@@jeysonlivington Thank you for your opinion, but let's just wait and see. I don't see The Armed Forces of Ukraine taking and holding any land. In addition, the RUSSIANS are raining down missiles at "WILL" towards the The Armed Forces of Ukraine. In addition, there are major rolling blackouts throughout Ukraine and total blackouts in parts of Ukraine. Majority of Ukrainains are freezing, starving, and dieing. You call that victory on the Ukrainain side.
I would imagine you'd need to do a serious demining job for any place east of Kherson.

I think the apartment prices show that Ukrainian people are far too optimistic about the outcome of this war. $120,000 for an apartment in Kharkiv which could be destroyed at any moment by rocket attack is completely crazy. Historically, most wars often last a long time (5-10 years) so i predict prices will keep dropping after another year or two of war.
Recency bias. After the UNSC imposed sanctions on Yugoslavia, it took a long time for prices of real estate to drop, including commercial real estate.
Its because of investors that buy a lot and gamble on a few being destroyed
@@Aleksa_Lomako How can there be a housing shortage when 1/3 of Ukrainians have fled to nearby countries? I’d argue that 1/3 of all housing is sitting empty in Ukraine which would be a massive housing surplus.

As they should be
must be crazy to buy in such war zone. prices are dream of crack heads.
Olga, I have been thinking since long to buy some properties in Ukraine but I'm shocked to know the price has tremendously increased though there's a war going on there and mostly no one wants to buy now. Are the prices in village or outskirts of cities still the same. Please let me know.
Why are the apartments so small? 40 sqaure meters for 1 bedroom!
They look so tiny.
There are different sizes, you can make one bedroom out of 120 sqm
@@Olga_Reznikova all the ones you mentioned are tiny tho. they didn't seem much different.
Deat lord, those prices are approaching the costs in my city!
are those USD prices? or UAH prices?
I was wondering the same thing. If they are UAH , they seem to be reasonable.
US dollars.

Explain to the viewers how utility payment and property tax works in Ukr. How people get scammed out of property and how gangs can just take it if the want to.
I need to explain? Well utility payment is paid to the bank account of the company, I guess same like anywhere else.
How gangsters can take property if they just want to ??? Unless you talk about Russian invaders, I don't know by myself how gangsters can take property, because property registered in governmental registrar so what gangster can do? He can physically come to apartment (same like anywhere in the world), but it will not change the fact of property.
People getting scammed also everywhere, and it is not happening only in Ukraine, so what is the point of talking about it?
@@Olga_Reznikova You know very little about property market in Eastern Europe, countries were you can make fake passports and documents on property, sell property and job done. Same works in Baltic States, while you're away someone with fake passport pretends to be you and sells your property.
Also, missed property tax for a day can have your property reposed and sold in auction.
If the new Ukraine government is not corrupt Ukraine will be a gold mine
@@arthurdewith7608 If horses have wings LOL
corruption is not government problem but nations mindset.
Ukraine was highly speculative even before the war, now only people who like to play with fire will buy.
I don't know what to predict for the future or the ending game. 10 year long war is not unusual for Russians. Chechnya, Crimea, Afghanistan. If one can accept living there during the war. Perhaps Ukraine must loose half its land as a buffer area but much more likely Putin wants to annex the country back to Moscow. So the flat would be inside the Russian federation with Russian people placed in positions of power. Then that would be what to calculate. Electricity, water and maintenance is wartime problems.
You may not be aware Ruzzia is losing ground everyday and will eventually be evicted from Ukraine completely...
Probably be more secure when the property becomes part of Russia.
Russia is a lot less corrupt than the Ukraine.
Russia not corrupt!!!!!

