Currently away on my final little travelling blow out before I make my first attempt at property sometime this year. I just found this video so relatable in the sense that for me being financially free and/or successful is to gain time to see the world and have more time to myself rather than to buy materialistic things.

But when ur properties are pushed into higher rate, it’s basically game over for cash flow.
Need properties in a ltd, but your old properties will be dead investments.
Just bought my first BTL in cash. Have managed to rent out for a really good rent. What should my next move be??

I’ve just had a brain wave and it would be great to hear your thoughts… property does not compound 😮
If you think about it, capital growth - which is perceived as compound growth - is only a measuring mechanism.
Generally, the growth doesn’t crystallise, and carry over year on year; it’s completely fluid and only specific to 2 fixed points. Eg it could be a 5% growth year 1 to 2, or 20% in a 5 year period - you could skew the 20% to get a compounding annual, but again, it’s just the measuring mechanism, rather than an actual compounding.
Don’t know if that makes sense 😂

But there was no capital appreciation for 7 years after 2008
Jan 2009: £162k
Jan 2016: £220k so not a lot, but of course one of the biggest recessions we have seen
Jan 2019: £244k so recovery comes into play and the market realises how underpriced property is economically
Fast forward to Jan 2023: £310k so considering a huge recession. Not too shabby and there was 100% growth. And huge amounts in the right areas
My house 160k is now worth a whopping 240k after 20 years🎉

Should we all be setting up companies instead of buying investment properties in our own names if we’re higher rate tax payers?
