- In today's video, I keep saying "Dollars" instead of "Euros". But apart from this, we're going to look at some really cheap property for sale here in Romania: houses that sell for as low as 9,000 Euros and up to 25,000 Euros.
So if you're wondering what kind of a house you could buy for under 25,000 Euros here in Romania, this video will give you the answer.
You can still find extremely cheap houses for sale here in Romania, although chances are that for such low prices, you will have to go for villages or smaller towns. However, it's really worth it and I am sure you could find even better deals than the ones I found if you spend more time searching (and if you're not in a hurry).

Interesting. I was in Romania with my camper last summer and totally fell in love. Now I'm thinking about buying land (with water stream) for my camper and for off grid living.
Make sure the land already has build on it a "storage building" in Romanian "sura" (preferably stone build) as it would insure a free garage for your camper. Never buy unless you stayed for a while in that particular area to see if you get along well with the locals!

I think the houses and decor are perfect just as they are .
Looks likes some nice places. I'm half Polish and Romanian, and its interesting to even see that older room décor and fabrics Ive never seen that style before, and most of my relatives are gone already. But here in the states its like you must be American that's it, so many European cultures are just almost invisible unfortunately. Its ironic, they fled Europe to come here, and now it looks better back there by far. I want to come visit when pandemic allows it, the problem is now you have to first get a negative test first to even come back into the US.
I am sure that things will slowly change as numbers improve. Romania only gets better as times goes by :)

It's great that there are bargains to be had, and some of these are nice indeed. Maybe just decluttering for the most part. Bargains like that are still possible in Spain too which is surprising to me. Living outside the big cities can mean having land and space at a much lower price. A lot of people still head to their second (family) homes on the regular around here. Great and informative video!
Village living is not for everybody, but those who like this can indeed do it on a budget, probably everywhere in the world. (Or at least for a much lower cost than buying in the city)

Iubesc România! Greaț video! I wish I had found it sooner. Used to live in Harghita and Neamt and since then, I have dreamt of buying an old, traditional house in the Carpathians. Especially since I’m only allowed to stay in the Schengen region no more than 90 days at a time. Hope to find more resources like this to help me find my Romanian dream home.

It will be interesting to make the same video but in villages close to big cities. Because I guess most of people who wants to come in Romania and live in villages need also to work. So find a house at less than 45min from big cities will be a very good challenge =)

Bulgarii isi promoveaza mult mai bine proprietatile si am descoperit pe youtube chiar un curent al celor care se muta sa traiasca off grid in Bulgaria, aproape de natura si mult mai ieftin decat in UK sau America. Unii cumpara casa in ruina ca sa si contruiasca casa proprie ulterior. Exista atatea case ieftine, frumoase si accesibile la noi care se ruineaza la tara. Mostenitorii nu se mai intorc sa traiasca la tara, sa fim realisti. In calitate de proprietar al unei case la tara (la care nu reusesc sa ajung din lipsa de timp) m-ar interesa sa vand pe o piata internationala. Asa ca felicitari tipului care face videoclipul asta si incearca sa atraga atentia clientilor straini si asupra "comorilor ascunse" ale Romaniei. Deci well done si keep going!

Hello! Another great video! This is a subject I am VERY interested in, and I think you have done an excellent job. Really, I think you could be a real estate agent, you seem very knowledgeable on the subject! I am wondering, where exactly on the olx site are the houses? Under "house and garden" section, or is there a direct link?
I have a secondary question that you may know as a native of Romania--I understand that if you are not a citizen of Romania, but you are a citizen of the EU, you may have a limit of only 2 hecatre of lane. What if you wish to farm more land than this. Though I do believe 2 hecatre is a good amount for a small farm.
These houses are very nice. Maybe in the future, you may have more videos like this, or more on HOW to actually purchase some of this property. I think the idea of featuring houses closer to well-known cities may also be a good idea.

I did a bit of research and EU citizens can own just as much land/property as Romanians, no limitations. Buying the property is very easy and straightforward - mainly you visit the notary and they handle everything. There are lots of papers and contracts to be signed, but it's the seller who has to do the hard work. Contracts are also standard (or at leas can be) so this shouldn't be too difficult (with EU citizens).
I will look into houses closer to popular cities - but this time I just wanted to show you what kind of options we have for what I'd call a limited budget.