Yes, definitely. But if nobody wants to sell for cheap - it means you have no one to buy cheap from.
Those sellers may not sell with such prices, but they will not go down anyway) At least for now,
@@Olga_Reznikova it depends, of course, how much they want to sell, and how much someone else wants to buy.
They don’t seem to be too bothered about selling, so as you say, the prices will stay inflated.
And in this current environment, few would be buying.
I was planning to move there neat year. (I have a girlfriend in Ukraine.) Not now.
@@Olga_Reznikova would I still own the house if the Russians take over?. Russia never intended to take over Ukraine, but now it will have to. Explain, Why Ukraine still have rail or roads? Next year, the crops will be planted and harvested with carts and horses. If the government continue to resist, rail and roads will be the next target, after the electric grid. Once people can not move the extermination of the Ukrainian voters will begin. Then comes the next winter. Ultimately, Ukraine will be disarmed and the cost of all sanctions imposed on the Russians will have to be recovered from Ukraine.

I recently bought a bare walls townhouse just outside the City of Kyiv on the west side and am finishing it now, it should be complete in September. 6 years ago I bought an apartment in Comfort Town. It is 75 square meters on the 8th floor which is the top floor of my building. It is 2 levels and it is nicer than most apartments in Comfort Town. It is 1 bedroom plus the upstairs has an office area and a guest bedroom with a 180cm bed but no door on that room. Probably I will keep both until the war ends as it is not impossible that Comfort Town winds up in Russia while this townhouse on the west side will be in Ukraine and I would rather live in Ukraine. Anyway, if both are in Ukraine when the shooting stops there is no reason to keep both and I am wondering what you think the apartment is worth.
Wait, isn’t there a war in Ukraine right now? Shouldn’t you be cooking soup for the soldiers?
165k USD? For 500sq feet? In of a huge war? Geez.
Yes, before war it was much more;)
Prices are insanely high, considering the situation there.

