If the kitchen were reconfigured to occupy some of the unused space toward the dining table, and if the secondary bath were swapped with the laundry room, that bath could become ensuite to the secondary bedroom and a powder room created for guests. I like the pantry closet. A stand-alone tub is awkward to use with a shower.

I would use the wall on the right side of the fireplace minus the window as a TV platform. Thus would promote a larger screen TV along with a sound bar. Watching a TV with three back-set windows is a no-no in terms of light transition. A sofa with two recliners built in plus one recliner where the TV now sits and another on the far side. Extend the bar area in the kitchen then a 90 degree turn toward the refrigerator. This would increase cabinet space or perhaps a center island to create a working space for food preparation. The rest of the home is prefect except the tub in the bath has to go.

And that large pantry in the kitchen is super nice. I like the layout or footprint of the kitchen. I wouldn't mind seeing a couple more upper cabinets though, and extending the bottom of those upper cabinets just a bit. There's plenty of clearance space above the countertop to allow that. I don't mind open shelving, but maybe move that between the range/venthood and refrigerator. And where open shelves are in this plan, make those actual cabinets with glass fronts like the other section to the right of the sink. The drop zone on the left as one enters is a nice touch. It's great for jackets, coats, umbrellas etc. Now in the living/family room, personally, I would delete the fireplace and install bookshelves instead. I'd also add some more shelves between the dining area and the family room in that blank wall space, and have a dry bar set up below those shelves. I'm just zinging ideas here. I adore all the outdoor space. Porches are so important to me. I gotta say, with some of the alterations I've mentioned here, this home is near perfect. A garage or large port cochère with close proximity access to the kitchen would be great! I really do like this house, just moreso with some slight adjustments. ♥️♥️♥️♥️
Oh Jasper, I love this! It’s the perfect luxury retirement cottage! I would want one customization, however. By flipping the locations of the laundry room and hall bathroom, you put the guest bathroom right beside the guest bedroom. I love the idea of having light in my laundry room, so that would be lovely to have that window. By adding a solar tube into the guest bath, you would be able to flood it with light as well. This is truly stunning, Jasper! I would be thrilled to call this plan home❣️❣️❣️

Would love to have an island in the kitchen, and a little more upper cabnets in kitchen. Love the built ins in the bedroom. The wet room in the bathroom does not have a seperation from the rest of the room .Everything would get wet.. No sink in laundry room is a problem. Overall love the design. Ps. If you put the plumbing on the same side of the home it is a cost saver , as it cuts down on the materials necessary. I LOVE THE OVERALL LAYOUT . Great job, lovely home.
Beautiful open floor plan! It has TWO bathrooms but the description says 1. Love, love the master suite. Living room is large enough to put in a Murphy bed for guests. Kitchen is so spacious I Wouk finish it in a U shape adding a bar on the dining room side for the kids or us for breakfast. The 2nd bedroom is way more spacious than I would expect but very nice. I do wish the fireplace were more centrally located in the home, perhaps double sided even. Nice job!
So much closet space in the master bedroom; scale it back some and make it a small office or sitting area without having to go all the way into the room. The only area in the house where there is no light. Otherwise; I’d move in so fast 😊I love how spacious it is without looking like a big house, and the roof is great for solar panels

While I really like the layout of this design, there is too much wasted space. Love the wrap-around front porch. Scale the house down and lose the wasted space and this design will be very good.
Love the big spaces . Love the open floor plan . The bathroom though , the shower over the bathtub I don't like the way it is set up . Looks to me if I tried to use it I would constantly be putting water on my floor . Not all of it would end in my bathtub .
Our washing machine , dryer and laundry storage are in cupboards in the bathroom. No need for a separate room. A more efficient use of space in a small house.
Lovely home, but why only a two bedroom when three brings in more $$ in resale value! The only change for me would be not adding that window that is to the left of that fireplace to have wall space to hang/mount a large screen tv. I do love the 2 huge bedrooms, but most definitely would add that third one with its own bathroom with a separate shower all glass that overlooks the soaking tub as the master. I do love the porch and the look of the outside of this house, it does remind me of a cabin some what!
This is a very large house that is going to live smaller than the footprint suggests. The main room is huge but lacking difinition. For one thing, with the sofa floating in the room there is no way to have electrical outlets for table lamps or for any other electronic devices. Outlets in the floor do not meet Electrical Code. The main entry needs walls and a more durable floor. There is plenty of room for that to feel gracious not cramped. Making the laundry room into an en suite for the second bedroom, and putting the laundry, with a 2 piece powder room in the area where the family bath is would make things much nicer. The kitchen as is, has most things right, but there is so much unused floor space around it that it looks rather lost.
The code must be inherent where you live. I have a similar great room concept in my recently built home, and I put three floor outlets around where the couches and chairs are, away from the walls, so that the lamp cords would not be a tripping hazard. Turned out perfectly! Didn’t have a code issue with the design.
I like it , but I'd be making the change of putting walls up One by the entrance way to make a real foyer. Over by living room not all the way up .. what in the opposite direction?The same direction is the door is eating the cabinet for the coats in probly right before the side door . And definatly a wall with an arch between the living room and dinning room giving apperance of sepatated space but not entierly Also getting rid of the echo that would happen with having such an open floor plan
The bad part about chimneys if they're not built in the center of the house with a wood stove where you control the air flow- is the only efficient way to have a chimney -otherwise the fire sucks all the air out of the house up through the chimney- causing you to have a worst heating bill- with the wood stove you heat the house and save on bills- in order to heat the whole house you have to build the chimney in the center of the house centrally located

The house looks lovely outside, the living room is perfect especially the fireplace. Kitchen needs more effort. The bathrooms are cold and clinical. Wardrobes belong in a hotel. Ceilings are too dark.
I will never buy a house that doesn’t have a kitchen. This house, like so many others doesn’t have a kitchen Just cabinets sink stove and refrigerator in the living room.
Put an island down and then go look for another plan! Your entitlement that someone should change it because YOU don’t like something is truly astonishing! A LOT of people love the open concept!

I bedrooms are dance halls. You could have used some of the space for a bathroom and dressing room for each . No need for seating area !!
