I just moved to The Woodlands in January and so glad it is rated so highly!! I love it!!! To know it was created in 1974, which is the same year my daughter was born, is an added plus! It is so “plush” here, and I love the way it is designed!!! Due to all the trees, which accent the shopping/dining areas, it insures that it will always look nice due to “street/park maintenance”! It is very modern with a small town “feel”!!! Plus…there is so much to do! 🎉🎉🎉

Born and raised in Syracuse NY . I moved to Texas 6 years ago and suburban Houston 4 years ago. The rate that retail shopping centers are put up is crazy, also housing developments. The taxes are very high( and yes I know there is no state income tax). Forest and brush land clearing is insane, and people wonder why there are flooding issues. They build “Levies” to mitigate it, but leaving trees and bushes to soak up the water is a far better plan. Groundwater levels are dropping, could that be that there is nothing to soak up the water to bring it into the ground instead of running off? Can’t wait to move out in the middle of nowhere with scenery and land on a small farm. Oh, and this place is an oven 10 months out of the year!
Live in Katy. One thing I like about Katy is that it's much closer to downtown Houston and the various unique districts - particularly Vietnamesetown, Chinatown, and all the inside-loop neighborhoods. Katy also just built a brand-new Asiantown with dozens of ethnic restaurants, shops, and supermarkets. If you or someone in your family is Asian and would like to maintain that cultural connection, Katy is a much, much better option. Also, the Katy ISD is the best ranked district in the Houston Metro, and #13 in the entire state.

This was a very good video. Very informative. I’m from out of state and we are researching this area. You gave us a lot of info. However you are not talking about the housing market recession we have entered. The interest rates. There are price reductions everywhere! I know you need to earn commissions but you should be honest about what is taking place and advising people to wait until the market hits bottom before they buy so they don’t go upside down and loose there home. Honest Texas realtors on UA-cam warning. Travis - real estate mindset. Nick - Reventure Consulting. Scott Walters realtor channel. Dan - I Allegedly. Jeremiah Babe. All honest guys warning the public not to buy and showing why.
Glad you liked our video. As an expert on the market here, I follow closely what is going on daily. I don’t blanket statement “good time to buy” or “bad time to buy” like other click bait channels. It could be the perfect time to buy for one buyer, and not for another. There are many factors involved. Not sure if you are implying I was dishonest, I’ll assume that’s not what you mean. But I had a discussion with an out of state buyer today and we ran the numbers and buying made much more sense than renting in his situation. Currently, most price reductions in the Houston area are just sliding back down slightly to what they should have been. Prices are no longer on the rise, but they are by no means crashing at the moment. Sure rates have risen, but buyers can always refinance when rates go down.
@@livinginhtx I dont care how much rent it. It makes no sense to buy when the market is going down. Your going to go underwater and loose money. Houston area is going to see a huge downturn just like 2008. Interest rates might be high for years moving forward. They wont be coming down anytime soon. Buying right now is crazy. I see big price reductions weekly all over Harris county. If someone just waits 12 months to buy to see what happens they will see massive home price reductions. Wait for the bottom and let the dust settle before you buy a home. In the mean time pay off all debt and save cash. Get ready for the firesale of a lifetime. That is what smart people are doing.
@@BayAreaCowboy we will see. I think the market will continue to slow down. But I don’t see 2008 happening here in the Houston area. Completely different factors involved. They printed a ton of money, which contributed strongly to the price increases. Now we are at the beginning of feeling the consequences. Clients that have sold in other states moving to texas are well positioned to buy. With recent price reductions, more inventory, and fewer competition it makes buying better than a few months ago. All that said, months inventory in Houston is currently sitting at 2 months supply. An equal market would have 6.5 months supply. There is a housing shortage here in Houston. Lots of factors that will help keep the prices more stable than other parts of the country.
I have a question. I would like to know in your own experience, what would be a good spiritual/conscious area in Texas to live in? Meditation centers and so on. Thanks.
As a Galveston County resident for years until I was 25, are you kidding? 🤔🤔 There is nothing beautiful or safe about Texas City 😳😳. Baytown is ok in some parts.

I’ve lived here most of my life and have never had issues personally. As a licensed realtor I’m not allowed to discuss crime rates in detail, but I can say from personal experience that I feel very safe here and it’s where I choose to raise my family. Like all cities there are parts with higher and lower crime but overall I don’t think about crime here
I heard Conroe was the best spot... me and the family are thinking of moving there in December. Florida is really getting over populated and a bit nuts.
Yes I live in Conroe and love it. My wife is from Florida and her mother in law recently moved to join us here and loves it. Reach out, we’d love to help.
You are thinking of moving to Houston because Florida is getting overpopulated and nuts? Good luck with that. Houston is not the change you are looking for. I escaped Houston for the same reasons you are wanting to leave Florida after living there 40+ years.
@mikehawkins4752 Florida is small. Everyone, and I mean everyone, is moving here. At least with Texas, I know it'll be easier to travel with my family, and the housing market is 100 times better for me and my wife. It definitely is a plus for us.
@darrylhudson2182 It's your life, obviously, but Texas is huge, and traveling anywhere by car takes a very long time. The cities are very spread out. I'm not a fan of Florida by any means and would never move there, but my point is Texas isn't any better, and for me, it is worse in many ways. The weather is worse, mosqitoes, fire ants and roaches are everywhere. There are so many better places to be. If you move to any of the suburbs listed in this video, you will spend most of your life in your car. Trust me, I lived most of my life in Houston. I suggest you visit now during the summer to understand. Florida's weather is cool by comparison.
Suburbs? You’re talking about other towns and cities! We lived in Garden Villas until Telephone Road became XXX theaters. Then we moved to Clear Lake/NASA area, then League City. Our last home was a little boutique horse, Greyhound, and chicken farm in Santa Fe off of I-45. Now we’re completely gone. I went to school (U of H and South Texas College of Law) in downtown Houston. Quite a drive! We still vacation a little in Galveston and I wouldn’t consider it a suburb of Houston.
Include info on which “suburbs/areas” fall into their own municipality such as Katy having its own mayor/city council/fire/police versus unincorporated Harris County versus if The Woodlands is part of City of Houston for voting, taxes, etc.
The good thing about most of Houston after hurricane Harvey is that we know which areas flood and which don’t. There are parts of Conroe we know flood, but they are easy to avoid in any home search. Overall Conroe doesn’t flood bad.
Dude out Conroe as #3. Heck nah. There’s bias there clearly he said he was born and raised there. Cask any Native Houstonian and most would say it’s more like a 7 or 8 in a too 10 Houston suburb.