Insane prices. 🤪Now we know why all these Ukrainian "refugees" are driving around here in Europe in expensive luxury cars.
👍🇨🇦🇺🇦❤️
way too expensive. very tiny... especially during war.
Hi Olga. Very interesting video, thank you! One thing that is shocking to me: the prices is Kyiv. Even now, I would say they're crazy high! Who can afford to buy an apartment there, given how much people earn in Ukraine? Can a common person afford to buy it, or is it just the wealthy?
I live in Poland, and here, Warsaw is obviously the most expensive city. However, it's only more expensive by around 20% vs Krakow (where I live) and other Polish top cities. Krakow is very similar to Lviv. The salaries in Krakow are also a little bit less than in Warsaw, probably around 20% give or take, as well. So the affordability is similar for both city dwellers. So my question is: do people in Kiyv earn 2x (or more) vs what people in Lviv earn? Or is it just the rich businessmen and politicians that can afford to buy in Kiev?
I also assume that most old people inherited their apartments from the communist era, just like in Poland - but they would not be able to buy their apartment if they had to pay for it today, true?
Who can pay those apartments? Only people from the US and Germany etc. 😂 the rest of countries we can’t afford now even for me I’m from Spain here is way more expensive obviously but even the ones in Ukraine we can’t afford 😝
I live in the US and I can’t even afford these prices in Keiv!!! I can’t imagine how Ukrainians make ends meet
Many sellers put the price they "hope" to get, and then wait for some negotiating. The final sale price will likely be much lower. This is a common real estate strategy that agents use. Don't be scared to put in a lower offer and see what happens. Almost everywhere outside of North America, haggling is considered a normal part of life and often an expectation. If you paid full price, the seller might think you found oil under his/her house and suddenly rip up the contract because they'd be in disbelief that you'd pay so much.
@@seeitfixit Sure, everyone likes to make an offer significantly higher than what they realistically expect to get, and that's true everywhere you go. But on top of that, in case of Kiev we're talking prices comparable to Warsaw, in 1. a country where typical salary is 1/3 of Poland's (or thereabouts, I didn't check lately), 2. is in the middle of war, 3. with a typical mortgage rate of around 22% last time I checked (vs 9% in Poland). And people here in Poland complain that housing prices are insane (they've risen about 50% since 2017/2018). So I'm wondering who's willing and able to pay even say.. 1/4 of the asking price in Kiev!
I love the video!
I do plan on buying an apartment in Ukraine but it will need to wait ~3 years for my stock market portfolio to recover first.
Good luck, you might be waiting 6+ years for your stock market portfolio to recover.
My suggestion would be to look at Thailand as a destination. Thailand is a warmer place (no heating costs), property is much cheaper and the women are less greedy than in the Ukraine.
Pay attention to who is buying it up.
Interesting!
Hey..can you get the prices for plots of land with an area of 2500 square metres?
less than a 100 meters square......... nope. and for an apartment. i get 252 square meters for those prices and i own the land and the building as a private home. it's all good, i hate being in cities, too many people, not enough space and zero privacy and severely cramped life style. i like lake front one level living and having a bonfire barbecue party when ever i want with whom ever i want as loud as i want.
What's going on in the Ukrainian economy that's driving real estate values? Maybe not your area of expertise, but I would like to know what you think. Maybe a video about it?
Price for pre-owned apartments always depends from new apartments, New are expensive because they are in shortage and all building materials became very expensive.
would I still own the house if the Russians take over?
Jews buying it up.
@@reasonerenlightened2456 Probably not. Especially if you don't speak Russian.
Impossible to achieve building insurance!
This is a huge risk, of the property is destroyed the risk is huge.
Thank you, but those prices are way too high considering it is a war zone and being bombed regularly,
Forget the war etc … did you know that you need to somehow have the whole amount in cash and pay in cash for those apartments in Ukraine…and you also must not stay in Ukraine once your visa expires despite you purchased anything and all the 3rd world problems and procedures… and almost everyone doesn’t speak English… Ukraine never wanted a normal administrative ways
It’s still very expensive 135/- US. It’s better to invest in Poland inside EU and rule of law
I have not seen much drop in historic buildings in Kyiv. Most people have no loans and i guess they don't need to sell it. I guess it's different for new buildings.
to be honest not worth it and a precarious investment for a country with not a clear future... even if they somehow could deal with Russia this time again no one knows when Russia would start the war again ( check out Ukraine's history ) and imagine you would have to leave your apartment and pray for it
The real bargain prices are out in the countryside away from these big cities!, its just like trying to buy or rent an apartment in Detroit or New York city!
If you buy a property today, it could be destroyed by a missile tomorrow. Does not sound like a sound decision to me! Of course it is always a case of risk and reward. Is the risk worth it?
Olga, always informative and interesting. I would like to see how prices have dropped (or not) 3 months, 6 months, 9 months into the war. I take your point that W. Ukraine prices are more buoyant as this territory is not so heavily attacked. If Ukraine wins the war, those who have bought property in E. Ukraine will be winners. However, if territories are annexed by Russia, the investment may prove worthless. It all depends!
Actually, I wonder if it would be worthless or not. Say Russia takes over the territory. Will they nationalise all the apartments from all the millions of people (in case of Kyiv)? Remember the old saying "What you take by force, you have to keep by force", which means, it would be in the interest of Russia to "make friends" with the local population. If they steal their apartments, they will have a million gorilla fighters to fight against the very next day.
If they were to steal those apartments, it would have to be done in small gentle steps. Like high real-estate taxation for example.
Anyway, just a thought, I'm just speculating. But maybe that's now how it works?
What is most concerning to me is how much of an income difference there is within Ukraine. I'd like to see all economic information going back 5, 10, 25 years to include information such as average income, costs of food and electricity/gas, along with property costs. I think the top 1% of Ukraine may be far too disproportionate for the average person to not feel like they get taken advantage of by the powerful.
@@ihatesignupsgrrrrrrr Mame -- I was told from one Ukrainian source that Ukrainian incomes prior to the war were about one third of EU incomes. So , no matter how hard you worked, your spending power abroad would be contracted. Those who escaped this situation were earning foreign currency online and so had a better standard of living. As in any Western democracy, the 1% ers will always be much, much richer than the rest. They dabble in foreign currencies pairs, stocks and derivatives, and leave the rest of us miles behind. In contrast, the crypto disciples may have lost their shirts!
Even if Ukraine wins this war, Russia can attack again at any time.
@@golden.lights.twinkle2329 Golden -- Surely, if you win the war, hostilities cease?

