    Okay that reallly crazy price. 1 Bedroom apparment for 80k up to 90k, that crazy.
    This country have a war and rockets and other stuff destroys buildings in kyiv and other city.
    In Philadelphia, USA 6th biggest city in the USA you get a house for 80 up to 200K US Dollar.
    For these prices there is not reason to invest in this highprice real estate market.

    I bought a 1 bedroom apartment in Kyiv while I was there this summer. It didn’t matter to me that the war was still going on. Once I checked all the boxes for price, size, quality, and location, I couldn’t say no any more. From what I could see, there was not a lot of other outside investment going on while I was there. At the same time, like Olga said, the sellers would rather just wait out the war rather than sell too low.

      @@dancoffey3552 great investment - Kyiv is lovely. Nowhere else in Europe you get so many kind welcoming people in my experience. Autumn in Kyiv is my favorite and I hope to return soon. The malls, transportation, entertainment, amenities are still world class, although worn down from 3 years ago. But Kyiv will regain her glory
      And yes do learn a bit Ukrainian - its a sweet language. I REGRET learning only russian while living in Kyiv.
      Btw if I may ask, which area in Kyiv did you buy apartment ?

      I think he means people from Ukraine, where salary is like 600 or whatever a month, so 100-200k is a lot of money to "invest" and I doubt banks are giving many property loans/mortgages in Ukraine because of the risk right now @@AusValue

    I didn’t think foreigners could outright purchase property in Ukraine. Don’t you need to be a Ukrainian citizen. I’d consider buying if it were 80% and not within the war zone.

      Can anyone, even non-European (Shengens)? What about how to purchase. Can you purchase overseas and then get into the country based on having property, or you need Visa and then go there and then purchase property etc.? Does a house with some land is considered farm-land? Do you know where I can find out more about this? @@Whatisthisstupidfinghandle

      Yeah it’s scary for me because I’d want to buy a luxury apartment, but 200k would be a lot to lose if I get scammed

    Lviv makes sense. In a peace settlement, it’s not going to be taken.
    There are other places to buy in the world with your money though, with far more attractive returns.

    Is there any commerce on apartments, if it is domestic Ukrainian or foreign? Is it possible for a Russian person from outside to by a flat in Kiev?? I guess that would be a security problem. Maybe people need their private resources to establish themselves somewhere abroad.

    Olga it's just the going rate for major cities in Western Ukraine!! plus I think it will take 20 too 30 years too rebuild after the the war as finished so I think price will remain high!!it just comes down to demand!! which be there for years to come!! excellent video Olga 👏😊

    I have a one bedroom apartment for sale in the south west Odessa area. Can you assist or recommend anything to us. My fiancée is currently receiving cancer treatment in a hospital in Odessa. She was born in Odessa. The sale of the apartment would help us so much. I am in the USA.

    I am curious about prices for house or land to build not too far outside of the major cities, such as Kyiv, Odessa, or Dnipro... I suspect Dnipro is well positioned to become a growth area, after the war is settled. Long before the full scale invasion, I had a dream of spending one year in a place not far from the city to write a book and work on other projects... I have felt very draw to the countryside but the cities are also beautiful.

    Everyone should check out the real estate prices in Bachmut, it’s a bargain. 😮 I have a friend who bought a house there a couple of months ago , he died unfortunately

      You are funny. Buying a house in Bachmut are just crazy.
      You get better and cheap deals in the EU and the USA also in latin america or asia.
      Why buying in country with war, not so good infrastructure like EU, USA or Bangkok, Kuala Lumpur and are more expensive than EU, USA and Thailand and Malaysia etc?

    Cheap and high quality Material from russia belarus or east of ukraine not available any more so buy europian material more expensive or turkish less quality

    Kyiv will grow population wise & price wise. But as a demographer the rest of Ukraine 🇺🇦 is in trouble. The population (& fertility rates) are dropping like a lead balloon 🎈
    At the fall of the Soviet Union- the population of Ukraine was 52 million. Today it is around 26 million. The population has halved in around 30 years.
    Definitely will be some property hotspots in Kyiv & possibly in Odesa & Lviv- outside of that prices will no doubt fall, due to a fall in populations & thus demand.

    Considering that Kyiv and Odessa just got bombed a short while ago, I'd say that it's amazing that prices haven't fallen down by a lot. I took a look and even in Odessa you see prices around 2 to 4 thousand dollars per square meter.
    So many people left the country (and I wonder how many will want to go back after the war is finished), another bunch of working-aged men have died, political instability, not to mention that there's no end in sight for this invasion.
    Don't get me wrong, I really hope Ukraine get back on its feet soon, it's a gorgeous country! Nonetheless the prices are still too high considering all the risks. Best to wait for a couple of years after the war ends and it gets its own "Marshall plan" going for a while.
    For those who are buying now, I get it that it's a huge bet, so I hope it will pay off!

What we do see is construction, foreign investment not just in property but Ukrainian businesses and new startup. So you are either blind to reality or a Russian propagandist.

      it's explained in the video. people in the east are moving to the west for safety, and people in rural are moving to the cities for safety etc. City prices will rise because demand is high. @@johntheaccountant5594

      @@eddieohearn17 For a start, I am from the UK. Western businesses want to return to Russia but are not allowed to because of sanctions. If you look behind, The EU is now importing more gas and oil from Russia than before the "Military Operation" but the MSM is not telling you that. You might also like to know that Ukraine and Nato is losing badly against Russia in the war. Keep watching your MSM and follow the sheep.

    Olga is only looking at Kiev!
    30% is a big drop in price.
    10% fall in price is property prices considered a market crash in the world of real estate market.
    Olga needs to look at prices in other parts of the Ukraine and will find much bigger drops.
    There are two ways of looking at this.
    The population of the Ukrainian is half, maybe 20 Million of the 40 million original population because they have either died in the war or left the country. 80% of those Ukrainians that left the country will not be returning because they are better off on state benefits in those other countries. Therefore one would expect surplus supply of property compared to demand.
    However, Russia has destroyed a lot of Ukrainian property so there is less available to live in.

      Here in odessa number of people the same as before war they are coming from kherson , mariupol ... rent 20 percent less than before the war and if you want to buy prices are the same or even more than before the war , i see more demand on private houses because it is more comfortable and safer during war
