True, ROF is one such builder who starts selling units before receiving RERA. I bought one unit in its project which later got cancelled. My money was stuck with ROF for around 1 year.

I observed EOI is risky, sure this arrangement work with A grade builder, even with them also required lot of follow up to get money back, not surprising it take 2-3 month and top of that cut TDS, you will loose interest amount tds and there also they won’t give premium unit,
You said pre launch amount will be higher than launch price?? I thought pre launch price will pe lower than the launch price that is after getting RERA.

Now next builder comes with the same plan but his project is cheaper now. But pre-launch project can go anywhere. How to beat this & get the best price? Currently where I am living on a rent, that place was brought for 1.1cr 7 years ago, now owner cant sell it for 1.3cr. Because nearby other projects are for 90l or so.
You are right in a way. But most people don’t understand the math or the economy. Builders can sustain stuck capital for quiet sometime. Agents can create FOMO and get away with their commision.
It’s a sellers market unless we put go as liquid cash investors. If you have cash 5 Cr, you can get 30% discount. But if you buy against loan for 1 Cr, you will hardly get any discount.
It was exactly the same scenario that you mentioned in the case of godrej properties, pune where i bought a 2bhk flat last march. Let's see whether godrej gives us the possession on time & as committed... But the offers were same as you mentioned.

End users should not buy flats in M3M. It is good for investors but for end users specially in service it will be a nightmare. Poor customer service. Although the developer is great these days but it's customer service is really very bad.

Ultimately demand supply will kick in. Builder can dupe easily but overall market brings fair value. Just like IPO price is inflated
