    As a home inspector of 19 years. The agents are the biggest problem. I have lost so many agent referrals due to my honesty and throughness. Do your research before hiring a home inspector and realtor.

      Same here with 24 years. They gravitate toward fast, blind and cheap. But guess who gets called when one of their family buys a house with the admonition to " tear the house appart"? The Picachu face they make when I tell them that if I'm not good enough for their clients, I,'m not good enough for their family is priceless.
      In my area there are 2 of us with 24 years of experience, one with 33 years. The next oldest just hit 3 years, has never owned a home and has no previous construction experience. But his mother-in-law is an agent.......

      Amen. I always ask a home inspector if I can be there when he does his inspection. Most of them don’t want to have someone looking over their shoulder. If that is their character I won’t use them. One of the last inspections I had the inspector found three things. All three things were things that I had to bring to the inspectors attention after he had already left those rooms. Simple easy to see things. The inspector was Refered by the real estate agent, my mistake.

      @@jeffspencer6974 you are the kind of inspector I would use. Maybe someone could start an app that could refer inspectors that don’t have any realtors that back them. A nationwide referral program of independent inspectors with construction background and no ties to sales “professionals” in real estate selling

    I agree. I've had two homes in my life. Hired inspections for both. Both homes had so much wrong with them after I bought.

    Don’t agree I walked away from a deal because of a good home inspector. House was a little less than 500k. When we got into the house he realize a major structural rehab.. first floor is all he could see sills, all joists, and subfloor had termite damage he said he hasn’t seen damage that bad in a long time. Get an inspection he said post inspections were something he dealt with and he uncovered
    100k+ in repairs. Don’t give up your right to protect yourself from shady people trying to do shady things

    Passed on two houses due to inspections and bought great houses with good inspections. Depends who you hire, will continue with inspections.

    I would use a hvac person with a home inspector license. I am a licensed structural engineer and this is my humble opinion. Inspecting the attic, walking on the roof, and the crawl space has to be done or don't do an inspectiom period!!!

    No other advanced country has buyer's agents. . In other countries the total commission is about 2% whereas here it's an absurd 6%. Small houses in middle class neighborhoods in Los Angeles cost two million dollars so 6% is $120,000, ridiculous amount .

      Agree. About time we get rid of buyer's agents, they never helped us, only opened the door. And actually created more problems. We found the homes, did the research, they only filled in few lines in the contract which I can find for free on the internet or pay an attorney $ 500-$800, emailed it and showed up at closing to get their comission. Never negotiated anything, never helped with financing or inspection, because is not their expertise anyway. Buyer's agents are useless for well qualified buyers.

      @@John1908-vo1iv There's also a huge conflict of interest when buyer's agents negotiate price because the higher the price , the higher their commission.

    The big mistake most home buyers get there reference from the realtors , Instead of actually researching the home inspector to see if they have a background in the construction . I am in the process of getting certified as a home inspector in metro Atlanta I have more than 40 years in the construction trades starting in framing and moving all the way into the full mechanical sector doing HVAC , Plumbing and electrical . I currently own a Handyman and Property Preservation company and see way too many new home owners forced to do major repairs sometimes right after moving in and they had home inspections. If I could only show you some of the photos of these homes that where inspected and had obvious problems . its been good for my business but unfortunate for the home buyer . I will have an advantage in the fact that I am EPA certified , HVAC Certified , Plumbing and Electrical and certified by Honeywell on indoor air quality . In Georgia certification is not required but it is wise to do so, plus make sure that any home inspector you hire has ENO Professional liability insurance . Love the show Todd keep up the good work

    Electrical box (passed inspection), and melted later on due to faulty and subpar electrical wiring. Electrician told us we were lucky we didnt burnt down

      I did an electrical fire just after a home inspection, it still had "inspected by xyz" hanging off the shut off.
      It was a 14awg wire on a 40 A breaker lol.

