    Rick nice video of what I do here in Mass. We call it title 5 and it is very involved. Nick did a very thorough and proffesional job. After we are done I pump the tank as well to reallc check the tank for the buyer.

      I once lived in a home where the septic had NOT been taken care of, and te back-up fumes are Wickedly TOXIC!!! Keep that Septic Tank flowing properly, or it could literally Kill you!

      Winter is not the ideal time for a septic inspection but it can be done.

    So if a prospective buyer has an inspection and it fails does the owner refund the buyers money ? Also now that it is known that it has failed is the seller and the relator required to disclose this to the next prospective buyer ?

      To secure your earnest money deposit that would need to be addressed in the purchase and sale contract. Yes, once a material defect is know the real estate agent and seller would need to disclose it.

    My son and his family are moving to Maine.

    Save you a lot of digging in NY they require up pipes for Leach field inspection. Cover and collar to tank at grade.

    Rick, nice video & informative. I'm a retired architect but not from Maine, thus not familiar with Maine's requirements. May I ask, if a person buys property on a stream/small river and builds a small cabin ...using only a composite toilet for human solid waist... is this 250' setback for a septic which handles only grey water, ie: sink & shower water the same requirement as if one does NOT have a conventional toilet? Thank you for your assistance. Again, you produce great videos.

      The setback for waste water disposal is 100 feet from the highwater mark in most locations. The shoreland zone includes all areas within 250 feet of the water. So if the septic is within that zone it is required to be inspected by the buyer of the property, if outside that zone inspection is not required. All buildings will need to be setback 100 feet as well. Long answer but the composting toilets are not subsurface disposals and would not be inspected.

    You mentioned every year to flush or maintenance. What's the cost? Is this something we can do ourselves or better leave it to professionals?

      Flushing the filter can be done by the home owner. No cost and it is not difficult, however, not every system has a filter. Nick recommends putting one in your tank if it does not have one. Pumping the tank every 2 - 4 years costs about $275 in our area.

The inspection on the septic have to be done during the inspection of the house if not what its the time allow to have it done? Is any inspector will come to stratified the inspection? If the home is located on a ridge do we still have to do a septic inspection mandate by the state?

      @@carmencolon3520 Septic inspections are required in the shoreland zone (the area within 250 feet of water). There are a couple of exemptions in the law, but in general that is the case. Septic inspections in other areas is not required, but is good to do none the less. Time frames for inspections are negotiated with the offer to purchase.

      It is early in the season, snow cover keeps the ground from freezing deep, plus being over the heat from the septic tank the frost can be chiseled.

    Am looking to buy a waterfront land in Maine and wondering how much does it cost to put the new septic on? Are state of Maine allow septic on waterfront property ? any zoning about that ? Thank you !

      The cost of a septic is somewhat site dependent. You can place a septic on most Maine waterfront with a satisfactory design and a setback from the water from 100 to 250 feet, which varies depending on the zoning in each particular town. Plan to spend from $8,000 and up on a new system.

    Great vid. My question relates to the following information.
    I am considering a handyman cabin/home in Northern Maine .
    It has a septic and well built in 1999. with a 175 foot pond frontage on .35 acre plot.
    What pre sale septic and water quality inspections are required for this property ? What others water test should I consider Bacteria Randon Metals ?
    How can the leech fields be evaluated if unused for several seasons, a guess by listing.

      @@sittingindetroit9204 Surveys in my territory, Wyoming, Utah, Idaho, Montana are as if seen from the air. Yes, an acre of mountainside has a bit more surface area than an acre of flatland. I expect Maine is the same, though with less significance as there is far less relief. I was originally a Maine boy...surveyed telephone service in North Lubec in the early 60's with my Dad. He was the Resident Telephone Engineer out of Calais. Great childhood!! Incredible....

    How about answers to those land sales stating well and septic ??? Older systems are probably shot . Last thing you would want is pay good $$$ for land , yet the septic system is well used and beyond repair. Do you see that with older mobile home land ???

      Inspections are only required for shoreland zone systems, but any system can be inspected in the same manner that Nick is working here.

      Putting in a new septic system is not a huge cost to a piece of property or your home; Not really at all. Or go dig a hole in your woods if you're that cheap. Personally, I want my shite to go somewhere, away from home.

    Here in NY most places require a back up leach field for any new construction. Not cheap. And not a good smell.

    What are the rules to own land in Maine? Apart from purchasing & Surveying for the property line, water rights, etc.
    Would a cheap outhouse work for the required septic system for people who wish to live off-grid?

      Surveying is not required but recommended. Water rights are different in Maine than they are in the western US. An outhouse is permitted but requires a full system design in case you want to put pressurized water into the cabin or home. Outhouses are not permitted if indoor plumbing exists.

    Rick; 270 Gallons per day does not mean 270 Gallons in one hour or less! It means in a 24 hour period. Introducing an excess of water to a septic system during an inspection is against the code and considered a violation of Title 5 in Massachusetts. FYI the septic system business is a shitty business! LOL
