To anyone considering this home heaven, my family and I relocated from NV and could not be happier. We are amazed at this place, and FL in general. Our kids are easily making friends. Heck, I'm making friends easily too. My husband and I sit and watch the sunset in our backyard overlooking our pond, listening to all the sounds as often as we can. Coming from the desert, this feels like the ultimate oasis. We feel so incredibly blessed and privileged to be here. Can't wait to explore all the things this gorgeous state has to offer.
Side note: we used a realtor from Adam's group and she was great!

I visited and did a walk through here. If the lagoon was residents only. Open to public weekends only maybe. The place would be. Doable. Too many outsiders have access to your place. It wasn’t as nice in person

We stopped here on our trip last year, WOW!! The lagoon was spectacular, and people were watching football on the huge TV by the bar area. I didn't know they were expanding north? King Lake preserve sounds very nice too. Congratulations on 10k subs!
Appreciate the comment and yes they are expanding. Plans are to connect with Mirada to the north. Kings lake is just another great feature. A brand new Publix is under construction and will open at the front of the community and it’s a breeze getting in and out now that the exit has opened right at epperson
@@TampaFloridaLiving oh wow!! We had to take 75 to 54 east to Curley Road when we went. Boy that was a hassle! I just checked the map, and is the exit off 75 that you are talking about Overpass Road? That really is an easy drive now!

The new Mirada Lagoon just recently opened in San Antonio in Pasco County.It's double the size of the Epperson Lagoon at 15 acres.The Epperson Lagoon was the first in the nation and the Mirada Lagoon is the largest in the nation.

I am in a few ‘moving to Florida’ sites on Facebook and a few of the residents of epperson were unhappy with the lagoon. They said it’s packed with tourists who only have to pay a small fee to get in, while the residents are forced to pay the cdd fee plus pay for additional activities just like the tourists, kayaks, obstacle course, and slide. They also said that the small area for residents only is really small and on the opposite side of the entrance. And the bar on that side isn’t staffed so they have to walk to the tourist part. Is this really a great deal if you pay so much money a year to share it with tourists and still have to pay for the activities it provides? It seems like a great concept but the reviews I’ve heard are saying it’s missing the mark.
You will always have mixed reviews and I don’t doubt that some would want it a different way. The rules are adapting and changing as the community gets built out. A review from a year ago will most likely be much different than what you would hear today and what you will hear a year from now. The prices were only $15 for the public a year ago while it’s closer to $40 per person now. That makes things different. Also, the cdd covers much more than the lagoon and it’s actually one of the more affordable cdd fees if you break it down. You get fast wifi and a cable package included which is around $100/ month value for most people.
Resident here. What we pay for the Lagoon fees pales in comparison to the costs the outsiders pay per visit. Our HOA fees alone are more than reasonably priced (considering it includes cable and internet). CDD fees are fairly common, but in our case, we have a brand new exit ramp, a new Publix going up right outside the community and other stores and shops to come. The residents only section is a little small, especially during the summer months but its not that big of a deal. The bar stays staffed during the summer also. Most residents here like to complain and feel like everything should be exclusive to us only. Which to my next point we have a monthly calendar full of activities that are exclusive to residents only.
Overall, It is a great concept and a fabulous community to live in. Those that are taking to the FB groups complaining about the setup here have lost the idea of being grateful for what we have.

@@Djeezey thank you for your reply! I appreciate your honesty. We are traveling there in May to check out a few areas near the lagoon. Are there any in particular you like better than others? Would love to have an inside perspective ?
We are planning to move to Tampa by December 2024. Do you know if any new construction still have some availability for Epperson?

Lawn care is not included. Wifi and cable package is included which is a nice savings as most will buy wifi

Could be. I’ve sold homes to elderly that love it. It really depends on the person. It’s definitely not for everyone so I would always suggest visiting or trying it out and you will know if it’s your scene or not. It’s the old one man’s trash is another’s treasure thought!
