      That's a great question and one I have answered on a previous comment here on this thread:
      This is from an article by the REALTOR association: "Neighborhood Crime Rates: Specifically, if you ask a real estate agent about neighborhood crime rates or even whether or not a particular neighborhood is a “good place to live,” they won’t be able to give you an answer. This is because information about crime rates or the opinions on the safety of a neighborhood can be interpreted as references to race or ethnicity, both of which are protected under the Fair Housing Act. Instead of providing you with direct information on a community’s crime rates, a real estate agent should refer you to the proper resources to find out these statistics for yourself."
      In a nutshell, by federal law I cannot give an opinion on crime rates in any given market as a real estate market professional as it would violate the Fair Housing Act. But I can offer you a resource on looking at some crime stats:

      But it's also important to keep in mind that looking at aggregate crime rates in a particular city doesn't always paint the right picture for home buyers. Because crime is often regionalized and highly depends on which areas of a city you are looking at. For example, if someone is looking at buying in Atlantic Beach, they should really be concerned with crime rates in that area in particular rather than Jacksonville as a whole. So let's say that buyer is an out of town buyer looking to purchase in Atlantic Beach and they just look at the crime stats of Duval county and end up deciding not to buy as a result. If the crime occurring was disproportionately from other more distant areas in Duval County then that buyer may be making a decision based off stats that do not directly affect them and their purchase. All major cities have crime and that is most certainly an important consideration with buying a home but what's even MORE important is the crime stats of the actual neighborhoods/areas you as a homebuyer plan to live in and shop and participate in as a consumer. We all know that every city has what we would call "good" and "bad" parts of town. I often get this question alot and at the end of the day I cannot provide a subjective opinion on it in particular due to law but the question I really would like people to ask is: "What are the crime stats of x or y neighborhood or surrounding neighborhoods?" This question would much more wholly paint a better picture for people. The crime rate for the North side is not the same as the crime rate for Springfield. The crime rate for the Westside is not the same as the crime rate for Ponte Vedra Beach etc.

      I lived in Jacksonville it's too easy to go to jail there. The police nit pick and are always looking to lock you up over the pettiest offenses. They once took me to jail for drinking a beer outside. That don't happen in other big cities.

    Just got back from JAX. Amazing roads without the pot holes like SoCal. Noticed prices are about 1/3 less, too.

    We are considering moving to Jax and was wondering if the banking industry is big in that city...and what side of the city you recommend looking for properties

    Mr Agustin, thank you for a very informative video. I am already a Florida resident but have considered Jacksonville as a future place to live due to the high cost of living and heavy density of people in the southern part of the state. I am curious as to what percentage of people whom you deal with who come from within the state as opposed to out of state.

      Great Question! If I had to put a percent on it as a total it would look something like 15%. But I would say that most people who reach out currently through youtube are out of state buyers at a much higher rate.

    The homeless beg at every gas station WalMart and Publix. The Westside is half the rent of East or south side but lack’s restaurants and chain stores. Expect many Latinos that do not speak English in public and at work.

    Good vid...but not sure where you heard realtors not being allowed to disclose crime. Literally every realtor video on UA-cam talks about crime lol. But yeah, as a former Native of Jax...before moving to the Great PNW, I gotta add some pros and cons for ya:
    Pros: cheap COL for a major city. Close access to other major cities in the South. Awesome BBQ, Seafood & Southern Food. Cons: Lack of seasons, no mountains, Rednecky/Hood vibes outside of Riverside/Beaches until you get to the Burbs. AND THE BUGS!!!!

    Moved away from Jacksonville/Orange Park 14 years ago after living there my entire life and never really looked back. I live in a suburb of Philly now. It also has it's pros and cons:
    Pros:
    Always a sporting event going on.
    Top musical acts almost always stop here or Atlantic City.
    Historical sites like Independence Hall
    4 distinct seasons (but it gets just as hot and humid here as in Jax)
    Snow, but most years not too much (we got like 8 inches the whole winter last year IIRC)
    Excellent mass transit system including subways/elevated lines, light rail, busses, trolleys, trackless trollies, etc.
    Better paying jobs
    Fresh Jersey tomatoes and corn
    2 hours north to mountains for skiing/snow activities and/or New York
    1.5 hours east to beaches/Atlantic City.
    Good, high paying jobs in roles that just don't exist in Jacksonville (at least when I lived there)
    Wawa came from here. :)
    Super busy Hub International Airport (it's ugly, but whatever).
    Authentic cheesesteaks
    Cons:
    Taxes. City wage tax if you live or work in Philadelphia. State taxes too (3%)
    High property taxes in the suburbs
    Crime is stupid high in the city now because of (next item)
    Progressive city leadership pretty much driving the city into the ground
    Liquor stores have limited selection and controlled by state
    No Sonny's, Bonos, or Woodys
    No fresh mayport shrimp
    New Jersey drivers (if you know, you know)
    Traffic sucks but I guess it's about the same down there now.

      Hey brother, thanks for watching! I was born and raised in the Orange Park- Westside of Jax. Blanding Blvd traffic is probably even crazier since you lived here. Thanks for the comparison to Philly, it's great to get insight from a native living in another city. I heard Philly cheesesteaks are made with cheeze wiz??! We do have some great BBQ options here. Hahaha, can't be worst than Florida drivers.

      @@JacksonvilleFloridaLiving I have not been back in a couple years.. I still have friends and family down there.. I lived in Bellair West growing up and lived in Lakeshore/Avondale for a long time before moving back to OP for a couple years, then up here. Been here for 15 years now.
      I can't believe Blanding traffic could get any worse. It was horrible when I left. I remember getting stuck in traffic on blanding when I left for the last time, I thought to myself "Jax won't let me go that easily".
      Traditionally, cheesesteaks should have whiz and either with or without fried onions, but american cheese is perfectly acceptable! There was a place called Philly Connection in the Argyle shopping center that made a decent cheesesteak when I was still living there, don't know about the quality now but it was as close as you could get to an authentic cheesesteak.

      @@mopeygoff Funny you mentioned Blanding Blvd. That is my biggest memory of traveling through Jacksonville on 295 for many years. It's like our Jimmy Carter Blvd, or Pleasant Hill Rd. in Atlanta. Traffic is crazy in those places.

    I was born & raised in Jacksonville, moved out the first of the year. Way too crowded, crime is crazy. Our rent was increasing $600 a month. Don't go there.

    I think leaving out the crime rate is a complete disservice to anyone blindly watching this video in hopes of finding unbiased information

      Realtors are not allowed to disclose crime rate information, so you need to ask your politicians why they decided on keeping people in the dark about their safety.

    Our downtown absolutely sucks. They can't get anything done. They just keep fixing things that are already fixed to keep shady Khan happy. There's no real sense of fashion and people don't really pay for the art and stuff or attend the art events. And yes lots of golf courses mean lots of pesticides. And lately there's been too many idiots speeding up and down our roads and causing havoc everywhere with their racing. Ever since the pandemic we have a lot more crappy people.
