Very nice plan indeed, the only thing I would add would be a second toilet. You only need one bath/shower room but a second toilet is always useful. Especially if you have lots of visitors and this house was designed with kids in mind, kids usually have friends over and a second loo is always a very useful addition. But otherwise the best, and most practical, design I have seen on UA-cam. Edit: looking again at the design I'd turn the laundry room into a second loo with space to hang outdoor coats etc and put the laundry in a separate shed/building outside. I've had that arrangement in a couple of properties I've rented - including where I live now - and it is a very practical idea. Even in wet - and sometimes cold - Ireland.

Loved the basic floor plan of the home. And the fact that there's beautiful positioning of the windows for natural sunlight in all the rooms.👌✨ Some tweaks that you may consider about the floor plan. The room with sleeping bunk beds for 2 kids needs to be slightly larger to accomodate two study areas for the kids. To make the children's room larger, the master bedroom space could be reduced a little. I agree with those who said atleast a second toilet & hand wash area should be there for guests and health emergency. Since this home can house atleast 6 (or more people can sleep in the living room too). The laundry room can be the toilet hand wash area. And the washer drier could possibly be moved to the porch area near the kitchen. It will reduce the porch space, but because the porch area is large it might work out. The third bedroom near the kitchen seems a bit cramped up in space as well as the main bathroom too. And living room & kitchen space is quite large enough, hence to get the slight extra space for the bathroom & third bedroom, a little bit of the space from the living area and kitchen could be compromised. While the flat roof design looks cool, i always feel sloped tiled roofs are better roofing systems- though in tropical/hot places it's not that common. Providing 2 windows in all the bedrooms would bring more natural light & ventilation into all the rooms. The back bedrooms window placements can include windows that face the back of the home & the two sides. While for the master bedroom one of the bedroom windows can open into the porch area.
Love the look of this home but there are a few things I would change about the layout of the design. By looking at the ground floor plan image, I would switch around the master bedroom and bedroom #1. Then I would switch around the bathroom and the laundry room, making that full bathroom accessible from the master bedroom/living room and turning that laundry room into a half bathroom which is accessible from the second bedroom. The laundry then would be put in a tall compartment in the kitchen with shelves or in the basement. Also the master bedroom would have a sliding glass door leading out to the back patio or deck, so as you wake up in the morning, you have a beautiful view of your garden oasis. Other than those things, this is the perfect size for me. Love it !!
And they are always afraid to give a ball park figure on what it costs, unlike INCREDIBLE TINY HOMES, which Randy Jones tells it like it is. Newport, Tennessee....love that company and the camaraderie between the communities, office staff and workers. More communities are being built.
Agreed, not a farmhouse per se, but a pretty nice rendering nevertheless. Designing out one bedroom might loosen up the floorplan, create room for at least another half bath and give Americans what they want; more breathing room. Love the architecture!

I'd make the porch an L or U (depending on the lot/views) and I'm not crazy about the cantilevered porch due to issues of lawn maintenance beneath it. I'd need a door from the kitchen onto a deck (or extended porch) for outdoor dining/grill. And a small private outdoor space off the master bedroom.
This is a nice plan. Although I would extend the kitchen all the way out to the corner of the porch for the dinning table. With the dining table out of the kitchen I would have room for an island. But good plan. 👍👍
I like the idea of those windows up top . If You have a fresh air intake on the opposite side of the house, the cooler air is drawn into the house and the hot air will be drawn out of those screened in windows ( ceiling fans help by pulling the air up to the windows ) .

Then you need to decide whether to build it yourself or pay a contractor. In the U.S., 2024, you could build this yourself for $125-$150/sf. A contractor could easily triple that. On the coasts, the sky's the limit. 2. Design includes 1 full bath. A lot of people want 1.5 or 2. The space in this design will easily accommodate that by eliminating one of the bedrooms. 3. No backdoor/back patio. That's again a simple adjustment. 4. Knee wall in the living room polarized people: they love or hate it. Since it's not a structural element, you can keep or remove it to suit your own taste. 5. People love the porch and several recommend a wrap around. Easy - adds to the cost but could be added with no difficulty. 6. Is it a farmhouse? This got a lot of people worked up. Imho, if you build this on a farm, it's a farmhouse. On the beach? Beachhouse? In the mountains? A cabin. Ok, then there were several topics that received no or few comments but might be worth discussing: 1. The land should permit the slope of the roof to face the sun, because it could hold enough solar panels to make the house 100% energy independent. This would require a battery space or shed and would add to the up front cost. This arrangement would also keep the porch from getting cooked while giving the master bedroom a northeast exposure: a perfect morning room. 2. Pocket doors create a lot more space in a small home - swing doors need a surprising amount of clearance. 3. Sun exposure on the sun-side can be managed with landscape elements or a living wall (i.e., covered in plants). 4. That lovely roof is also ideal for rainwater harvesting. If the subsoil permits, the cisterns can be buried. If not, they can be elevated and screened with lattice. This house design offers a lot of choice for customization. Hope you all find/build a home that works well for your lifestyle!❤
Three bedrooms vs one lone tiny bathroom looks like a big design flaw. It doesn't even have a half bath, although the one bathroom provided is only slightly bigger then a half bath. Can you just imagine the chaos of that household getting ready in the morning? Dining area is also very small. Once everyone is seated, you can forget going to/from the kitchen. Adding a few feet to that side if the house would fix that and you could then add a half bath where the laundry is while putting the washer/dryer combo in the half bath. Adding space to the room currently with bunkbeds could only help. You could then make that room the owner's room and move the kids to one of the smaller rooms on the other side of the house.
