      @@EdParrott-KW-Knoxville only took over a year to go contingent, definitely wasn’t because it’s overpriced though I’m sure. Curious where the buyer is from though too

    My favorite state and just south of my favorite location East Tennessee is definitely one of the best places to live in all the states

      Thanks for watching! You're right! I'm from middle TN originally and have lived from Florida to Alaska during my 70 trips around the sun! I moved to Knoxville in 2001 and after my 95th trip around the sun they can scatter my ashes on Rocky Top!

    I can see why it's owner financed. No bank will take it unless you put down 80% in cash.

      Well is't not quite THAT bad but you're right financing land generally requires a higher down payment AND the interest rate is higher. Around 8% is what I've heard from mortgage companies that will even do a loan on vacant land. That's what makes this one so attractive at only 5%. Of course there is a five year balloon but by that time the buyer's house will be finished and they will be able to get a regular mortgage. Thanks for watching!

    No gravel drive way. Its not a mountain top either. I agree w other viewer price is absolutely not worth it.

      If it's not worth it to you then you shouldn't buy it. There is a property for every buyer and I hope you find the one for you! There is also a buyer for every property and in fact this one just went under contract this morning.

      The last time I shared the link below the property was under contract. It has since closed so feel free to click the link again to see the closing price. What any real estate is worth is determined by what the market will bear. That means bringing a willing buyer and a willing seller together. This particular property has the privacy and outstanding mountain views the buyers wanted. They will be building their retirement home on top of the ridge. I will be documenting the progress so if you would like feel free to watch the videos as they are posted.
      As for me being snooty, I think it's you that has a feeling of superiority deciding for other people what that want, can afford and calling them a fool.

      While this is forest country and a wildfire is a possibility, there hasn't been a fire on this property to my knowledge. There was a fire northwest of Del Rio in 2021: www.fs.usda.gov/detail/cherokee/news-events/?cid=FSEPRD905359

      Electricity and fiber optic internet are on the property. For water there are two options. One is to drill a well which based on past clients experience will run around 12K and the other would be to build a holding tank and catch the water from the spring. That is a relatively common thing around here. If I did that I would want to install a UV purifier system in the line just to be on the safe side. The last client that did that got their system for $700 and it is rated to purify 25 gallons per minute. The owner will need a state permit for the septic system which on this property has already been obtained. The septic system has not been built.

    This doesn't have any Great scenic view. And asking 10k/acres isn't worth it. Also i dont see any decent timber that can be useful.
