Subsidence does not affect 10% of properties in the UK! I don't know where you got that statistic from.

第一:如果係危樓,building insurance 唔會受保,銀行唔會借錢俾你買危樓.
第二:間屋點難都可以整返好,只是時間與金錢的問題,subsidence 可以使underpinning伎倆去解決!
第三:這類型房屋有管理公司負責清潔及維修!每年管理收費分開part A 及part B,裏面會列明每個住宅單位需要繳交費用收,例如清潔,維修,整棟樓宇保險及後備資金!
第四:買家應該向業主查詢管理公司戶口,賬目以及維修工程表!通常每五至十年就會維修大廈外牆及屋頂!這個subsided 應該發生了一段時間,究竟幾時會維修?
以前係Bristol 讀 boarding School 放 half term 就係跑出倫敦幫我阿媽睇樓盤!這幾十年在倫敦買了幾間屋!自己最近又買多一間,真係會上癮連隔離左右屋契都睇埋!我喜歡自己買料請builder 做裝修!

第一間share ownership 要維修好麻煩,加上有settlement 問題,要找surveyor 做monitoring 之後先再找出問題,通常spread footing foundation 都係做grouting 多。

门前树🌳影响地基的话council会同意砍掉,该屋应该还有其他的地基问题。电压站不在屋前就没问题。学校和巴士站是有人喜欢,有人不喜欢。

在英數十年也置業過好幾次,片中提及當offer接受了妳朋友就委托律師做嘢(包括驗樓/local 調查),事實D agent 係迫得你好緊要當offer 接受咗之後,問你有冇準備律師呀!因為他們想盡快完成交易唔想有乜變掛,律師嘅資料可以给agent,但係要預先通知律師在驗樓報告末出唔可以開始做其他嘢。至於測量師就唔係律師幫我找的,係銀行因為要貸款,如果係cash buyer可以問agent或者上網找 RICS 認可的公司。在二十多年前我也曾遇過同一問題(landslip),那次只係損失了驗屋費,因此準備在英國置業我認為一定要等 report 。

從來沒有留意電壓房這個問題, 以我一個非尊業想法, 電壓房會否多數在新建的屋苑/村/ 新發展的市鎮(20 - 30 年?要問吓你佬公), 我本身係鐘情於1930s 嘅屋, 要留意屋前/後有冇樹, 有D乜嘢樹, 當你需要購買房屋保險時, 保險公司會問屋週邊15尺內有冇樹(什麼品種), 還有要留意屋頂是斜或平, 最常見的厨房擴展出去, 如果平的(全個物業計100%/75%/30%?)有機會影響保金。
Ealing 這間屋我認為係有輕微土地沉降先,跟住棵樹(都有一段距離)就做埋幫凶又或者係代罪羔羊勒。
