      Construction value depreciates, even for an Independent house, after 15yrs, ppl give 0 value to building cost. For apartment, if it's from reputed builder, price won't depreciate much, depending on the amenities & ppl/community in it.

    Aparna,rajapushpa,aurobindo,myhome,SMR, all the reputed builders are charging 1.2 Cr for 2BHK and 1.5 Cr for 3 BHK which rangre is not in common man . These rates almost equal to Dubai and singapore costs.

    Real Estate mafia is doing irreparable damage in hyderabad by building 40 story buildings in earthquake prone area.further firefighting in case fire accident is impossible incase of fire accident. Where buyers will get sufficient drinking water and drainage problem. Buyers beware of this and avoid purchase such high raising buildings

      that's true..as per some report, india population will actually decrease after 20yrs..bcoz for 2 persons(mom & da), there will be only 1 or 0 child..so it results in 1 headcount or 2 headcount reduction per family in next generation. It's already happening in a few countries.

    Hyd real estate doubled in last three years. Thats not growth. AP people flooded their investments into hyderabad as they dont have hopes on AP ruler. Now the land is expensive and as a results apartments became expensive too.

    Apartments mariyu cars year by year horrible depreciation, entire history is evidence of this fact, ainaa public metro connectivity vachinaaka goodaa high rise apartments lo 1Cr especially Hyderabad lo pettadam monthly 1lac interest Matti lo posinatte, okka deggara baagaa apartments undadam valla infections like coronavirus, cars valla vipareethamaina traffic jams mariyu air pollution already proved, half of Hyderabad apartments are empty after Covid and this will remain for long time due to climate change, global warming and more viruses especially in cities due to people living close to each other, and owners of apartments are paying maintenance since 3yrs for empty flats near Hitec city, poor middle class buyers don't have much idea of Hyderabad geography and dynamic development happening on East side especially on Ghatkesar my land went from 4000Rs to 45000Rs per sq yd 😊🙏👍💐💐

    Its waste investing in Hyderabad flats as the construction quality is pathetic, infrastructure is horrible, besides there is no town planning in Hyderabad except some poorly planned flyovers which look as if they will collapse any day. The city can't sustain 30-40 storied buildings (this is no Singapore or Dubai) all the high rise buildings are built by greedy & corrupt builders with no quality standards. Its really scary living in those high-rise building. Buying a flat at Hyd is equivalent to burning money in fire...unless you plan to buy at foundation stage and sell it at Handover stage. Plots are still better but grossly overpriced its a huge bubble waiting to be burst....politicians and builders have already made their money...middle class investors and first generation NRI's will lose money big time. Please invest @ Hyd with extreme caution. If you are planning to investe basis a bank loan request you to please exercise extreme caution. Monthly EMI will be far higher than the rental value you may get from the flat, besides you will land up re-paying a huge loan amount on a grossly depreciated flat which will yield small change in residual value.

    అపార్ట్మెంట్ ధరలు చుక్కలను దాటాయి. సిటీ మధ్యలో దేవుడెరుగు , సిటీ శివారులో కూడా 60 లక్షలంటే ఎవడు ఎందుకు కొంటాడు. ఓ 15 ఏళ్ల తర్వాత దానికి విలువ కూడా ఉండదు. ప్లాట్ లేదా ఇల్లు మంచి ఆలోచన. ఇల్లు కూలిపోయిన ఆ స్థలం ఎంతొ విలువ చేస్తుంది.

    1. Buying a house as an investment concept is outdated.
    2. if you are buying apartment just as an investment and not staying in there then it's a sure shot loss.
    3. Investment is diffferent and home is different, for example, individual house teesukonna tarwata value 3 times aite matram what is the advantage? [value periginantha matrana ammesi vellipoleru kada]..
    4. Show me a single city which doesnt have theft risk in indivdual houses..
    5. In current situation, commuity is very very important, for security, amanities and social life.
    For these reasons flats are being sold, not for an investment purpose.
    Sorry sir your views are biased towards individual house and current generation might not agree with this.. IMHO

      I have touch based many people buying flats... Majority of buyers are trust customers investing their money. So you are delusional that people are buying for consumption. There is large investor community sitting by investing in prelaunch or underconstruction flats

      Per sft 7,200 to 7,7000/- max ....7 years lo not even double....middle class insecurity is what makes one buy flat, period. Adhey land aithey one year lo double avuthundhi minimum. 7 years lo 4,000/- per sft tho 2,000 sft flat teesukuntey 80 Lakhs will become 1.6 Crores....land purchase chesthey 8 Crores to 12 crores avuthundhi...in second condition you can buy villa or whatever...if you buy flat after 7-8 years building will become old and prices will start falling down....please don't mislead middle class people, if you can suggest give good advice otherwise keep quiet

    Again stupid logic of population. Population already decreasing. People going for one child only. If parents have house children don't require.
    Moreover prices should be as per people income. 90% Indian families get less than 25k.
    So remaining 10%, most families have house.
    Who doesn't have house, who recently came to cities. But monthly expenses minimum 30k per month average. Apart from school fees. functions, travel. Technically only families who getting more than 1lakh salary they can go for 40 to 60 lakhs.
    But how many families getting more than 1lakh salary.
