This is a very good concept! In these days of city life - where many people and 1-2 generations of their ancestors have grown up in cities - people have gotten used to not be in charge of their own lives, including the places where they live. People are not aware of what has been lost, and of how life can be organised instead.
I've bought from a land trust. It keeps almost all the appreciation while I take all depreciation. It keeps prices up in the market and supports a hoard of social workers who couldn't be employed elsewhere. The only loser? The people who work multiple jobs, but can't afford homes. This is no solution. It shouldn't even exist.
