples does have a lot of communities with HOA fees. They vary greatly based on the community amenities provided and what is covered by the fees such as cable, WiFi, water, pest control etc. I will cover insurance and flood soon. When you purchase a condo, you are purchasing insurance to cover your personal items and the interior only. The HOA fees cover the exterior and in many cases the roof and flood insurance. Single family homes and villas vary based on location and community. If you have specific communities in mind, just call or email me and I am happy to any provide information that I can.

      Hi there! Thank you so much for watching! Golden Gate Estates in in Naples is the area which has numerous lots of 3+ acres. It is located East of mid-Naples and borders Collier Blvd on the West and extends past Desoto Blvd to the East. The area is growing rapidly and more and more services are being built to support the community. There are no HOA's which is appealing to many. Many lots have electric and phone availability and trash pickup. Water is well water and sewer is septic tank. The key to purchasing in the community is making sure the lot has proper buildable space. With its proximity to the Everglades, many areas in Golden Gate Estates have considerable wetlands. If the seller doesn't already have the following it is a good idea to have an Informed Wetland Determination and a DEP Regulatory Review during your due diligence period to make sure the lot will suit your purpose. 3+ acre lots range from $75,000 for a lot that is primarily wetlands to $198,000. Larger lots are more for example there are quite a few 5 acre lots in the $300k range. I hope this helps!! Don't hesitate to reach out to me with questions. I am happy to help in any way I can. :-)

    I'm confused, I just read that the median home value in Naples was $1.4 million. Where are these $400,000 bargains?

      Hi there. Thank you for your comment! When I shot the video the median home price (condos and single-family homes) was lower. June 2021 the median home price was $458,281. June 2022 statistics just came in and the median home price in Naples for the month was up 31.8% at $604,000. Today on the MLS there are 358 homes (condos and SF) between $250,000-$450,000 in Naples/Collier County. That stretches into East Naples and East Collier, but there are some nice communities with good prices. You may have read a statistic for Naples proper which is only 19,031 people and 12 square miles of very expensive land/real estate. Please give me a call if you want to chat stats!! 🙂303.877.3582

      @I Semptien the HOA fees in Naples and throughout SWFL vary greatly. Often the HOA fees are relative to the amenities within the community or to what is included in that fee such as cable/wifi, pest control, water, etc. Other fees will be low and may just cover the general landscaping in the common areas and such. There are some communities that have no HOA fees as well.
