As a person born and raised in gensan, this is my opinion:
Safety? Of course, there no place that is completely safe. If you're in gensan, just make sure you know which place at what time to avoid. For example, I try not to go home late (by public fare) because I live in a secluded location in the outskirts. It's fine though if I have my own car or motorcycle. But if you're afraid of what people say about how it's unsafe because of you know, those rebels out there.. and unreasonable groups, whatever. I'd say that gensan is safe, it was also stated in the news that the geographic location of Gensan is not just good for avoiding terrible weather conditions like typhoon and very heavy floods but it is also good for defensive strategic- I don't know the term. Anyways, other than accidents and some daily crimes happening, I haven't felt unsafe here.
And about Condo...? Err, gensan still has a lot of empty wide areas hence people here tends to have a house so maybe realty property owners thinks that there's only a few Gensan people who'll live in those. My family is a proof. Rather than spending a lot of money to buy a house in the city proper, we'd rather buy a wide area in the outskirts... the only problem is.. travelling into the city proper then back home.
Things to do? What else? Eat, eat, eat and then eat and eat after eating. Hahahaha, also, milk teas are currently everywhere here. I'd rather buy Zagu or Blackpearl (which are my favs since 4ever) The malls are just walking distance to each other (if u can resist the heat of course) If u want outdoor activities, there's a PaintBall game available in Katanggawan. U can also try playing sports in many sports centers here, just pay for an hour or so (I guess u can also rent the equipments? I dunno, last time I went there was just an invitation hence my friend paid all). Or maybe u like pingpong, there's one in Gaisano Mall.
If you want to explore Saranggani bay, find some contacts whom can help u find a Yacht to rent or maybe some Jet Ski. You can also enjoy the beach for free in Tuna Park, or u can go to private beach resorts. If u don't mind a crowded and loud beach time just to enjoy a moment or an hour, Tuna Park is for you and weekends are usually full packed (Don't worry, it's clean now). Where to go jogging? I see a lot of joggers from any directions, but their goal is Oval Plaza where they run a few laps before going back home.
If u want a scenic place, there's Saranggani Highlands and just check out other overview resorts somewhere in Tambler to Bawing to Tinuto (dunno the right spelling in this one)
What else... don't know anymore haha.

I like your categories. I think that there is another important factor that I find hard to categorize, that seems important to me. Maybe I would call it "livability." I think of factors such as air quality, pollution, weather/climate, easily accessible, high quality health/medical treatment, and ease of travel. For example, if you cannot safely and easily walk around a place, I would not want to live there. Being a tourist for a short time is totally different than staying somewhere for a long time or permanently. There may be some "things to do" that are interesting, but if traffic is like Manila, I would find very few activities worth the time and trouble. When it comes to food, I like eating healthy, and the average food stall, local restaurant in many cities generally offer, high fat, high salt, fried carbohydrates. When it comes to things to do, I think about a modern mall as a shopping convenience, not as an interesting destination. If there are parks and beaches in the area that is a positive if the water is clean and the time and transportation to get there is reasonable.

Security? You’re absolutely right, with other benefits.
    1) When you’re in a condo, your neighbors don’t know when you leave and when you arrive. Living in a house, the whole neighborhood knows and after awhile, they know your schedule. There have been cases when a person returns home they find that everything has been taken. I mean everything, but the kitchen sink.
Also, there have been many cases where a group of intruders would kick in your door, and with a gun pointed at you and rob you. It doesn’t matter if you’re a local or a foreigner, but if you’re a foreigner their take would be greater.
And if you have a spouse in the house, one or two would stay in the house with you and the other two would accompany your wife to the bank and empty your bank account. BTW, how did they know you had money in the bank? Of course from the staff at the bank. They know how much you have in your account and where you live.
All of the above has happened to my family at different places in the Philippines. I’m sure there other negatives but don’t know from personal experience.
    2) living in a condo has the benefits of having security guard in the entrance and staff in the front office.
    3) living in a condo means one has a back up generator.
    4) living in a condo means visitors must call from the front desk before approval from security.
    5) living in a condo means peace and quiet. No loud music, karaoke, roosters, vendors and dogs running all over the place.
    6) another benefit in living in a condo vs a house, you don’t have to worry about floods.
    7) and as you mentioned, a gym, pool, conference room, volleyball, tennis courts, internet, chapel, etc.
Living in a condo has great security. I personally would love living in a house with a front and back yard and a garage, but I value my safety more. The only benefit in living in a house would be if I needed to run in the CR! This is impossible in a condo when you have to park, go through the lobby and wait for the elevator.

Infrastructure is alot more then a mall or two. I would say a mall isnt even good infrastructure to be honest. Buying something in a mall will always be way more then a vendor outside the mall other then a few food stalls. Also they add to traffic and in PI it is bad enough already.

@@GiointhePhilippines Infrastructure is everything, the buildings, roads, people, transport, sewer systems, restaurants....literally everything. So to properly give it a rating you have to look at all the roads, buildings and everything else in that area. If all the buildings are old and falling apart, the roads have holes all over them, no sidewalks, transportation is slow.....then the infrastructure is terrible.

    • @GiointhePhilippines
      @GiointhePhilippines  4 роки тому +1

To go over every aspect of infrastructure in a video is way too difficult and time consuming. I can only give a general rating on it. I simply look at the city as livable for foreigners or not and then it us up to each person who might be interested to go check it out .

Nice analysis overall but I have to take issue on the subject of safety. Your assessment seems to have come from merely walking around and reporting a subjective feeling. Sorry, but that doesn't mean much. You are not far from the South Cotabato area. This is a known risky area. I have been talking to a girl in Cotabato for over a year and she admits there is some fairly radical people there. She tells me anyone who wants to visit the area can call the mayors office and they will arrange a soldier to accompany you and keep you safe (I think she thought this might encourage me to visit her). It may sound nice but I consider such awareness from the local government that this service is even offered a very bad sign. If a really serious situation happens you will have no idea of the danger until it is too late. Stay safe.

For me, friendliness in Gem San sucked, nothing but scowling faces, the trike drivers wouldn't stop for us, we couldn't get a waiter to take our order at their famous chicken restaurant. We decided not to live in Gen San after two days there.

I experienced really great people but I understand people might experience different.

Don't worry. It's not just u, even us people living here gets annoyed at those people. In my experience, we always complain in the management whenever they did wrong. About those tricycle drivers... *rolls eyes* they're just arrogant d*cks who thinks they're the only tricycle drivers around. DUH, there's tens of thousands of them. That's why I choose to ride older drivers because they're nicer. But I'd say that it's not ALL, but MOST *snickers*
