Not really a suburb, but don't forget about Jefferson County. Especially Arnold and Festus on the 55 corridor and Hillsboro, and DeSoto on the highway 21 corridor.

Moving into an apartment in Hazelwood and watched thos because Ive lived in St Charles and living in “North County” made me a little nervous but watching this it seems like a better part of North County

DON'T move to Dellwood unless you wear a flak vest & are well armed.
If I can go back in time I would buy up a lot of the houses on Application trail in Chesterfield and put it up as rentals.

In my opinion it would have to be kirkwood, ladue, huntleigh heights, St peters, o'fallon

Very true! The reason I mainly stuck with Florissant + Hazelwood is those are where most of our clients are in North Co and I'm not really familiar with the other parts
Do the apartments in the Euclid/central west end/forrest park areas, charge for parking?? I'm looking at several apartments that are a bit newer, and appear to have parking garages.
Depends on the building. Some apartments have covered parking, some have a garage, and some are street parking
What about Coeur Creve....there are several apartments there. I'm moving to StL area in June

st charles has homes being built all over the place because everyone wants to get farther and farther away from the east side. most of crime from city area starts plaguing the county areas bordering it and people are sick of it. i live in maryland heights most of my life. i feel its getting worse with crime. not like how it once was. people are leaving areas like maryland heights because of it, regardless if it has a good school zone. they just started building new homes to attract more people but we have a lot of car break ins here. its reported daily on the amazon ring alerts.

I’m from Ventura county in California and I’m looking to leave here for Missouri with me and my daughter. I plan to put her in private school so what’s a good place for us to live? Planning to rent but use the extra income we’d use here for rent, to save for a house to own.
St.louis is known for having a large number of private schools! All of them, from what I know, have great reviews. Where ever you find a place, im sure there is a great private school nearby!
You can live in some places in south St. Louis like the Holly Hills area. Stay out of N. St. Louis at all costs!

I grew up in Webster Groves. I love it there but ended up buying a house in another town close by because buying a home there is so competitive.
Hello guys. Im from India nd got an offer letter to study in st louis university and after watching this video nd others, im at a confusion as to what areas around Unis are safe and what do u guys suggest me. Please reply as non local its not easy to understand for me to come to a conclusion
St. Louis is the most dangerous city in the US per capita by FBI standards. Some parts of south St. Louis are still good. The Holly Hills, Webster Groves, areas are still nice.

Dont move to north county. I've lived there most of my life and trust me, you don't move to north county because it's a good idea. You either stay there when you were born there or cant find anything else.

For those looking to come to St. Louis, this is a great resource, but for obvious reasons only covers MO state. I grew up here in STL area and lived both in MO and Illinois. If you want freedom in your state's politics, MO is for you. If you don't care about freedom, Illinois has houses for 100+K less with lower taxes that are much closer to downtown that any suburb in STL. I now live in IL as it is more cost effective and I live a nice neighborhood that is closer and much cheaper than most any MO suburb in STL.
Which part of Illinois ? If you for mind me asking ?
That's until we get rid of our personal property taxes here in Missouri which is on the cusp of happening shortly

I'm looking into getting a house in the city near the CWE and potentially another in Webster. I have 27 homes around the county towards NoCo that are rentals. I live out west a ways now. Had a 5200 sqft 5 bed 4 bath ranch home built on 6k acres along with two 6k sqft outbuildings a woodshop and metal fabrication shop. Added an 8 acre lake along with when I had utilities ran for the main house I had them ran for a potential change to the land being used for a subdivision in the future since 6,000 acres is a decent sized subdivision.

What about LeMay ?
Advice from a St Louis native that has lived in the area his whole life. Areas to avoid, anything north of Delmar in the city and some areas in the south like Bevo.(Theres a reason wh these aren't mentioned at all). In the county, any part north of 70 until you go west past 270 when it turns to St Charles. The areas I mentioned in the city are extremely dangerous. The county areas I mentioned are a mixed bag but can be more affordable. Just do your research as there are many bad pockets up that way.
We’ve lived in O’Fallon MO for 30 years. We moved here shortly before the population began to explode....

Where to live in St Louis if you're rich and you still want to live in the county of St Louis you move to ladue out by plaza Frontenac if you're poor and you're white you live in North county florissant Hazelwood area but if you're white your kids can't go to public school they'll have to go to a private or parochial School if your middle class you move out to St Charles county where the schools are decent if you're rich you live in O'Fallon or wentzville or even lake St Louis

You spent 8 minutes talking about St. Louis city and downtown, you spent 7 minutes talking about Central county and another 7 minutes on West county, and only 5 minutes on North county and 4 minutes on South county. Your reasoning is that you don't specialize in those areas or aren't familiar with rhose areas, but it does seem like you avoid those areas because the money ain't there. You don't even bother to reccomend a realtor that DOES specialize or is familiar with those areas, almost like those areas aren't worth the time to do research on. As much as I like your content, most of us aren't going to be able to afford McMansions or the very pricey areas you seem to stick with. I want to learn about condos and townhouses, most likely in South County because everyone says DO NOT move to North County.
