    T-111 siding is a laminate building material that comes in 4x8 sheets. The edges of the sheets are made so the seams overlap and are not butt jointed. The sheets have grooves in it that make it look more like ship lap than plywood. The cottage uses lake drawn water and has a small septic system to handle the level of water use that flushing a toilet and doing dishes would produce. Adding a washing machine to the property would upset this current balance.

      That is a conversation you need to have with a lender. There are several good Maine based lenders for such a property. Lincoln Maine Federal Credit Union, Katahdin Trust, Machias Savings Bank all come to mind.

      You have not been selling property on cold water lakes. Well built cottage on a cold water lake for under $200k, find another one if you can.

      The problem is out of stater will over pay for anything up here..its.not money for them but alot for us 3rd tax burdon in the US