      @@donm2067 this was my old house, so imagine that new house i wanted to buy last month, inspector didnt noticed basement wood infested with termites, but for everything he wrote need "plumber inspection for improperly finished gass pipe, plumbing not upto code... roof inspection as cut off of -something, electrical - shock hazard. And my realtor was telling me my inspection report arrived day after the deadline, so i have to buy it now as it is, oh well can negotiate with seller to repair but there is nothing to repair. "The inspector didnt write there is any serious problems"...
      Like word of inspector is word of God, and shock hazard is nothing really...

    We bought our Myrtle Beach home in 2017 for 337000. The house sold new build in 2006 for 418000. It was Zillow app for 418000 in 2020 than ridiculously inflated to 565000 in 2022 which increased PT and ins. Now it’s returning to the mid 400000s. We believe mid 300000s would be about right.

    You are so right! We had the same inspector for the home we were buying, as did the people buying our home. He Made Note in the report of the home we were selling, that the smoke detectors needed fresh batteries. With the home we were buying he made No Mention of inadequate insulation in the attic and we only found out about the insulation issue after we closed and moved in! What a waste & incompetency.😠

    Most home inspectors only know certain things to look for & will walk right past real problems. As a lic builder , home inspectors are in general a waste of money...

      Do your research before picking a home inspector and read your pre inspection agreement carefully. As a licensed FL Home Inspector I agree there are terrible inspectors out there. I fortunately am not one of them. I also have a construction background and have helped build houses from the ground up so finding defects is second nature.

      I never went with the inspector recommended by the realtor. Fortunately, we had a great inspector and although we liked two homes in the past, we got out of contracts for those two after the almost 100 pages inspection report which revealed numerous major issues with the homes. Again, we were not sweating the small items, I am talking about major expensive repairs or replacements. It was funny to watch the realtor's face turning grey with each of major items found.

      Yes. After a few years fixing all of the things inspectors have missed. I decided to launch an inspection business here in my area. Early last year. New Young inspectors I think just don’t know what they’re looking at, and they don’t have any knowledge due to lack of training and bottom line experience.

    I’ve been a home inspector in the SF Bay Area since 1994. Was a licensed remodeling contractor prior to that.
    A trend I’ve seen in my profession over the last 10 to 12 years, is new inspectors with ZERO construction background getting into the business.
    This is a trend that will never reverse as the last two generations have not been directed towards the trades after high school.
    Another issue is the realtors who prefer non-thorough inspectors as it makes their sales transaction much more easier. If realtors didn’t reward bad inspectors with business, there would be much less bad inspectors.

    I go in with two other guys usually so we have four licenses between and we find the problems… sellers hate us but end up asking for our info when they 1031 exchange soon after

      Hope buyers hire you for new construction too. Many don’t hire inspectors when buying new construction as they believe the county’s building inspectors passed the house, so it should be good.

      I would have a roofer inspect if the home inspector won’t walk the roof. Nothing does more damage to a house than water penetration.

    I got a home inspection. 2 months later I had to replace all the cold water piping that was completely rotted out 🎉
    It was a 50 year old home and those pipes were original 😑

    Yep, we were forced to get an inspection and he got about 3 or 4 things wrong, lucky I have learned enough things by "doing" I am pretty well rounded in all the trades.
    Just saved my daughter 7k dollar on an old failed ac unit in a double wide. I directed them to a do it yourself unit at home depot and they asked the electrician neighbor if he could over see the electrical, they took my advice and learned. The new unit cooled the house and no lie for 7k less than the 2 bids they got. The owners of these businesses are burdened with taxes, insurance, fees that it really makes sense for you to learn these things yourself or find a neighbor you can trade with.

    So if I'm hiring all these additional people to double check other things, why am I donating money to an inspector that doesn't really inspect anything. Sounds like everyone should just pay the course themselves and it on their own.

      Great comment, never bad to learn more about a home through the course. However there are fantastic home inspectors out there. They should provide a better inspection with their years of experience.

    just so everyone is aware. as a lender, we have to get the home inspector to appraise the home value. we can not communicate with the inspector. we can only communicate with the company that sends out the inspector. FHA/VA will have stricter inspection compared to conventional or private money.

