Oh my god...this seems like something out of GTA V. Looks beautiful, amazing, and those countertops.......omg i love it. One day i shall get a condo like this! I receive it!
Generally HOA pricing depends on square footage. Since this unit is larger, the HOA is $2311/month and the sellers are offering to pay the 1st year of HOA dues for the buyer
If you can afford 1.6 mill for a penthouse, the HOA shouldn't be a big deal, just saying. If you buy an expensive sports car, do you care about the price of gas??? SMH in Australia.
@@davidgolf3245 1.6M really isn't that much for real estate today. However, it's not uncommon for some HOA to run 10% or more annually of the unit's asking price. In this case it would be $160K a year, or roughly $13.5K a month. For a unit at this price, that HOA fee would be a serious consideration to purchase.
@@aquicktake WAT?! 10% annually? Where dat? You can see in prices, sometimes, that the HOA fee does make a difference in the selling price. If you go into Las Vegas' One Queensridge the HOA fee is a flat $3200ish/mo. So the $15M 15,000sqft units are $3200/mo. The 2000 sqft $1M units are $3200/mo. That part doesn't bother me so much, but now imagine a special assessment comes down... "oops--gotta do $40M of work on the two towers...split 200 ways evenly, that's $200K each". no big deal for the $15M unit. Boy howdy that's a problem for the guy who paid $900K. (I don't know that they've ever had a special assessment or that this is how they'd split it, but if the HOA fee is split evenly regardless of square footage or unit selling price or whatever, why wouldn't the specials be split evenly?) I have to believe this works to push the prices of the smaller units down.
It is something to consider 2300$ a month I rent in a lot of different places even in Vegas u can get something for 2300 a month…but on the other hand The fee pays for all the amenities…fellas at the end of day you gotta pay to play it’s Vegas baby
I'm going to live in this specific unit in the future. I added this condo on my long term goals list.
@@jasongrady259 we love a manifestor ✨✨

Thank you!
Amazing unit! Love the high ceilings and windows. Great view!
Love a strip view!
I didn't know Panorama had lofts! Cool place
It's a rare find, lofts don't go up for sale very often in Panorama. Thanks for watching!
and you have the beautiful fwy to look at during the day and night... all for 1.3 million.
Wow! Super unique. Love the projector setups…reminds me of some of mine 😅 Probably won’t be on the market for long ⭐️
Projectors with surround sound are a must!
Awesome video! How's the HOA dues in there? Too bad you can't have broker open when us CA agents visit!

Is sgecselling the condo or herself?
Needs to be updated.
Thanks for watching
Is the price a secret or something?
It's on the thumbnail of the video, $1,375,000
Hi Sarah…… Why did you not tell us what I am sure is to be an incredibly expensive HOA

The outside view right on the highway is a significant downside IMHO.
Still up for sale
Yes
Cool unit! Having traffic be your view 24/7, not cool! Hard pass.
The city lights are stunning at night and luckily Vegas has way less traffic than California
@@SBluxury Yeah, I bet the city lights at night look amazing. You ain't lying about the Cali traffic. ;)
A million dollars 💵 too much
