If I’m watching tv and have tv against window I want the next window blind opened at night. I love penthouses. Someday I would love to have one seasonal. Live in Florida all year and own a penthouse in Vegas only for summers and new years holidays. Vegas needs to think about building the Porsche Design Tower high rise found in Sunny Isles Beach, Florida with the car elevator that brings your car to your unit. I love that. I promise someday in my 50’s I will own a high rise penthouse hopefully in Vegas though. 🥰 I’m 44 now dreams and goals and hard work.

Lovely unit. Thank you Lauren for showing it to us. The deal killer for me is the "valet only" "you don't have your own assigned space." For nearly $4 million, I would not allow a team of valets to touch my vehicles let alone drive it to a space they decide. This is not appropriate for most of my vehicles. Living on the strip is not worth the car parking glitch. Show me houses with a view of the strip and 6-car garages (or more) at the $4 million range and that would be superior. Good luck with the sale of this lovely unit Lauren. Folks who live there need to purchase "throw away" cars.

wow what a missed opportunity in that 2nd bedroom for closet space. the wall with the 2 big paintings could have been where the room's built in shelving went, removing the built ins next to the bed. that area could then be turned into a floor to ceiling closet with a pocket door that slide behind the wall where the bed is. Or, install a cabinet system similar to the wooden ones that were in the bathroom
It's unfortunate they don't have their own parking spot. I'm sure if you live there you are pretty much guaranteed a spot and valet won't turn you away but probably a problem for your visitors. Also, leaving during rush hour is probably a pain with the valet guys get busy.
about the valet here there is only like 300 parking spots and over 670 units and those spots are first come first serve so no your not always gonna be able to valet

What if you want to get to a grocery store? 😂 With the walk in closet and that drop zone, there is no issue with storage, here. The lighting is well done. This place in magnificent, a designer masterpiece. Valet only parking for my red 1973 Gran Am, 455 V8, Hurst shifter, no one is touching my baby.
They wouldn't be able to drive my car without damaging the tranny. It requires that you push the shifter down to unlock the Reverse gate. After six months, I'll be looking at transmission repairs...

As for the TV situation, there is a small, but growing number TVs that unfold "UP" from a box on the floor. 2 formats. One is OLED and it "unrolls" up. The other has a projection screen. Short throw laser projection is mounted at the base. Those would be perfect. Would I be safe in assuming these units could used as a short term vacation rental? Assuming I would not live there year round. If so, is that handled via VARDA. Income generation opportunity? Which would make the valet parking make sense
I agree with the commenters about valet only... but honestly, for me the deal killer is that damn film on the windows. You are buying the view as much as anything... without a sepia filter.

That’s the issue we had with veers towers, the parking., since you don’t have assigned parking spot. Living from East Coast and part time in Vegas, were concerned of coming home very late at night, and no place to park. This is a beautiful location, though, you’re at the middle of the action. The studio to a br unit is reasonable price point. But then, yeah, the parking.
I'm sure you will always have a place to park if you live there. The problem is visitors parking and leaving during rush hour and all of the valets are busy.
The one small problem is the weather. It's a desert so it gets very hot but also very cold. Tourists get caught off guard by this all the time and forget to pack a winter jacket at certain times of the year.

Problem is those giant yellow windows, no matter what you do there's always gonna be a ugly yellow hue to the entire condo. Maybe they can figure out a way to tint those windows.
Isn t there an ongoing lawsuit over structural issues and leaks...?? and has been said for almost $4M no parking and no balcony can you even open a window in the unit.

There have also been construction defect lawsuits in every residential high rise building in Las Vegas at some point in time. No balconies at all in any of the buildings in CityCenter (Waldorf, Veer, Vdara,) due to the Leed certification. Windows do not open either.
OK I’m through looking at this. I just bought a house for 980,000 it’s 5200 ft.² my bathroom is bigger than half of this apartment anyone that would buy this property has got to be completely nuts. It has five bedrooms, a guest house and a view of the mountains. This is a pathetic property that no one in their right mind should even consider.
For 3.5M, no chance in way I would buy this unit. No parking, closets suck, bedrooms for 2500 sqft are horrible, towel hook was 10 feet off the ground in the master bath, and the building access to the penthouse reminded me of a warehouse. I'd expect more luxury for that kind of money.

There’s also a ton of construction on the strip right now in preparation for the F1 races. This location is The Boardwalk/Park Place of Las Vegas, so the real estate is pricey.

In this building, this is the top floor of units, but penthouse units are considered the top two floors, Waldorf Astoria, floors 42-47 are considered penthouses. In The Martin floors 43-45 are penthouses; Trump Towers 60-64, etc.

Could not see how anyone could live on the strip let alone Veer, too many wonky rooms.
I'm not seeing $4 million for only 2,500 sq. feet and there is no wow factor in that unit, just a plain unit with white walls. And no parking space of you own. The views are nice until the the next high rise casino goes up across the street to block the view ............for that amount of money a person could buy a nice spacious house with several thousand feet of living space and 4-5 car garage and some a couple of acres of land and then have 1-2 million to put in the bank...........Besides who wants to live in the desert............

So it seems that the word Niche has evolved and that while 'Nitch' is correct for Americans and Canadians, the rest of the world prefer to pronounce it 'Neesh'. I'm American so that explains my pronunciation.

I film these in one take and sometimes the words don’t come out properly, or I make a mistake, but boy do people on the internet love to say rude or sarcastic things. As for penthouse classification, that’s not necessarily the case in Las Vegas. In this building, this is the top floor of units, but penthouse units are considered the top two floors, Waldorf Astoria, floors 42-47 are considered penthouses. In The Martin floors 43-45 are penthouses; Trump Towers 60-64, etc.