      The FHA/VA appraiser is not inspecting the entire house. They are looking purely for safety issues. Recently, I had an FHA appraiser miss the garage door entering the home. It was not 1 hour fire rated and it did not have automatic closing hinges.

    Great advice! In years ago when the home purchase process could last 6 weeks to 3 mos, it was possible to spend all this time on finding a contractor in each specialty, and await the seller to allow the inspection... past 4 years, homes sell on line in 4-6 hrs. A buyer wanting all this reassurance about the quality of the house will time-out loose in the bidding war. With so many inspection requests, the seller (at the advice of sellers realtor) will decline further negotiations with that buyer and move on to another buyer who has no requests. ?this is why some states have real estate contract statement "Sale of the house is as is" ?

    So true, it was 2018 and I just bought a home in AZ, talking to a buddy at the time and he said he bought before the 08 crash and he was just at break even for his home value.

    I wouldn't be renting right now if my last home inspection was decent. I had bought a total lemon and it put me off of home ownership due to massive amount of repairs I had to do after moving in. Sewer line, sump pump, drainage, you name it. I needed a break. I actually don't mind renting but inflation has been murder. If we keep printing money I might have to buy just to hedge this economic calamady.

    In this market seller's don't want to fix anything even when issues found during home inspection. Does not make any sense to by anything now in this market conditions.

      It's too expensive to fix anything. I was working with $20k grants from the state to do repairs on homes. Sometimes putting new windows in a house was half of that budget. And then a new roof was the other half.

      And at the same time, the buyers accept those deficiencies by inaction. Can't tell you how many times in the last 4 years I've gotten called about things I supposedly missed, but it's right there in the report in narrative form next to 3 or 4 picture of the defect.
      Their next tactic is to tell me their agent didn't tell them it was important thus my reply that it's their names on the report, not the agent's and that it's their responsibility to read it and instruct their agent to perform.

      @thebrandonbeatty there's plenty of times I've locked the door at the end of an inspection and my mental calculator is north of $60K in have-to-do repairs on top of the $250K sales price that was $125K just 4 years ago. Meanwhile, the buyers spent all their time at the property with me trying to get the sellers to leave the dining room table when they move.

    Just bought a year old home had a weird smell in garage that the inspector said nothing about and we just thought it was damp as we went from AZ to WV. Come to find out I took inspected ducting and come to find out there was 5 small dead birds in the fresh air intake to air handler because they didn't put a screen on pipe outside. Hard to get to I removed the birds, disinfected and screened the pipe. Not an easy find and tight space to get to hose and vacuum them out.

    I will never again use a home inspector. Instead I am going to call an HVAC technician, plumber, electrician, roofer and appliance technician. A friend made this recommendation and she got ten of thousands of $ off of the contract price because specialists can find things that a generalist like a home inspector cannot find. Although it cost her about $1,000 she got thousands of dollars off the contract price because of what the experts found.

    Inspectors ARE A WASTE OF TIME AND $$ BECAUSE IF THEY REPORTED LIKE THEY SHOULD THE AGENTS AND BUILDERS WOULD BLACKLIST THEM so what's the point?

      My home inspectors reported a lot of defects in the property I was buying. They gave a whole written report of what needed fixing, and they did a good job. In fact they may have over-stated what was wrong with the property.

    I'm a home inspector. The state licenses are a joke. Consumers also don't ask the right questions and many are price focused. There's no way I'm selling my quality product at the same price as the deficient inspectors that you describe in this video. Consumers are getting what they are paying for. This profession has a lot of room to grow upward, but the market dynamics make it difficult for us that are trying to do it right. I don't think this is really any different for agents and contractors though. The barrier to entry is too low.

    In that decade that you’re talking about, it took values of houses to come up every year I pocketed almost $24-$30,000 in rental income. In total about 90% more than I originally paid for the home.

    I use inspectors to give us a leg to negotiate repairs or just to allow us more time to investigate. Definitely recommend hiring professionals in the field such as a roofer or electrician to give a second opinion to the inspector.

