    Para safe, hwag na hwag magbibigay ng paunang bayad hanggang hindi tinatanggap ng RD ang transfer ng titulo. Kung baga, pag sinabi ng RD na ok pwede ng i-transfer saka ka lang maglabas ng pera kung ikaw ay buyer. Para iwas stress. Nagkaroon din kasi ako ng case na ganyan. May bibilhin akong property tapos yung nagbebenta ay hindi pala siya lang ang may-ari. Magkakapatid sila, pero yung isa sa mga kapatid ayaw pumirma sa deed. Yung nagbebenta, humihingi na ng paunang bayad, kahit may problema pa sa side niya. Mabuti na lang pinayuhan ako ng legal advise at yun nga ang sabi sa akin ay sakit ng ulo daw ang aabutin ko kung magpapaunang bayad ako, dahil hanggat hindi pumipirma ang isa sa may-ari ng property, hindi magiging legal ang bentahan. Kaya mag-iingat ng husto sa pagbili, kahit pa sa kamag-anak nyo binibili ang property, kailangan legal ang bentahan at ang transfer ng titulo.

    Salamat sa commentary mo about your excellent acquisition of that nice property. Buti na lang may expert sa main na naglakad sa transfer ng property from my parents, to my maiden name. Wala ako sa atin, so I was lucky to find a lady that was experienced with the processing. Malupit pa man din ang Covid, plus ang init pa.I was scammed by a relative's lawyer previous to that, it was a blessing in disguise to have found the best person that went through the pestering to-fro processing, or else I would have given up at the start. However, my plan is to buy a farm lot in Laguna for my sisters and families to escape the pollution in Manila. My property is in La Union, a few minutes away from Baguio. I was asking a real estate agent if I could swap the 2,181 sq.m for a farm lot in Laguna. Anyway, thank you for the much-needed tips. 👍👍👍

      Depende sa lugar Ang DAR clearance maski above one hectare, depend sa location kung urban or ano lit classification

    Could have been more informative if you had mentioned the money you paid for all the improvements you mentioned eg. drilling, electricity, etc . Seems like you’re intentionally withholding them. Hope you make another video for that. Otherwise your whole presentation is very good..

    I have paid all my obligations
    paid the BIR , Assessors office , Register deeds fee, , Tax dec or amillar.
    I have a DAR. What do I need to have this land titled?

      Hi mam. I tried having my land titled as well sa RD Tarlac with my complete requirements (i thought) but they asked me about the finality of the DAR clearance which to date I haven't acquired. Will visit DAR regional ofc soon and post a video regarding this to keep you updated 😊

    Ma'am tanong ko lang kung halimbawa ang cloa pwede ipatituluhin yun kais yung developer na may ari maging residental po siya tapos after 5 years daw pero since 1988 to 1997 cancelation na Yung mortage nila

      Ma'am sa lahat po ng napanood ko sa youtube mga 20 na yata hnd nila nasabi na ang dar clearance ay para lng sa 1 hectare above...kayo pa lng po ang nagsabi kaya naliwanagan ako...maraming salamat po..kinabahan po kasi ako akala ko lahat kukuha ng dar clearance..1200sq.m. lng naman po ang balak kong bilhin...kudos po sa inyo!!!!

    What about if the land was not transfered to the heirs before the land owner dies.? Meaning there was no Deed of Donation to the heirs? Should the heirs you need to pay for Inheritance tax ? Please clarify.

      Dadaan ka sa process na tinatawag na extra judicial process. Napakahabang proseso ng papeles at ang mahal. Pag ganito ang problema sa lupa, responsibilidad ng seller na ilipat muna ang titulo sa kanya bilang tagapagmana bago niya ito ibenta. May mga seller kasi na pinasasagot sa buyer ang extra judicial process. Kung buyer ka either wag kang pumayag o wag mo ng bilhin. Dahil bukod sa malaking gastos, pabalik balikin ka ang tagal pa ng proseso.

      Hi. If they decide to transfer the title then they would have to pay the inheritance tax with penalties of course . But you can wait for the tax amnesty given by the president for a certain period of time lang.

    Pag may utang kung bayad dapat may cancellation of mortgage ng bangko yan. Yun lng ang problema dyan.

    Maraming salamat po Ma'am sa paggabay at tanong lang po, kailangan po ba ng engineer pagpaplano ng drainage system or simpleng contractor lang? Para yung mga pagtataniman nasa maayos at hindi malulunod sa malakas na ulan. Maraming salamat po.

      Hi sir. Actually wala po. Pero pwede po kayo umattend ng mga training from DA or sa mga private farm. Magkakaron po kayo idea sa mga plants na dapat nyo itanim sa matubig na area at sa dry area. Mejo mahal po kasi ung farm developer when we asked.

    Hi ma'am! Thank you po sa info. Tanong ko lang po regarding CLOA, after notarizing deed of sale ano po ang next process? May nagsabi kasing hindi na daw kailangan sa BIR, sa DAR na daw po.

      Hi mam. Not true po, need pa rin ng BIR, hahanapin din po yun sa Registry of Deeds. After ng deed of sale, need nyo po icomplete muna ung requirements. May video din pi ako sa process nito. Search nyo lang po "how to transfer agricultural land title in the philippines"

      Hello. as much as possible sir dun sa may source of water para po hindi mahirap ang pagdidilig. Usually sa mga patag po at sa buhaghag ang lupa.

      Hi mam. Sa previous owner din. They tried to ask for clearance pero because of several acquisitions hindi na nila tinuloy probably because old na din sila and complicated na. Yung bank lang ng-explain sakin ng history..
