Bill, very fair presentation. Blind bidding, especially in a seller's market, clearly places buyers at a disadvantage while maximizing profitability for the seller/builder. Trying to frame it any other way is disingenuous at best. As a buyer looking to purchase a new home in a community that will take years to complete, I believe a candid honest relationship with the builder/developer is needed at a minimum. Pulte told me many others were interested in the lots at Sea Island. In this market with a million people wanting to get into these neighborhoods yes assume there will be other offers you will be bidding against. Smaller homes sometimes a greater profit margin than the big ones. They ask that question to make sure the house will fit on the lot. I have had a great experience with Pulte and my clients were very happy with them. My clients did not end up buying in Sea Island but It is a great way to give everyone opportunity vs just releasing them then they would all sell in a minute. This gives out of town people, etc... a chance to obtain property and opportunity in this crazy market. They do not tell the new home sales agents the bidding prices so no favortisum is shown since they have most likely have formed some sort of relationship with all the bidders. This is actually a plus for buyer bidding. All my clients have been very happy with Pulte in other neighborhoods as well and how they have treated my clients during the entire process. Cheers!
Thank you for posting this video. I have clients in the same situation and hate feeling like I’m in the dark. I don’t want them to lose on their lot, but I also don’t want them to overpay! I wish there was more transparency.

Sounds like you, as a key realtor in the area, have no ability to get a realistic answer? If they are trying to mark up pricing on you for a completion date a couple years out, why would you need to bid anything up now? Just offer on their posted price. (Or is that price really just a "starter price" or "suggested price" based on speculative/predatory pricing?) I see nothing but trouble ahead. No buyer is going to feel good about this.
