Every situation is different 100 percent equities can be dangerous if you're in or close to retirement. A portfolio like that can do very very well. & also very bad in a market downturn without any holdings in fixed income
I'm now avoiding new purchases to avoid slipping into a bear trap. However, I'd like to know where the best investment opportunities are during a downturn. My goal is to retire comfortably on around $1.2 million.

There’s a housing shortage at UofI Champaign. The kids need to sign leases the October before their next year. decent apartments near campus are incredibly expensive. $1000 per kid is not an anomaly. It is however ridiculous.
Sorry Brendan, that’s just how rentals work in a college town. Happens to the best of us. Every landlord swears they have another group of guys coming to look at the unit later that day. Take the L, and consider it part of the education that you’re paying for.
All rentals work this way. I'm paying $2,200 for a two-bedroom and now they rent for 1800. I tried to switch to a cheaper apartment halfway through my lease and they said yes but they never had one available of course. I have two more months to go out of 14 months lease
And plan to move out at the end of the lease and tell everybody that you know what that landlord dead. Furthermore, go online to every review website like Google and yelp and any other website, you can find to tell the world how chickenshit this landlord is.
There are multiple options. 1. Vacate the place and cut contact. 2. Dispute the contract. Claim the signature was forged. 3. Sublet the apartment for the remainder of your lease.
For Brianna with the car, that she believes is only worth $12,000, it is possible that she paid for an extended warranty and/or gap insurance. I did that when purchasing a used car, but i was able to cancel the warranty and that amount of money was deducted from the loan.
Guy who called about his younger brother being the executor and not selling moms house.....if the brother won't execute the will and the estate, depending on your state law, you can go to the court and have yourself, or someone else appointed an executor. In Arkansas, if the bank believes there's multiple copies of a will, they can require a person to go be appointed by a judge to be an executor. Even if there's a will who names an executor. The bigger banks will stall paying out a bank account if they don't believe the will is the only copy. Sometimes family members come forward with "updated" copy of a will that's different than the original will. Even if you don't get appointed, the court will force the younger brother/executor to produce that will. Why did you guys wait 4 years to be asking the younger brother to get the estate going? It takes several years to discharge an estate completely, even if you start that first year. Get an attorney and get this going ASAP.

First caller…welcome to the world of renting. Everybody in the apartment community are paying different rates. The people who been there longer are paying more. The new comers are paying less.

When I renew my lease or if I’m moving out, I’m require to give a 60 day notice. On the last day (of the 60) my rent will increase and renew as month to month if I don’t sign a lease. If I move without notice I’m required to pay that full month at market rate.

Most large campuses have a student legal aid office. Find out if MSU has this office. Always good to get a lawyer to look over a contract. For rhis lease or the next one..
Speaking on the “Levitical law” thing. The easiest way I think to debunk his statement is that he tells Christians to tithe; which is a levitical and Deuteronomy command. God’s commands and laws are good for us. I used to believe like Dave but that’s mainstream bad theology and doctrine. He’s right on the usury, but should’ve left it at that. Now he taught someone to disobey God. And this is why Jews don’t accept Jesus. Christian’s teach a law changer as their messiah.

Hi Dave I’m a big fan of yours. I have a question about the bible teachings. I heard on this episode a guy asked about bible preachings about interest. My question is if Christians eat shrimps at Christian times why its still needed to tithes at 10% were its teachings in old testament not on Christians teachings. I dont see in the bible in New testaments that Christians still follow Moises teachings to tithes 10%?

Yeah college town apartments know exactly what they're doing. The kids are desperate for housing and they 100% take advantage of that.