Ah... You snuck one in on me!;-) Do most people pay cash or do they take out a mortgage, or at least a loan? (I sure wish $1 = €1!) Are property taxes levied? Are most houses cinderblock, brick, stucco, or what? Are most village houses hooked up to public utilities? Are there mainly septic tanks as opposed to sewage lines in the village houses? Probably NOT a bad idea to have an expert inspect the house before your buy, yes? How's your cottage's rehab going... maybe the next video? Thanks for sharing cheaper village houses in Romania.
Most people will go the mortgage route when buying a house. In villages, most (old ones) are built from something called "Chirpici" or "Paianta" (mixture of clay, straws, mud) and they are generally not connected to public utilities. Most don't even have septic tanks, but toilets dug in the ground in the back yard. Things are changing relatively fast, fortunately.
The work at the house is going well, although a bit too slow for my liking. It's about 99% complete though, but I doubt the next video will be with the end results. But we'll get there too! :)

The people living in the house next to mine started to work a bit on it, but progress is somewhat slow, so no visible improvements, although they told me that they did some work on the inside.

I am not familiar with all the offers in Timisoara, but you can't go wrong with RDS/Digi: 35 lei (~7€
) for 500Mbps download.
As for the electrical provider, it depends a bit on the amount of electricity you use per month. You can see a comparison of all providers here: www.anre.ro/ro/info-consumatori/comparator-de-tarife - a test I did shows the smaller companies like Restart Energy one or With Us (never heard of either though) would be the cheapest.

It really depends on what you're looking for... but generally, I would always recommend the Western and Northern parts of the country. The Transylvania region is also charming (and there are no vampires anywhere)

Many people use electric heating, but it is indeed the most expensive, with expected prices double or maybe more compared to gas (cheapest) and wood (not as cheap as gas)

I once helped a German buy a house in a small village. We were warned that there would be a tax on the sale of the house and not to allow ourselves to be bamboozled into paying it. Sure enough, when we gave the agreed price to the seller, he tried to tell us we had to pay the tax too, but we said no. It made for a very angry seller and somewhat ruined what should have been a very happy day.
I haven't heard about this practice, fortunately. But thanks for sharing this, definitely something to keep in mind when making a purchase.
Probably the seller was referring to the State Notary fee...which in Romania usually is payed by the buyer.

Non EU citizens can buy a house, but they will not own the land it sits on. (You can minimize this effect by buying an apartment, for example).

Generally, yes - but you will need to apply for a NIF/CNP (Fiscal identity number) in order to be able to buy property. In some cases though - depending on the country of origin, you might only be allowed to purchase the property, but not the lad it is built on (but still have the right to use it).
Is there such a thing as Costesi, Romania realty or foreclosures/ a comprehensive set of on sale home results?
You can find properties for sale/rent on olx.ro. Foreclosures are a bit difficult to get into and I don't have any recommendations in this area.

Is not that simple. Most of the houses presented are rather in desolate areas, some of them uninhabitable without major investments 30K + euros (cost of materials and especially qualified manpower is not cheap nowadays). So ...if you see cheap prices...often they are cheap for a reason. Beware that often (including the houses presented here) what is presented as “renovated” may be in fact “destructed”in terms of character and traditional architecture as the so called “renovation” is done with the cheapest materials (plastic, tin etc) regardless any ecological or local character considerations. Often make more sense to buy land and to build from zero. However if you spot something make sure the house has a stone basement. Stone basement means solid foundation which is not leaking. Also before buying something make sure you know the neighbors and the neighbourhood. Last but not least keep in mind that in Romania the winter (cold weather when you need heating) last some 6 months per year…even more in mountainous regions.
if you are on a tight budget and need a house, high end "eco" materials or character are not exactly priorities. actually many expensive houses are full of overpriced pretentious synthetic stuff and really ugly. many of these old houses are made of natural materials, furnished with real wood pieces, real wool carpets, original stoves etc.

Yes, this is common. Not a rule though.

You don't need to obtain a Romanian citizenship to live here long term, but you would need a residence permit as an US citizen or apply for a digital nomad visa (which allows you to live in the country for 12 months and can be renewed).
