Hey Mike. Thanks for all these great videos of yours! Especially this 1! I've been following you for a few months and greatly appreciate all the updates etc. This video was really great for me as I've been negotiating with Toll for the last month or so on a new build. But they're being incredibly stingy on their pricing!!! It's been very very frustrating! It's gotten to the point where I'm about to say to Hell with it and go elsewhere. It just makes way more sense financially to go with 2 of the other builders I've been talking to, or buy resale. I do like the floorplan and community better so I'm hoping we can work something out with Toll. Your video answered a lot of questions on them, and based on this video, they seem to build solid homes. Thanks again for everything! You really know your stuff! :)
Thank you Steve! Glad you found the information useful! Toll does build a great spec/tract home! They have upgrades that come standard that some other builders in the Treasure Valley don't. What I've noticed with Toll is their initial pricing is fairly reasonable (for what you get - standard). However, when you add options/additional upgrades, they are usually on the higher priced side. What I do know though is they, like other builders are offering incentives right now (based on subdivision location), considering we are in a buyers market. Today, their pricing (due to such) I'm sure can also be negotiated. I'm actually a bit surprised they are giving you a hard time :(. Are you currently represented by a Realtor? I'm happy to represent you against the builders (or in resale) and get you the best deal possible [if not represented] :). Please remember, the builders (and their agents) look out for the builder. Us Realtors look out for you :). Builders (nationwide) appear to be taking the biggest hit in the current market correction and overall softening of the markets. @@MikePetrasMPRE Hey Mike! Thanks for the follow up! And the offer! I'm incredibly tempted to take it but I currently have my own agent. I've just been emailing back and forth with Toll trying to bring the pricing down. Problem is, every time I think we have a deal, I happen to read or see more news, such as rates going up, or prices dropping etc, which makes me hold off from committing just yet. Because it seems like I could get an even better deal. I'm waiting to hear back them so hopefully we can see eye to eye soon. I haven't involved my own agent yet as I didn't really see the need right now.

Yeah, if you currently have an agent and are specifically under a "buyers representation agreement" with your agent, then unfortunately any advice, strategies, knowledge, etc., has to come to a halt from my end, in relation. The rules of real estate, lol. If I may, if your under a "buyers representation agreement", please involve your Realtor :). That's what we are here for! To get you the best deal and give the best strategies concerning the current state of our market and economy :). Hope this helps!
