    Kasey Wong- The most informative real estate investor for multi families I ever ever came across. The quality of the knowledge you learn from him is life changing.     I've been loving these videos Matt and Adam ! Thank you so much for providing such great content to your viewers! Casey is a legend! I was wondering if you ever thought of finding and documenting investors who are making profit in Toronto. Everybody sais you can't due to the cost of property but there will always be someone who asks themselves "how can I?" and finds some method to make it work (airbnb /student rentals /rent by the bedroom). Just curious if you might be considering featuring any content along those lines .

    In the US expenses used to be 50%. Now they’re around 60%. If you’re getting 40% expense that’s incredible.

    Just so i understand.. If your monthly rent income is $20,000 and you set aside 75% (for example purposes) and then divide by 12. ($20000 *.75 /12=$1250) You should set aside $1250 a month for repairs and maintenance?

      I think what they meant was 80% of 1 month's rent. So if you're getting 20k a year you divide that by 12, and then 75% of that so for your example: 20,000/12 = 1,666. 1,666 * .75 = ~1,250 set aside for a year's worth of expenses. If I'm understanding correctly too, if matt or somebody would like to confirm or correct this.
      Edit: I see you listed monthly income as 20k, so your yearly would be 240k. So 75% of monthly income = 20,000 * .75 = 15,000 is what you would set aside for the year

      Especially if your property has an elevator, those are expensive and tend to break down often. I speak from experience in one of my deals.

    I commented on Meet Kevin and Morris Invest and I still don't understand why you can't automate the majority of your tasks in 2019 to avoid needing a property management company.

      For all of our 19 lroperties we have our own staff in the office. A large majority of their time is also spent on following up with leads and marketing activities.

    Hey Matt on average how old are your buildings/dwellings you own? There are a lot of duplexes in my town that are relatively cheap but they are 100+ year old duplexes...yikes!

      A lot of mine are older 100+ years, have 3 that are 30yrs old. Those are the newest. Some of the older ones have been gutted/rebuilt or are solid brick buildings.
      To me their are a lot of factors when looking at age of building and whether it matters. If you get to know an eta you get to know the style of construction then and often know where to focus reno dollars on etc

      I interpret it differently. Money is just a tool we use as a store of value. Tools inherently are not good or evil, that is something we project onto them. How they’re used can be to good or evil purposes.
      If someone makes a proposition for me to do X for Y value and I deem it a net benefit - I’ll do X to receive Y, if not I will not. That’s what Kasey is saying with this.

      @@lennyppm Would you prefer the word "work" instead of "jump"? We all work for money, doing things we don't want to do (aka, "jumping"), that's what 99% of cubicle jobs are - except instead of jumping, we're sitting and getting carpel tunnel. At least jumping burns some calories!