Why would anybody buy a an apartment in a country where a war is going on? I think it's better to take your chances in buying the Brooklyn Bridge.
War is going on in Ukraine from 2014, btw, but I didn't see anybody was concerned to not buy apartment there.
@@Olga_Reznikova What ever war existed prior to February 24th was child's play compared to what's going on. Furthermore the war keeps on escalating. It's extremely foolish to buy any property there right now. Do these properties come with war insurance?
Wow amazing prices in central Kyiv or central part of the city. Try buying a home in central London. A 2.5 million pound tiny apartment in central London will probably sell for 3.8-4 million pounds after bidding. And only people with higher income can afford this. If you just have a regular 50,000 pounds a year job, you will be lucky to be able to rent a tiny tiny apartment in the suburb ghettos or no go zone of London.
Plus it must be very cold to live in London.
What is the website called? Can you post the link?
These prices would be high before the war. It was possible to get an apartment in the very centre for 100k.

Olga, Happy holidays and happy new year. Thank you for your videos. I hope you get to my question. If someone buys an apartment in your country, say 100,000 dollars, how much does Ukraine charge them in property taxes? And is the owner obligated to live there 24/7 ? And does the owner become automatically a Ukranian resident for buying such a property ? and not a citizen?
It's a potemkin village, those prices will keep dropping. Ukraine will soon be a donor state, relying on hand outs. No future there

Some of these properties central Kyiv apartments have been for sale for a long time, one of them I remember specifically, because I helped the real estate agent put signage in the window, that was 6 years ago, same photos, same price, same location. Many owners refuse to take the actual value of the property, and continue to hold out for what they want.
Yes, I guess people get used to crisis and don't want to sell for cheap unless they are in hurry.

House insurance is not applicable in a war.
You might be alright if it is a "military operation".
The Ukraine don't have "government schemes" like the UK. that is the reason the Ukrainians are happy to be in the UK on benefits and have no intention of returning to the Ukraine.
All insurance excludes damage due to war or acts of God (Earthquake, Tornado, Flood etc.).

Asking price is exactly what it says...'asking price" The reality is quite different. I would imagine if the seller is motivated to sell, then a 25% discount is not out of the question. I would be concerned about my R.O.I. and if the property will still be intact or what if any infrastructure will be left after the war. Also, it could be 2 years before you could take possession. Some one going to invest in Ukraine now.? Russia will decide the further I think
I've been thinking about buying a house and property in Ukraine, for many years. I wanted to get a dachau, or country house. But as a foreigner, who doesn't speak Russian well, or any Ukrainian, it is probably better to get an apartment, in Kyiv, or a city. The prices seem high to me tho. But there will be more English speaking people, who are also used to foreigners, and tourist. And after the war, there will be a lot of rebuilding of the infrastructure, with many workers from out of the country. So I'm thinking, it is a good investment now, because of that. Prices will go way up, I think. And I wonder about insurance, and if most people have it, and what does it cost. Not so much for the future, I'm just wondering about now ? with so much destruction, it is sad to think about all the people who have lost their homes/apts.

"Ukraine’s top court has ruled that Volodymyr Zelensky must only use the country’s state language when exercising his official duties as president, after a citizen claimed he broke the law by speaking Russian at a public event.
The legal case was set in motion after a citizen filed a complaint against Zelensky for delivering a speech in Russian at an IT-themed forum in Kiev in May 2019. The person asked the Supreme Court to rule that Zelensky had broken the law by not using Ukrainian - the country’s sole official language, according to the constitution - while exercising his presidential duties.
Zelensky is a native Russian-speaker, from the industrial city of Krivoy Rog, and like most Ukrainians of his generation, outside of the West of the country, he would have had little exposure to the native tongue as a child.
...
In 2019, the parliament adopted a bill that made the use of Ukrainian mandatory by state officials and in the public sphere. At the time, many observers felt Poroshenko made the move to make life difficult for the incoming leader, given his preference for the use of Russian. ..."
