Again, a great, informative video. Congrats to Angie in her acquisitions..well done!! One question, do you look to an area of a certain population to buy an investment property? In the Toronto market (where I live) for a positive cash flow you are tying up a ton of money but you have a larger tenant pool and if you HAVE to liquidate, your property is not sitting on the market for ever. What is the smallest market, population wise, you would consider?
Hi Matt! Just wanted to share our story since watching your videos last summer. So, we ended up buying rental property in August, closed in September and found a tenant right away through kijiji. It’s been really good experience so far. Now, we are hoping for our second rental property this year. We are still unsure how will this affect our family’s income in regards to taxes. Do you know of accountants here in London that could help us with taxes before we buy our second rental property? Thanks!
I’d recommend Mit CPA you can find them online or on instagram. Mit is a good friend and business partner of mine. Thanks for sharing your story and experience!
Hey Matt, from Hamilton Ontario here, I’m just curious do you buy additional houses because of how much yours cash flow or do u ever pull out equity? I have 4 in Hamilton and they are much more expensive than London and don’t seem to cash flow nearly as well, although the equity has skyrocketed over the past 4 years. I’m wondering if the only way to expand to your level involves much higher cash flow as the idea of someone getting 3 in 6 months is daunting to me. Does Angie here pay down payments herself? Because it can’t possibly be from equity this early. Let me know i have been dying to expand into another market and maybe low cost university neighbourhood could be the way. Cheers

Hey Matt, love ur video! Could u make a video about paying multiple houses as rentals? In Canada , after the first house , you are required for 25% downpayment right ?
Great interview. How was she able to buy so many so quick? was it the equity built in to the first home to buy the others? How much was put down on the second two? Did she start an LLC to protect herself? Were they bought with no reno needed?

I have a question about student rentals... I am looking at purchasing my second house and using it as a student rental. My question is, when is the best time to purchase a student rental? I have a house I would like to get, however, because it is only January, it would sit until September without tenants. It only needs a month or two for renovations so I would like to purchase it in June but it might sell before then. I am in Moncton, New Brunswick where houses don't sell as quickly as the rest of the country, but the layout, price, and location are all right, just not the timing. Do you have any advice?
Real estate is a region game - it's very hard for me to comment on it without knowing you market inside and out - your a better expert than me on your market. I'd recommend networking and talking to local landlords and investors and getting their opinions . I like buying student rentals in Aug-Nov - because in my market if I get the property launched by Aug-Dec and I can get it rented. Jan-April will take effort, May-June will take hustle. But I more focus on the long term numbers than the impact of one year. If it's a 'bad' time to buy - I'll make a lot of offers to see what I can hook and if I get a 'great' deal- if so awesome, if not - no worries I can wait and be patient.
Hey Matt I have a quick question. Would you buy a rental for 50,000 in an area that would be hard to increase equity and hard to sell but could provide a monthly rental income of 800-900. Or would you buy a property of around 130,000 in a better area but only able to get around 1000-1100 in rent. I have the money to do the smaller one and want to jump in but I don’t know if I should save more for the larger one. I have no rental properties at the moment this would be my first buy.
