Buying an rv park seemed like a good idea at the time, but within the first few weeks of campground ownership, the RV Odd Couple have already had to kick out squatters, deal with leaks, and manage renovations.
Camping just isn’t what it used to be. So the RV Odd Couple bought a campground. But they literally have to close the gates before they could even open the doors. Hi John,I have worked for a forest preserve in lake county Illinois for 36 years 5 months.I do alot of tree and brush cutting and removalI saw you cutting a tree at beginning of video and I felt I have to warn you.Chain saws are killers Accidents happen without warning.PLEASE,PLEASE start wearing safety equipment.You will be glad you did.One slip you can lose a leg or die.I have seen it Safety equipment is worth the money.
Hard hat,glasses,ear plugs,gloves and above all chain saw chaps.You will thank me and your wife and child will be grateful in the end as well.

Wow, congrats....y'all really dodged a big one on that squatter. Just like the beggers at the convenience stores. Had a guy at the pump next to me with a decent car ask for $5 in fuel. Told him I didn't have any help. But he had this big story of being down here for a job and needed $ to get back home 3 hours away. 2 days later, I stop at the same store and he is there again....same exact story. Funny he didn't recall me 2 days earlier with the same story. I reminded him and told him he should change it up every once in a while
Your campground sounds amazing! One thing is please please please leave some 30 amp spaces for those of us who have 30 amp rigs. Congratulations to you guys!❤️
I know this is an old post but I hope you discovered a dog bone adapter option? 50amp won’t hurt you at all and you still can only use 30amps of the service provided but 50 amps available just makes these sites versatile for all comers. Even 50amp rvs can adapt down to a 30amp service but they just need to be aware of what they can run at any given time for their more power hungry rv. Hope this helps? Happy camping.
@@johnboylong40 truth! Get an adapter as park's are upgrading because of the flux in sales. It's always good to have those accessories like leveling blocks, water jacker for the hose, an elbow for your city water so your hose doesn't crimp at the ends.

I've been watching since I got my camper, learned so much and escaped mistakes. That place looks beautiful, please don't let it turn into a corporate lot, please keep it rustic as is.... so new generations can really see nature's beauty

I’m sure y’all know that. Let one of their engineers come out and evaluate what ya trying to accomplish with power and what they willing to supply on their end

John, at the beginning of this video, there is a very brief segment of you cutting a large log that is higher than your head. Please, please, please never use a chainsaw above your chest level. Kickback can be swift and deadly even before the kickback brake can engage. We all want you around for long time.
I ran a call very similar to this scenario when I worked as a paramedic. Please heed the advice above, John.
You could offer those two, tiered sites you show as buddy sites. I hope you will offer 30 amps for those of us with pop ups and small campers.

Make sure the Trees are Trimmed from the Bottom up. So the 5th wheels don't have to rub against Tree limbs on the side or Top of the 5th Wheel. 👍🏻👍🏻🇺🇸
I cannot wait until you’re open. I travel through that area often going from NW Arkansas to Florida! Camping is trees and woods, open spaces not an RV resort full of concrete.

Just joined the advisory board. We don't even own an RV LOL. We have always talked about camping but never went through with it due to limited availability of sites and the fact that most campgrounds have you packed in like sardines. Look forward to camping in your big beautiful wide open campground with my husband, our 9 years old son Joseph (and hopefully our 2 dogs Moose and Oliver). We would love to camp and assist with whatever we can :)

I have a friend that ended up paying over 10,000 dollars to kick out 5 trailer groups who she found in her dads property. After he passed away they found out he said one could stay a few days and it had a domino effect. Her father passed away and the property was hers but they had to actually evict them! They didn’t go easy.
That experience is just WRONG on SO many levels! Rights to ppl stealing? I will NEVER understand. Ever.
Criminals are Opportunists…do not give them an opportunity.

So happy for you guys, I'm getting ready to hit the road to full time RV, with just me and my dog Lola.. will be a change, retiring at 50, and doing it alone, my reason for doing this is the year I've had, broke my neck in March (1mm away from paralyzed) definitely a god thing! Dr was in awe. Lots to share about why I'm taking this journey. But to circle back, I am a carpenter by trade, and got skill... "RV parking lots" are one thing. I'd rather have the ground under my feet and be surrounded by nature. I can't wait to visit someday. I think hosting a Scout Jamboree and letting them rebuild their structure, train, camp and earn badges there will go a long way to community relations and give the kids LASTING memories.

That is great that the police gave you good advice. Landlord/Tenant laws are too broad in some places therefore allowing people to screw people over. It sucks that being nice can get us in trouble.
Great to hear your comments about Boondocker capable campers being allowed there. 30 amp works just fine when simply recharging Battleborn batteries if needed

Probably time, it takes a lot of work and time to run a successful campground year in and year out. Especially owners because most of the time they are doing everything from HR to maintenance to bookkeeping to electrical and landscaping. Do some workamping and most people realize that owning a campground as a small business is tons of work.
My wife and I owned a Jellystone Park for 21 years. The work and experiences you and your wife are going to be so varied. My daughter is writing a book fifty reasons not to own an rv park and how to overcome the adversity, good luck, we'll be watching.
Your campground reminds me of the difference between our government owned campgrounds and privately owned campgrounds. You protect and embrace the nature the privateers see it as a roadblock to maximum profits. Congrats to you both I think you have a WINNER!
In Eleven Mile Canyon Colorado there was a Scout camp in 85. It was renovated by the Army Core of Engineers in 85. It’s an amazing place. The C company stayed there and used the kitchen, and all features. Excellent drawing card.