    A house we sold many years ago had water damage we knew nothing about under the bathtub. The buyers had the pastor from their church do the inspection. They bragged about how thorough he was. He didn't find anything. They were very unhappy when they had to do the repairs. They said we must have known. We really didn't. But if we must have known, why didn't their "inspector" find it? 😆

    We usually have a contractor inspect any property we're going to buy. Much of a home inspection you can do yourself and the reports are overpriced. If they were $200 instead of $400 we might use one but the inspectors are generally unqualified and more often than not they have to find something wrong in the house to make themselves seems useful.

    Yeah I’m here in Wisconsin, and part of my Real Estate AAS was a home inspector course. I thought it was so bizarre that you couldn’t move things to check for things like water damage or cracks in the foundation yet I could be liable for not finding/disclosing that. Then you’re playing guessing games and looking at the slope of the ground and cracks in the driveway. Crazy. Home inspection is a joke when people can intentionally cover things up really easily.

    Bought the house, come to find out, it wasn't even hooked up and it didn't work!😅

    Has anybody actually read the fine print on the house inspection reports? They are not liable for anything in that report. So what are we paying for? Toilet paper

    Great video with very good content. What i been taught by Attorney -- he said on the sales contract put subject to your attorney approval. This can come down that tree too close to the house or what ever that could affect the house. Subject to rental and income history. This makes sure the house is a cash cow. Then move to subject to tenant approval. If the tenant does not qualify by your requirements then seller has to get rid of them Why should a buyer inherit a sellers problem. Then i always put any earnest money down into my attorney escrow account. This puts you in the drivers seat and everyone else on the back tailgate. It is a business deal and never fall in love with any house. Emotions has to be set aside in the deal. Read the abstract. If a garage is on the abstract an paying taxes on it then one can choose to have it struct from the tax on property. Some have put up a new structure like almost over night an never let them in to see inside without a search warrant

    One of the biggest mistakes people make is not being there on inspection day with the inspector. Thankfully I had a good inspector however he missed that the bathtub was completely cracked. Thankfully the home was under warranty but I had to work for almost a year to get them to replace it. Many items were not ever done, that had I been able to be there I would have seen them.

    Todd, I'm going to use a attorney who specializes in real-estate and a good quality general contractor/very experienced handyman, plus a few trades depending on what home Delia and I decide to offer, to do the inspection and costs to remodel/update if we go that route....We are more likely to buy a new home in Ho'opilii which is being built by DR Horton....I have experience in new home construction and development having been a developer long ago. I am about contracts and the developer will have the agreement made to thier favor but you need to look at the what it's when dealing with new home purchases and plan financially accordingly. I won't buy a new home in the Seattle area because they are not placing studs at 16" centers but at 20" centers....I asked about it and the sales rep told me it was adequate based on the engineering and the luber used is superior than in past....what, God is making better quality trees!!!....That was a KB home builder....Thanks but no Thanks!!!

    You better check the foundation and I would advise you not to use the inspector your real estate agent knows - find your own!
    Cost me 7500 bucks later because of a bad inspector!

    Sad to hear. Especially with the abysmal quality of new construction nowadays. We need good inspectors.
    I have had good luck with them. Found some major stuff that wasn't obvious at glance. Sounds like that may not be the norm.

    Just like realtors, thousands get into home inspection during a hot market thinking it's easy money. And in my state, thr real estate commission has consistently tly watered down the standards to become an inspector. As a result, the I dusty is overrun. With young, inexperienced inspectors, many of which don't even own a home or have construction experience. Those are the types.....fast, blind and cheap, with emphasis on cheap, that most realtors refer to their clients.

    Sun city Az. I almost bought an older home with aluminum wiring. Backed out and got another realtor. They catch fire but some are very old homes 1963. The inspector I used for this home took pictures and said everything is working at this time.😂😂. I have replaced almost everything. So what do we do?

    Honestly, in my experience, the experienced RE appraiser is as adept at identifying issues with the property as a “home inspector”. Especially concerning VA/FHA/USDA appraisals. I’ve reviewed C4 & C5 appraisals on properties where the buyers and agents have claimed the inspection was clean .

