I have just paid a €10k deposit on land at the end of August and am now told it could take to the end of the year to complete the purchase as the land has to be split. Why didn't the owners split it before putting it on the market?
To those few who question the price, apparently believing real estate prices should be what they were a couple of decades ago: There is no way you could duplicate this property for this price. The amazing infrastructure and the brilliant, environmentally correct improvements to the land are well beyond any other property I have seen on offer anywhere on any of the Portuguese real estate UA-cam channels. In this case the price is entirely justified, the owners have invested huge sums of money and countless hours of hard labour to create this stunning permaculture farm. They have demonstrated an unusual level of respect for the land, and for the future generations of people fortunate enough to live on it.
Portugal in general is waaaay over priced, with so many properties that are abandoned in cities and in villages. Instead of offering incentives for fixing these properties up and therefore alleviating the high prices the government seems intent of getting property tax from cashed up estrangeiros.
What a delight to see Melanie again, this collaboration was beautifully done, kudos to you both! Words fail as I attempt to show my appreciation to the owners for their stunning, environmentally conscious, creation of this permaculture farm. They have set a high bar for others who care about the land, and wish to preserve it as a thriving, productive garden oasis for future generations. Well done, kudos and hats off to them!

I don’t understand people complaining on the price point? I thought at least $500k , was aghast at only $325k. This is a move in ready, beautiful property. It’s top notch designed . The owners should be very proud of their work.

Me and my husband were looking for off grid properties, honesty this is so well worth the asking price, the owners have done an amazing setup. High quality and everything was thought about. We were impressed.
Why not say, central Portugal, west of Coimbra, close to border of Spain? Beautiful home, but overpriced. Foreigners buy property in Portugal and then they try to sell it for double the price that they bought it. Love your videos. Thank you for sharing the property with us.
I agree that lots are overpriced, but keep in mind there's a lot of labour and material costs. Until now I've seen a lot of ruins for sale and apparently the Portugese are not in for renovating them. Always foreigners who did the renovations.

Yes, the house is beautiful, and a lot of work has been done on the farm.But i agree, that it's a high price. In my opinion, because of the location. Also not everybody wants to live completely offgrid, a bit isolated. Properties for let say 400-500k asking price (with perfect houses) are often close to big cities, like Coimbra, or also Castelo Branco, Fundao, Covilha. Also sometimes with much more land. Maybe even the owners have put too much money into this property. Which can happen sometimes. On the other hand. I am sure there is someone out there for whom this is the perfect place.
Stunning! And all done... worth its weight in gold. Realistically, it would not be cheap to have someone do that work for you, so I don't think it is overpriced.
This property is a dream. I fell in love with it as soon as I glimpsed the kitchen as you entered the back door ❤ And I could feel the love that went into recreating both the house and land 💚 Now all I need is the rest of the dream where the money to buy it materialises 🥰

Absolutely love it, unfortunately just slightly out of our price range as we have to put in special medical equipment in but seems well worth the money due to the infrastructure, hope owner writes down everything done & where its all linked & how too operate it, as would hate for someone to break it by accident!

Excellently built and fantastic outdoor water system. Considering all of the technical bells and whistles, in addition to off grid electricity, it's not that high of a price. Perhaps if it had an additional bedroom, it could be well worth it. Also, the cabin at the edge of the property could be fixed up as a rental.

Beautiful property 325k euro bit much , if you break it down , solar panel system 15-20k main house 150-175 ,1.4 hectors of land 40k plus 10-20 k water fencing and so fourth , I have it down for 225k to 255k

Sorry, can't resist this one - a "boar hole" is what the wild boars leave behind when they've been rooting up the land... 😁 (Please forgive me, I'll just grab my coat on the way out...)
A bore hole is a narrow drilled well, often quite deep. The pumps are often submerged in the well itself, with only the water pipe and electrical connections visible on the surface.
Would it have been a problem if you had indicated the asking price of the property? In fact you should start your videos with the asking price and acreage of the properties right at the beginning. You'll get more viewings and of course, you can also safeguard your commission as a broker agent when the property is sold.
Im not sure broker or agent. I only make video tours. I usually don't put the price into the video as it can change over time but can't be changed in a video once its uploaded. I do put the link to the property on the sellers website so that buyers can see the latest updated price info directly.

Location actually depends on the person who’s looking for a place to live. Some like being close to city amenities and others enjoy the country. It is well thought out and full of everything to set u up for a self sufficient lifestyle
This property is exactly what I'm looking for but I'd like it to be more south. Central Portugal is beautiful though. I don't drive so would like it if you could give details regarding public transportation and how close or far away is it. Also what amenities are available in the nearest village would help.
Central Portugal isn't really a good place to live if you do not have transport. There are busses and trains but they do not run as frequently as they do in the major cities on the coast like Oporto, Lisbon, Faro etc. There also aren't as many Uber taxis in more remote areas outside of the larger towns.

This property is exactly what I'm looking for but I'd like it to be more south. Central Portugal is beautiful though. I don't drive so would like it if you could give details regarding public transportation and how close or far away is it. Also what amenities are available in the nearest village would help.
Central Portugal isn't really a good place to live if you do not have transport. There are busses and trains but they do not run as frequently as they do in the major cities on the coast like Oporto, Lisbon, Faro etc.
There also aren't as many Uber taxis in more remote areas outside of the larger towns.
