- Purchasing a property in Portugal has become popular but what about buying something outside of one of the big cities like Lisbon or Porto? The region of Alentejo is rural but has a lot to offer, especially for finding deals. Josh from ExpatsEverywhere talks to Afrora, an expat from Albania who lives in Denmark but loves Portugal and has decided to buy her first property in the country. You hear people talking about great content and quite often it’s not that great. This video however is. Some aspects I really liked. The calm tone and paused explanation, none of that hyped up thing aimed at impulse buyers were you see the salesperson jumping out of his socks. The professional image that was projected offering the services gave a vibe of having nothing to hide and leaving the customer in control. The fact that customers are coming in trough word of mouth is always a plus. Overall in my opinion this is a winning formula. Congrats for making it easier for investors both domestic and foreigners. You guys are doing a good job, this video just took your content to the next level. Keep it up always in a safe way.

I love Portugal, too but it does have its scammers. I recently rented an apartment using an off brand RE agency. Both the agency and the apartment owner appear to be criminals. Only use major internationally known RE agencies. If something seems suspicious in the lease write an addendum even if it is in handwriting. If they are legitimate they won't mind. With more and more people coming to Portugal, we will see more and more scams. If anyone knows the government agencies that deal with this, please let me know.

Not sure where you are in Portugal at the moment (so timing issue)....only we close on our Vacation Villa in Obidos (Caldas da Rainha region) in 10 days. If you wanted to interview my husband and view the area and villa to include in your series let me know. We were forced to purchase immediately because of our pets. Our goal is land for Tents and Events. That said - it's a beautiful region with spectacular nature and beachside activities to enjoy that many ex-pats (especially the middle class looking to purchase) will love to call home.

@@walteruth209 you’ll be very limited with choice and you’ll want to find a rental before arrival with the dogs. We were forced to buy because of the pets

120,000€ is way too much to ask for that property. The Portuguese market has been really hot for a while now, but 10 years ago that property probably would have been 30k€. It will be interesting to see how things evolve and whether or not foreign interest in Portugal will wane. Most of the foreign buyers don't buy through the Golden Visa. To me, it's still not a given that Alentejo is a great place to invest, though he's right prices will likely increase over the next five years. So many Europeans are being squeezed out of their expensive cities, which are terrible places to invest, so they look to places like Portugal. I'm still not sure the Portuguese market can support this long-term and that we won't witness a major Spanish/Italian type crash 10 years down the line, and all these foreign buyers will be stuck with unsellable properties that are worth less than they paid for them. We shall see.
Interesting, different point of view. Legit, of course. What I did actually miss was the answer to Josh's question regarding overall yield on this project, all costs included. Are we talking 2%, 5%, 8%?
@@wolfgangwust5883 That's because he dodged the question and didn't answer! Definitely 2-3% (before 28% rental tax!) and not 5% or 8%. What I said above is not unreasonable when you consider Portuguese demographics and the fact that it's still a very high tax, highly bureaucratic, low wage, left-wing country. I honestly have no idea how it will turn out, but I do know that as of right now the local economy alone cannot support this outside of Lisbon, so it will depend on the long-term strength of foreign interest and tourism flows. If those last long enough, perhaps the local economy will be strong enough to sustain things from there on out. Though that seems like a tall order considering governance and demographics. Absolutely nothing against Portuguese people, who are generally incredible, increasingly well qualified and very hard working! And it's still a much better choice than Spain, Italy or Greece, if you were only looking at Southern European countries...
I definitely thought that was high from the research I’ve done but wasn’t sure.
that is also in my mind ,this type of property is in a small village in the middle of Portugal,really really no one native portuguese people is going to invest that value in a sub-suburban building and even get the will to invest about 30k+euros to refresh this particular house,only foreigners who are used to handle with something 3/4x times more expensive else where in europe..people open your eyes the trap is wide open visible...
From our perspective traveling around and speaking with realtors, shopping around ourselves, or even looking on idealista, €500/m2 seems to be pretty good. The town itself is much more developed than other towns/villages we drove through in our time in Alentejo so in that regards and it's proximity to Évora, it's good. The property itself isn't a ruin albeit needing some definite TLC esthetically.
In regards to the yield on this specific property, the home owner didn't want that published so we can't share it. We reckon it'll be better than just a couple percent, but we haven't been told either. Each deal that MOL does is on a case by case basis and that's only if they're helping someone acquire an investment property that the owner wants them to manage. They can help people buy their dream home, an investment property that the owner is going to manage, or like this one, they can do a full-service management after purchase and renovations. - Josh
Excellent video and information. I would have liked to hear more about how much rent that particular house will attract monthly. This is the only way to know if this is a good deal or not. Cash flow is king!