Thanks.
I think you can definitely find this in Houston, I have a friend quite connected, happy to connect y'all! Reach out
Can't believe that you didn't cover Baytown and Texas City!
We are making our way around the city! Will cover those soon
@@livinginhtx People gonna laugh at Baytown and Texas City!!!
That the 2 worst places around!!!
You've lost your mind!
As a Galveston County resident for years until I was 25, are you kidding? 🤔🤔 There is nothing beautiful or safe about Texas City 😳😳. Baytown is ok in some parts.
@@livinginhtx no sir, I will save you the trip. Texas City is extremely unsafe and dangerous and the suburbs aren't great at all.
I’m in sugarland and looking to down size to the north side. Trying to stay under $1600 but the places I’m finding isn’t in the best neighborhoods.
Cypress is number 1 I might be biased because I live here though😂
Great Content

My daughter is on Stering St. Is this a Good area of Houston Tx.
I'm looking to buy in Houston next summer
there are a lot of new communities (high end) right around the woodlands
Hi how do u rate the crime rate in conroe is it safe to live?
I’ve lived here most of my life and have never had issues personally. As a licensed realtor I’m not allowed to discuss crime rates in detail, but I can say from personal experience that I feel very safe here and it’s where I choose to raise my family. Like all cities there are parts with higher and lower crime but overall I don’t think about crime here
The storm (hurricane) that devastated Galveston was actually in the year 1900, not 1910 as you stated early in this video.
What about the Tomball area? I’m looking in that area as well as Cypress.
Or magnolia? 😊
@livinginhtx thank you, I most definitely will.
Florida's weather is cool by comparison.
im suprised sugarland is not part on this last as well as missouri city

I love my hood Katy a lot of brand new construction our katy mills, the Asian mall, the schools
Katy tx ❤#1
Do you have any video about Texas City?
Kirby near Woodway. Would be comfortable
Any opinions on Crosby or Baytown?
can anyone recommend other nice areas near Friendswood please? British couple here potentially moving for work. thanks.
League City & Pearland have some nice options

Is Tomball a good suburb?
Tomball is a great suburb. It’s a good blend of modern amenities but still a dash country. Has good schools and established trees.
@@livinginhtx thanks for the info, I’m moving there in a few days.

Include info on which “suburbs/areas” fall into their own municipality such as Katy having its own mayor/city council/fire/police versus unincorporated Harris County versus if The Woodlands is part of City of Houston for voting, taxes, etc.
Self sustaining suburb , master plans, family oriented is Sugar Land
ua-cam.com/video/6dmz88iDa9g/v-deo.html
Sugarland definitely deserve a spot! Flabbergasted Sugarland was not on the list!

How would you rate Sugar Land TX
#4 if I could redo the video.
ua-cam.com/video/6dmz88iDa9g/v-deo.html
Clearlake/Webster should be on this list also. Ijs
It’s expensive living inside the city. These suburbs are a lot cheaper vs inside the loop per sqft.
Much flooding in Conroe TX?
The good thing about most of Houston after hurricane Harvey is that we know which areas flood and which don’t. There are parts of Conroe we know flood, but they are easy to avoid in any home search. Overall Conroe doesn’t flood bad.
Dude out Conroe as #3. Heck nah. There’s bias there clearly he said he was born and raised there. Cask any Native Houstonian and most would say it’s more like a 7 or 8 in a too 10 Houston suburb.
hi and magnolia is not a good option?

Magnolia is nice

The Hurricane of 1910, fun fact!
A more fun fact is my bank account from all the homes I sell from this UA-cam channel. Thanks for your support!
Ok what about Willis Texas ?
I’m curious to why you didn’t name Pearland, Missouri City, or Sugarland? These communities are beautiful as well. Your list seems a bit Biased.
I agree, watch our newer video.

Why Sienna is not in top 9 neighborhoods
It’s a great neighborhood but this is cities not specific neighborhoods
Pearland is not on the list? Guess you merged it with Friendswood
Galveston is completely out, League city looks much better. Sugarland should be in the list as well very beautiful.
Agreed. ua-cam.com/video/q5LdFTRPSC8/v-deo.html
Sugarland yes, but League City is not beautiful or safe.

Katy for me is the winner because it is so much closer to New Braunfels, San Antonio, and Austin than the Woodlands.
It definitely is closer to head out west

What about Missouri City?
You put Katy better than Cypress!
