You're a bit harsh on the Bay Islands ./ One can in fact buy food at at full service grocery stores on both Russell & MacLeay Islands . The 2021 Census count was 7629 , which is more than a "few" people living there .

You unfortunately missed the mark on the Bay Islands. Perhaps more research is needed. Hard to get food?. You can’t be serious. Woolworths delivers to all islands 7 days a week. Not to mention IGA on Russell and SPAA on Macleay including cafes, doctors surgeries etc. The ferry goes from 4am to 11pm and later on weekends. The services are pretty incredible and just 20min Ferry ride to Redland Bay. Properties prices have been increasing and thankfully the islands are going through a gentrification process while some waterfront properties are hitting the Million mark. While I agree Island life is not for everyone there is a movement of corporate people making the sea change where they can live a sustainable lifestyle by the water without the million dollar mortgage being trapped on a small 400 to 600 suburban block. Some people thankfully think outside the square. Also a short boat ride to Peel and Moreton Island for boaties. Gosh if these islands were near Sydney they would be exclusive (think Scotland Island) but in Queensland its just a hassle. Strange.
thanks for the video. But I noticed when you are showing your map its hard to follow your cursor and find the location your talking about. Maybe try changing the color of the cursor or pointer.

i wonder what do you choose: a townhouse in wynnum west or a suburban house with land content for the same price like in the logan area.
I'm generally a land value first type guy. So probably the house
Why is being next to a bay any better than inland (same km away from CBD) if it is not like you can go to the beach?
No beach but... bayside has markets, breeze, water, views etc. Lots to like about the bay!