Are those sites usable during the rainy season? I would think that the unpaved surface could bog down any heavy vehicles trying to maneuver over them.
To get sites with more room, I usually avoid privately-owned campground. I go to national forest or state forest campgrounds generally. They don't necessarily have all the amenities and activities, but if you want a big site in a beautiful forest where you can enjoy the outdoors, avoid most commercial campgrounds.
Congrats on the work that you've done. Owning a business is a lot of work. Stay strong. You have a dream and it can happen. You have a lot of people wanting you to succeed and are praying for you.

Squatting is becoming more prevalent as housing costs skyrocket. A scout camp in Georgia had squatters trespassing after their time camping in the national forest reached their limit.
Way to go, Chickies!! Having fresh eggs is so cool. Given the amount of land you have, could you increase electricity flow to sites by installing panels on tall posts, like cities are now doing on telephone poles? You wouldn’t need to take an all or nothing approach, but a complementary approach. I’m in love with your campground and totally agree that the trees make it just so lovely. HAHAHAHA!! Thank you so much for the flight attendant hand gestures. I would have been SO CONFUSED otherwise. :-) :-) :-) No need to explain boundaries. Timing is everything and it’s important to take your time and do things rightly. Take care and it’ll be great to visit the campground when the time comes.
Squatter should have come up with a better excuse. I saw a couple use a birds nest on their camper as an excuse to stay at a campground longer. 😺

OMG!!!! Thank God you have the police and the community in town on your side. That woman could have done more than just squat, she could've "fallen" and sued the pants off you. After seeing this video I definitely want to come down. But I need to buy a suitable rig and sell my house. But more importantly come up with the money to be a board member. Question: Do you have wooded areas that can be developed now instead of the open area? I ask bc I think the open area that you're putting new sites on may be better used as common area.... I feel like putting sites in the open area is going to be no different than the stuffy close sites as in most campgrounds... just a thought...i love all your hard work and enthusiasm is this!

I live in Michigan and we have tons of beautiful campgrounds here but as you say spaces are tight,I know we have a few rustic ones we stay a lot here but your is wonderful..hope we can make it down there some time...Congrats on your new adventure of RV park ownership

My son wore the “same” t-shirt for most of gr 9…he had 7 copies of the same event t-shirt….maybe John has a few copies! (Hubs was in radio so that’s why we had so many of the same t-shirt 😂)
It makes sense to build those new sites, and once they are open, then it won't be too much of an issue if you have to close some of the existing sites to get them cleaned up and upgraded.

Sounds like you got pretty good plans. My thoughts, which you may have already thought of, is that after you put in the new full service sites, you could run new lines to the old sites a couple at a time so you will only have a couple sites at a time closed while renovating the old electrical systems. And whatever else you want to do with that camping site.

Somthing to check with your power is to have an electrician check the conections coming into the main panel from the meter. Over time connections can get corroded and or loose and if the neutral connections get loose you can get issues with power going up and down voltage wise. It would worthwhile shutting the main breaker down and checking every hot wire connection coming out of every breaker in the main panel and every ground and neutral in there too. Going to each site and opening each panel and re-tighten each screw connection would be a good idea as well. Just re-tighten every connection you can find basicially.

I'm no plumber but the depth of your water lines seems a little shallow. Did you plan the layout so they can be drained in winter? Do you think it will be a problem in your area. It might never freeze in central AL.
Yeah, that’s not below the freeze depth for sure. Maybe they close for the winter and drain it all.

I love how the sites have fencing around the campground. You know where your boundaries are without question.
Those fenced areas are ours as well. We’re lending them to the neighbor for their cattle

The new parking is gonna be so nice. That property is stunning. I am a handicap RVer. I also have a handicap accessible rig, with a ramp that goes out the side. Please remember to make a few spaces a little wider so rigs like mine can park.

Don't forget companion sites. We have friends that we camp with and we like to set up facing each other. Finding sites that can accommodate this have been few and far between.

Your vision for the campground is wonderful. I especially liked the mention that you would want to place restrooms/showers in an area for the primitive/tent sites of the future. I have tent camped in places where for some reason the restroom facilites are far away and located by the self-contained RVs. :-( Not a lot of fun to wander around in the middle of the night with a flashlight trying to get to the facilities.
probably those bathrooms are for the RV-ers that do not want to use their own toilet to avoid having to clean out the toilet waste out of their RV

You guys are doing an awesome job. We are new to the RV life and I agree it is a paid parking lot out there. Your place is going to blow the others away. Keep the family owned park theme going and we will see you guys down there sometime.
One tip would be to use google earth to show above the park when showing where the roads and future layout is heading. It is so cool watching you guys create the ultimate family RV park!!

We will be watching for the grand opening and make a trip out there. I know its a lot of work and planning. Nothing better than working for yourselves. God bless!
