All the checks regarding the tenant should be reversible as well. There should be a record of a landlords behaviour and repairs in order to ensure that the landlord is a good one.
Here in California the law is definitely on the side of the renters. I had to have homeless people living in the bushes at the edge of my property EVICTED. They paid no rent (of course). I misguidedly told them they could stay temporarily out of sympathy. Mistake. They stayed a year and left a huge mess/clutter.
Its a shame that tenants can't do checks on landlords in the same way we are scrutinised. As tenants we have no idea what sort of person we are renting from until they start becoming a problem.
Then you can always look for another home if you think the Landlord is not going to be good . The tenant have so much choice and end of the day the Landlord is taking the biggest risk by taking stranger in his house.

UK Law is pathetic. In Canada you can serve 14 days notice of eviction for non payment of rent. 24 Hour eviction for serious property damage and if they still aren't out you can usually get a court order within a week to 10 days.
What happens to those who get evicted and have no where to go? At least for my local council people get told to not leave a property when asked otherwise they're making themselves homeless and therefore won't receive any help. The whole system is against landlords!
@@TheVanderfulLife I'm not sure what their system is for that. I only lived there for a year and this relates to Alberta province so rules could vary province to province. Anyway yes... As a UK Landlord the system is rigged against the Landlord and you should always be very selective of who to use, build relationships and take a hit on the rent if it means keeping a good tenant on that's proved their credibility to you. The funniest thing for me about the UK's situation are the facts about the housing shortages and if you own perfectly viable road frontage land to build on.. they will still refuse planning unless theres something in it for them! Even these newer 'Areas of Interest' So slow to do anything... Pathetic system (basically corruption & jealously). I'm talking about 2 of the most affluent home counties here.

I have a tenant now in my house who moved in, not only with just fake references and fake documents but he is living with a stolen identity. He stole some senior director's bank account, and passport use them for credit checks and got through credit checks and got hold of keys of my property. Ever since, I am having nightmare's dealing with him every month. Recently I came to know that he is not the one who he says he is through private investigation.He stole the passport copy of the senior director and pretend to be the senior director. He is now 4 months rent outstanding. He doesn't open the door when I knock, He doesn't respond to phone calls and emails. I am terrified now how much criminal background he has...
I'm curious as to the percentage of bad landlords in England, when I lived in Wales no problems but in England every property I have rented have had awful living conditions and disrepair. I don't know if it is just bad luck or the way it is.
Really great engaging talk! What about the bad landlords too? I know of one that council issued penalties to, long list of broken rules plus very bad health effecting building maintenance! You can also never judge a tenant on looks or if they get benefits, I’ve come across tenants who seemed posh, but were so filthy, and ones who get benefits but were clean, decent. Also found out there are new laws being created this year by Westminster for Landord licensing.
This Tory government is constantly attacking small private landlords. Why? Firstly they want to help their City friends and secondly it makes them look all cuddly and caring - a win win situation. Tenants are king these days which is why I believe rent protection insurance really matters. But all power to Paul Shamplina.

Law is with the renters in uk as well. The law wants us to be their Carers and treat them like baby .