Hey Matt Im here in Kitchener and just came into a 7 figure settlement ( low end ) and really looking to get into more of the market. With google and other I.T. companies here and a lot of new condo construction, would you suggest a condo thats being built then sell when complete for quick turn around or. Buy a cpl long term investment.
I'm biased - but I like cashflow - so I'd focus on a strong cashflowing property - like Angie's doing - student rentals, and now she's looking to potentially do airbnb as well. (Two of my favourite approaches - student rentals and airbnb) It really depends on your market though, I certainly understand the desire to go for appreciation when you're in KW - It's not my style - but depending on your preferences and situation - it can make sense. Adam Martin Thanks! In Vermont, I moved up here last year. I bought this 70s raised ranch that needed some love for about half the assessed value, in need of mostly just cosmetic work. After renovations I’m hoping to have 15-25k in equity.
Matt McKeever I was exposed to construction through my family. So seeing houses that needed work weren’t intimidating or talking to contractors. Last year I moved to Killington for a job at the ski resort and found a condo that was under priced for a area that was moving towards year round vacation destination. Convinced my mom to buy one. And similar units are listing this year for 20-50k more. I needed a bigger place and started doing more research about fix and rents and came across you, graham Stephan, meet Kevin and ran some numbers and found it was possible for me.
little regret i brought my first property in Vancouver area, with high price, low rent/price ratio, kinda used up A lender mortgage capacity. Any suggestions for obtaining a mortgage under stress test? Sounds like Angie doesn't have much problems with mortgages, even from A lender, that's awesome, thanks for sharing=)
Thanks for the info. I am newbie and would like to learn real estate. When buying real estate do you find your own mortgage or approach a mortgage broker?
Can someone please tell me what the benefits are of taking out SO MANY MORTGAGES, especially when you cant even may 20% down? Wouldnt that result in a very long period of time to pay off the property? Thanks!
This is really an amazing accomplishment! However she said she was able to buy one of the houses for 5% down? I know it was her first house but cant you only do that if you will be living in the house? The reason i ask is because i was hoping to do the same thing but was warned against it. Wouldnt cmhc find out at tax time and consider that fraud?
Office worker in the public sector I believe working for health related field. You’re right - but many positions, especially in government allow for long sabbaticals etc which are great for mini retirements
Hi matt i just have a question with regards to taxes. What is the implication of owning a rental property on my taxes? I have a family of 5 my wife and my 3 kids. My wife is on maternity leave right now. Our family income is around 60-70k a year based on my last statement. I dont want to lose the benefits that my kids are getting from the govt its a big help. Im planning to invest on a duplex property. Im here in winnipeg manitoba. I hope you get to see this message. Thanks and more power.
@@JeffWybo im not saying its a problem. Im just curious on the effect of owning a rental property on my taxes. By the way i have my own house and im currently renting out my basement. And also is it possible to put just 5% down instead of 20% on a second property? Im just trying weigh on my options with regards to investing.
Miguel Villanueva you’d have to move into your next property for 5% and potentially show that you are covering all the debt of your current home. Best to talk to a mortgage broker.

