This property isn't my cup of tea, but another great video, nonetheless, Andy. You say that your videos aren't polished, but I'll take substance over glitz any day. I've watched quite a few real estate videos and yours are my favorite by a long shot. You squeeze a lot into less than 15 minutes -- and add valuable information in the descriptions. I also appreciate your honesty in pointing out the areas that need work in addition to the good things. I also like how you bring up aspects of local life. If I ever realize my dream of moving to Maine, you're the one I'll call.
Your presentation is fabulous. Love East Grand, fished it often from Wheaton Lodge. Would love to find something on the water and a bit more finished will be watching your future offerings. Thanks again!
There was no explanation of the right of way to the water across the street. Is a public right of way or private to the property listed ? Can a boat dock be installed ?? Thanks
We show the area, in drone, in imagery stills. The listing spells out the 25 feet that is a private ROW, not a public landing. mooersrealty.com/idx/mls-1577793-461_sandy_beach_road_danforth_me_04424 As long as temporary and pulled on the land before ice happens, sure. Pay your road dues is the only requirement. $181 for two years the cost.
UA-cam won't let me watch ya'lls commercials any more. They say they don't allow ad-blockers. You know, ads which interrupt YOUR commercial so they can profit off YOUR commercial. If I was you, I'd find another site to host your commercials, since I can't see them any more.

A camp to me is just a place to pitch a tent or to park an RV. This to me is a cabin. It's a little rustic to be considered a vacation home, because l think a vacation home should have full amenities such as a full bath and kitchen. But it's a nice place for what it is.
Road to maintain, town does not do it like most Maine lake locations. I live on a Maine lake and the road association does a super job for $150 a year. There is not an East Grand HOA and I know in other areas, those three initials make folks cringe. Welcome to Maine, the way life should be.$181 for two years of ROAD repair, plowing, lake erosion protection. That's it!
It's just for maintaining the road. We vacation at my husband's company's camp at Greenland Cove every summer and often in winter. About 200 bucks a year. They have no say in your property.
@@deborahmower8539 Right and thank you so no one thinks the evil HOA you read about elsewhere. This owner pays $181 for 2 years of road dues. That's the extent of the "association" for road.. access and repair, to protect the lake from erosion.
This is a vacation camp? No it's on an stabilized road. When you use words like : " homeowners association " and the property has a proper civic address THAT my friend is a vacation home!
It's a road association to keep road well maintained, open in winter and to make sure to help control erosion, to be safe for travel. Not an HOA that dictates the color you can use, or other snarky policing. Maine is the way life should be. Common sense still works here and keep it simple the rule.
@@AndrewMooersmainerealestate Yes Maines is a beautiful place. Living in New Brunswick for the last 17 years, I have had the opportunity to frequent appreciate the magnificence of this area and this way of life! BUT an "association"of any sort still puts forth the image of an "over developed " area. Not one the I personally relate to as a rustic environment, or camp. Just an opinion. That IS what you had asked for if I'm not mistaken. 😉
It's not a homeowner's association, it's a road association, for maintaining the roads and access to the camps. There are no proper addresses per se, and many people do not consider them "homes" just camps where they go to relax, hunt, fish, boat or snowmobile. All of the land in this area used to be owned by International Paper, and they leased lots for people to build camps. When they went out of business the landowners had the option to buy the land, as much as they wanted, needed, or could afford. It was priced as undeveloped at fair market value. The numbers assigned to each lot was done by the paper company. You can't get mail delivered anywhere on the lake. In my mind, that means no proper address. I know all of this because my husband's boss purchased the land that the company camp was on in Greenland Cove back in the late 90s. It was built in the 60s.
