- The most important phase of construction is the planning phase before we break ground. This is especially true when working on a hillside build. We have to forecast all phases of construction, logistics, and staging. This was even more evident with our Estancia project because of the ICF Construction. We worked with our masons, excavators and pool company to ensure that the major components and installs were completed before breaking ground on the house. This first floor of this home was constructed with ICF, insulated concrete foam. This was chosen in lieu of standard wood framing for efficiency, durability, and performance

Thank you Marcel. And we used both 6" and 8". To confirm, the core concrete width is 6" and the entire block with foam is 11.25". The 8" concrete core has a with of 13.25" with the foam. The 8" was used for all retaining wall locations, and any other structural bearing locations. The 6" was used at all non-structural walls
Is only the first floor ICF? What were the reasons behind only the first floor being ICF?
Great question Michael. The HOA requires 66% of the exterior, and first floor, to be either concrete or masonry, not wood framing. We elected to go with ICF for the engineering, performance and efficiency of the home. The second floor bonus room is wood framed, as well as the trusses

Any concern for termites boring thru the EPS? I live in Tempe Arizona; and alot of slump block units around me have had termite problems.
Not at all. It is a non issue
How much the house cost to build?
I can't disclose that here, but costs really depend on construction type, hillside, etc