    We need financial and home owning education in America. My neighbors on both sides of my home, nice homes, have birds living in the gutters along with plants. Shameful. I've tried to tell them, they don't understand the ramifications of water.

      Great question. If you get a home inspection, and certain things are discovered, they may become what’s called material facts that if not repaired, would need to be disclosed to the buyer.
      I typically don’t recommend pre-sale inspections to my sellers for this reason. Plus currently, if your house is move in ready, many buyers are accepting the home “as-is”. Of course this trend could change and if so, my advice could change (based on market conditions and demands).

    Good advice Todd. Get a plumber to scope the sewer line, I've seen too many fail in my neighborhood and that's a 15K job. And hopefully your not jack hammering your tiled floor too. HVAC for sure and he will of course recommend a new unit, they all do! Electrician to check the box and if it's the original on a 50 year old house he too will recommend it being replaced. If the house is unoccupied (Empty) I would go into the attics and crawl space and walk the roof. I don't need an inspector.

    I have the top 3% rule and it works for me. Doctors, lawyers, carpenters, real estate agents, home inspectors and any other trade has the 3% I want to work with. The other 97% I don’t want to do business with.

    Buyers in CA weaponize these reports. They get a list of repairs from the inspection, say it’s 2k in repairs and then request 10k in credit for said repairs. Buyers then just pocket the money and fix it themselves.

      @John1908-vo1iv I agree, the most insane thing ever. The agent told the seller to leave and they did when we arrived. Told us and the inspector to go right in.
      When we found issues that were enough to kill the deal, the sellers agent didn't like that we were present without the sellers. And complained about the inspector for allowing us in the home without the sellers.
      The inspector was outstanding. The agents were not present because they didn't show up.

      @hmjoe13 where all these stories come from? Not sure what agents you had or this is made up, but, you, as a buyer, have a right to be present at the inspection, with or without the seller. The seller being present or not is not conditional of the buyers being there. It is preferred that sellers are not home during the inspection. If the seller's agent indeed did that, you can file a complaint because that is illegal.

      @John1908-vo1iv it is absolutely true. I didn't buy the home after the inspection, someone else did at above asking a year ago in July. They just put the home on the market again about a week ago and they are most likely going to take a loss.
      I wanted to file a complaint, but my agent said not to. He said what comes around, goes around .... in the end , I got out of the deal, and my agent didn't want to pursue it

I told them I'm only doing this twice in my lifetime. They can watch, but I'm going to need an experienced midwife to deliver my babies. They can get hand's on experience with someone else. Lol.

    The best inspectors I’ve bid on their report cost thousands of dollars… saving the home buyers 10s of thousands. The cheap buyers over pay and complain later after realizing they need to pay thousands more for repairs after paying thousands over asking… lol

    I wish there were “good” home inspectors. Similar to real estate agents, they are difficult to find. Always hire an engineer to inspect your home at the very least

      Most engineers don’t have a clue. I had an engineer tell me not to buy a flip because the foundation was bad. Someone hah built a wall over a wall on the outside. We tore it off and it was perfectly fine. Good home remodeling contractors will know best. That’s why I look for this in a home inspector. They’re great for helping you prepare drawings for permits though.

    How do you find these deal killer home inspectors in an area that you don't live in? The market is flipping and becoming a buyer's market in many areas. It would be worth the money to have a thorough expectation, before making an offer, on a home that you want to buy. I'm not trying to kill the deal. I just want to be able to make a fair offer in which nobody gets left holding the bag.

      Ok so you need to do your research on the home inspectors in your area, look at all of their credentials, call and ask questions . Don’t just blindly hire or let a realtor hire a HI and not talk/research them or not get an HI done.
      They may not be “necessary” but
      whenever you buy a home, it’s literally the largest purchase of your life. Not knowing anything about it, and turns out it has 25k in damages that you didn’t see. Blame yourself. It’s foolish to say they’re not necessary or worth the time or money for their service.