Angie's current tenants seem to be good but I would suggest that she transition to automatically "pulling" the rent payment vs. having it "pushed" to her for future tenants. You get better feedback on the tenants current financial condition, ability to pay and control of when the payment is issued is in the landlord's hands not the tenant's.
When I started in RE back in the 90's one MAJOR advantage investors have today we didnt... is the internet and vids like this. We learned from home courses and books and audio cassettes which cost thousands of dollars. Networking was the old fashioned way. The internet has created a whole new world for investors and so much free valuable info.
I have found for many average people who go on to build tangible wealth that investment real estate played a role. It may be POSSIBLE to make more money in stocks but intrinsic value, control, certainty, repeatability and simplicity are also factors.
once the story is easy and sweet and easy kind of interesting its a kind of a trap, housing is bad business tenant hold rent destroy properties maintenance will make u cry property hardly appreciate for really what you get is inflation

Just bought my first house as a single female investor. It’s been an awesome challenge.
That's amazing Lyndsey! Where did you invest?
Adam Martin Thanks! In Vermont, I moved up here last year. I bought this 70s raised ranch that needed some love for about half the assessed value, in need of mostly just cosmetic work. After renovations I’m hoping to have 15-25k in equity.
That’s awesome - congrats on taking action! What was your gateway to real estate investing?
That's fantastic! I would love to get back to Vermont some day. Have you been able to find a good network of investors there?
When you go to refinance-- is it the HELOC that is the best one to get?
Really depends on the property and plan you want to implement - a heloc that grows as you pay down mortgage is great
Can you guys recommend an investment realtor in London Ontario?
What type of properties you own
Thanks for the info. I am newbie and would like to learn real estate. When buying real estate do you find your own mortgage or approach a mortgage broker?
Teddy Ramos , I answered your question on my Instagram in video format, hope it helps dude. instagram.com/___moose__/
Hey Matt, do you recommend any books/resources on tax tips in real estate for Canadians? I just started watching your content and it's very inspiring!
thanks for the info!! greetings from spain.
Glad you enjoyed!
What is her FT job? income to loan ratio matters for having 3 mortgages. Her instagram is private
Office worker in the public sector I believe working for health related field.
You’re right - but many positions, especially in government allow for long sabbaticals etc which are great for mini retirements
She bought all the properties or it.s on mortgage
Hi matt i just have a question with regards to taxes. What is the implication of owning a rental property on my taxes? I have a family of 5 my wife and my 3 kids. My wife is on maternity leave right now. Our family income is around 60-70k a year based on my last statement. I dont want to lose the benefits that my kids are getting from the govt its a big help. Im planning to invest on a duplex property. Im here in winnipeg manitoba. I hope you get to see this message. Thanks and more power.
Miguel Villanueva making more money is a problem or more profit ? Paying taxes is a good thing ...
@@JeffWybo Miguel needs help how to pay optimal taxes and the best advise on paying less taxes. Taxes are mandatory and its good to pay
How can I trade in my parents for one's that help me save and pay for school tho?
How much cash flow is she getting from 3 properties? Is this her only income now?
We will see in the follow up video on the properties to come! But I believe she is still working!
amazing! I love her attitude! its so true, people freak out like omg what will I do if cockroaches invade my home!...simple..call the exterminator or whoever needs to take care of whatever issues. stop focusing on the negatives :)

Hi Matt, I'm a huge fan but I'm not in Canada. I'm a member on bigger pockets (the network hasn't really panned out for me in AZ) but I'm very interested in finding someone who is doing what you are doing - FIRE - in the US. I'm having a hard time finding a US counterpart for you... do you have anyone you'd recommend?
I'd check out the Mr Money Mustache Forums for starters to see if you can find a group of people there.
I'm here in tucson having the same problem

Wait...is that a copy of ERE on the shelf?
It’s everywhere! I’ve given out over a 100 copies!
On the topic of Dealing with a student rental. Id rather deal with renting to students then have to deal with finding a contractor any day!
Contractors... le sigh
You just need to sift through that haystack till you find the *one* and then build a long term relationship.
Damn, amazing woman!
Mikey she’s killing it !!
Angie's crushing it!
whats angies background ... PORTUGAL???
Awesome to see a single woman that "gets Montey"---to your success.
How old was she buying three houses ? And how long has she been working her job getting these houses?
Here is a link to the original video ua-cam.com/video/pX0jO4214jM/v-deo.html hope that helps!
I’m currently at 1,265 properties in 2 weeks, I love real estate 🏡
$200 down payment with 1,600 monthly rents. EASY
Is this Britney As @investorgirl Brit? This would be before Instagram maybe?
let her talk bro..... wanna hear some numbers, breakdown the deals that she found
Angie's current tenants seem to be good but I would suggest that she transition to automatically "pulling" the rent payment vs. having it "pushed" to her for future tenants.
100% agree! Thanks for sharing your perspective and experiences!
What market are you investing in?
Is she married ?
I ran a number of mathematical models and found that you make more money on stocks over real estate.
I have found for many average people who go on to build tangible wealth that investment real estate played a role. It may be POSSIBLE to make more money in stocks but intrinsic value, control, certainty, repeatability and simplicity are also factors.
not first 😣
Haha!
shes wearing the same jacket from september so you know shes not spending money
Haha #frugality
she has to pay her bills and mortgages 1st
Recorded at the same time..
What they don’t get into details is the type of tenants they get. 🤔🤔
Angie Instagram please
once the story is easy and sweet and easy kind of interesting its a kind of a trap, housing is bad business tenant hold rent destroy properties maintenance will make u cry property hardly appreciate for really what you get is inflation
You believe owning real estate is always a bad idea? Owning land is never a good idea?
So what business is a good business then?
I feel like if he was interviewing her... he should stop talking and let her speak.
