I've bought from a land trust. It keeps almost all the appreciation while I take all depreciation. It keeps prices up in the market and supports a hoard of social workers who couldn't be employed elsewhere. The only loser? The people who work multiple jobs, but can't afford homes. This is no solution. It shouldn't even exist.

This is a very good concept! In these days of city life - where many people and 1-2 generations of their ancestors have grown up in cities - people have gotten used to not be in charge of their own lives, including the places where they live. People are not aware of what has been lost, and of how life can be organised instead.

Wealth is owning land - not the house on it. The house goes down in value and requires maintenance. You have no control over the land your biggest investment sits on and are leasing. This is Marxist Collectivism and it is bad idea..

To be clear: Step 1 - Land is bought by, or transferred to the CLT. Step 2 - The CLT Build then builds the homes of assets (either by commissioning a developer or housing association or building themselves) Step 3 - Maintenance and management is performed by volunteers in perpetuity, for the benefit of the CLT. Step 4 - Poor people obtain affordable housing. This might seem like a silly question - but how does the land get bought and the homes built? Someone has to sweat to build the homes - who? Why? I don't get it.

This is positive news for so many Land Trusts.

For many years I worked in the Housing & Community Development at Fannie Mae. One of my responsibilities was to work with the Institute for Community Economics and other groups promoting the creation and expansion of community land trusts. One strategy I advanced was to create city-wide or community-wide CLTs using a scattered-site strategy. The marketing group at Fannie Mae decided not to put any funds behind this initiative because they did not believe the amount of business to be generated justified the development and promotional expenses.
