The roads into 805 Punkton are all paved. Starting with US 25/70, TN 107 and Old 15th. Punkton Road is a county road and is paved although it is narrow. Most places are what I would call 1 and 3/4 lane but there are a couple of sections that are just over 1 lane. It can be a squeeze but the good news is there is little traffic. The property owners report about one car per hour.

      Thanks! Actually the signal was clear till I bumped the tuning dial. I tried to retune it and it was too touchy for me to get it reset. Soooooo, I just posted the short, sent a link to Chris and told him I screwed up his tuning and he would have to fix it.       Good morning Scott. The asking price is 215,000. It is located in Cumberland County on the plateau. I have a regular client that runs campgrounds and had made this for him. He lives in Del Rio which is about 120 miles away so he decided that was too far to operate a campground. If you are interested and live out of state I can go back down and get some more detailed video and photos from the road that would be best to use for an entrance.

    ERROR CORRECTION! At about 18:00 in the video I said that title insurance covers your property till you die or sell the property. It's true that a new buyer will have to get their own title insurance but when you die the title insurance should still be in force for your heirs. On the other hand, if you gift the property to anyone before your death the new owner (even if one of your heirs) will almost certainly have to get a new title insurance policy to cover the property. Sorry for the mistake! Thank you Jeff for asking the question!!

      The last time I shared the link below the property was under contract. It has since closed so feel free to click the link again to see the closing price. What any real estate is worth is determined by what the market will bear. That means bringing a willing buyer and a willing seller together. This particular property has the privacy and outstanding mountain views the buyers wanted. They will be building their retirement home on top of the ridge. I will be documenting the progress so if you would like feel free to watch the videos as they are posted. As for me being snooty, I think it's you that has a feeling of superiority deciding for other people what that want, can afford and calling them a fool.

      Yes indeed! Many people are electing to downsize to tiny homes. This land is unrestricted so tiny homes could be placed there. You would need a state permit for the septic system.       Well is't not quite THAT bad but you're right financing land generally requires a higher down payment AND the interest rate is higher. Around 8% is what I've heard from mortgage companies that will even do a loan on vacant land. That's what makes this one so attractive at only 5%. Of course there is a five year balloon but by that time the buyer's house will be finished and they will be able to get a regular mortgage. Thanks for watching!

      Electricity and fiber optic internet are on the property. For water there are two options. One is to drill a well which based on past clients experience will run around 12K and the other would be to build a holding tank and catch the water from the spring. That is a relatively common thing around here. If I did that I would want to install a UV purifier system in the line just to be on the safe side. The last client that did that got their system for $700 and it is rated to purify 25 gallons per minute. The owner will need a state permit for the septic system which on this property has already been obtained. The septic system has not been built.

      Crime is horribly high! “Crime in Zip 37727 (Del Rio, TN) Crime is an issue in Del Rio, Tennessee, with the violent crime rate being 58.9 which is more than double the US average of 22.7. Property crime is also a problem in the area, with the rate at 82 compared to the US average of 35.4. These numbers are quite alarming and it's important that law enforcement and local community members work together to create a safe environment for all citizens.”

      The population of Cocke County TN where Del Rio is located was 36,400 in 2021 (the latest data available). Here is a link to the crime report for 2022 (again the latest data available) from the Cocke County Sherrif's Office as published by the TBI: crimeinsight.tbi.tn.gov/tops/report/violent-crimes/cocke-county-sheriffs-office/2022 If you think ZERO murders, a total of 18 sex offenses and 105 assaults for the year is more than you can risk then I suggest you stay in the big city where you're safe.

    Thanks for the analysis. One of your comments got my attention on rates vs cost of shelter. Granted higher rates have increased the cost of mortgages. But, the other side of the coin is that near zero rates have led to the spiraling housing values spurred and exacerbated by the high inflation due to those cheap borrowing costs. We have been on a steady decline in rates since the double digit rates we had 40 years ago and we may just be rebounding off an unsustainable bottom in rates.

      I agree, the Fed kept the rates so low for so long it stimulated the market too much. I would like to see the Fed slowly bring the Fed Funds target down to the 2.5% range.

      @@EdParrottRealtor I think the problem is not higher rates, I still see 7% as low rates compared to the double digits I have paid in the past. The problem, as I see it, is home costs have skyrocketed in the last few years. The values will probably drop due to market conditions, interest rates just being one of those factors. Housing cost is up 7.2% in the last year, so we are way above the 2% target and double what the reported CPI is. In that environment, I don’t see rates dropping.

      @@bruceharkness4497 Absolutely the price of homes has gone up too much too quickly and has in fact out paced inflation. The point I was trying to make at 14:05 in the video is that the Fed is part of the problem at this point. They have gone from one extreme to the other when the Fed effective funds rate was basically zero from 2009 through 2016 before coming up to about 2.4% over the next two years only to drop to zero again till 2020. In 2022 they started their aggressive campaign raising the Fed Funds target rate resulting in the (relative) higher (certainly no where near Jimmy Carter levels) mortgage rates. This has had the effect of discouraging potential home sellers from going on the market when their existing mortgage is in the 3 to 4.5 percent range. Only time will tell what the outcome will be. I am awaiting the result of the FOMC meeting on the 31st and HOPE they AT LEAST pause the rate hikes.

    Gas for you was $32 in the middle of a pandemic with lots of things shut down vs. $50 now with everything open and a war in Europe. I don't think you can blame the Biden administration for this change.

      In 2019 gas in Knoxville was 1.89/gal well before the pandemic.