Hey guys, great to see that you are looking at various angles with expats living in Portugal; not only liveable places but helping people purchasing properties, setting up NIF and bank account, helping out with renovation etc. Due to the language barrier/s, it can be a challenge for a foreigner to do renovation in the country especially in the countryside. I have a suggestion as a potential episode: Many vloggers tend to speak positively about living in Portugal but there's also the realities and setbacks living in Portugal especially from a third country. What are the potential challenges faced and especially what steps to take once you received your residence card. I learnt the hard way and I think that's something potential residents should anticipate. Great sharing guys!

I wouldnt pay more than 70k for that property. Especially in a small villa like Arraiolos. And with a ton of renovations needed. This just proves how impossible prices are rn. I couldnt afford that house and im curently 29 years old, judging by how shitty the market is for nationals, ill be 35 and still living with my grandparents until i can buy anything. As much as i love turism and foreigners to enjoy our country and culture, respectfully.. please just buy something somewhere else. Spain is pretty much the same exact thing with a different language and food. This is ruining chances of Portuguese people to afford a simple T1, soon, everywhere.

Unexpected pleasure to see this. I've wondered about such things as how to get contractors, or how one might rent out a property when outside of Portugal. Great to see these options. Also great to have the information about how the Alentejo region is becoming more of an interest. An hour outside of Lisbon might be a really sweet spot. Good stuff, thanks for this!

Great video Josh and crew! Very informational and helpful. I think for a future video or series perhaps is talking about the differences in real estate transactions here in Portugal vs. the U.S. or other countries like the U.K. For example, in Portugal a seller can have multiple agents listing their home. The buyer has to decide which selling agent to call, and how do you find an agent who will work with you to find more than just the properties they have listed. Made of Lisbon has found a niche that we believe is needed for at least foreign buyers who may or may not be in Portugal. Keep up the great work.

They will do well. The turnkey real estate model will always be appealing to investors that want to scale their portfolio. Cash flow on standard rentals will be a challenge because of relatively low wages but high-end short rentals catering to tourists would yield better ROI. I suspect most out-of-town investors are eyeing the appreciation that will happen over the next few years more than cash flow.
Sounds like you, sir, know what you're talking about. That's precisely the way we see it and pretty much how their business model works best. MOL guarantees an ROI, but when they manage they'll maintain the flexibility to do short or long term. - Josh & Kalie

This was a very informative video, and quite well organized. I was hoping you can close the loop on the investment side, which is, having explained the cost side of the equation, what would the return side look like? Understand the homeowner's reluctance to discuss investment returns, but just knowing, for example, if the 3 resulting apartments/flats rent for X, Y, and Z per month, then its simple math to estimate a cash flow, and compare that the monthly cost of a $250k property (120+ 130ish in improvements), So, would love to know what a T1, T2, or T3 goes for in that area. Also, a bit about local employment - if unemployment is high, then it better appeal to outsiders, right? Thanks again for a great addition to your repertoire!

It was great because they took care if most of the work, like scheduling, inspection, getting an insurance agent (here on the island bc lots of major (STATE FARM) will not cover anything South of I-10!!!) MY point, I loved both mine! Would use Sam again if I moved back to Maine and Sybel if I sale this and buy another in this area.

I have two small questions about moving to Portugal from the states.Firstly how expensive is it to furnish a home in Portugal, the other question is whether I should import my car from America as I hear cars are expensive to buy there,thank you.
Hi Christine, the car thing is a little tricky so you'd just need to make sure you register it properly to legally keep it cheaper than buying a new car here. Furnishing a place can be as cheap as you'd like within the IKEA budget or you can spend 10Ks on going more premium. - Josh & Kalie

Alentejo is the best region in Portugal. My opinion. The towns are beautiful. Real Portugal and Portuguese. No coast no beaches but it’s not too far.
