    hi there.
    I just wanted to say that as a Portuguese, but who lives in another country, but who knows my country well, I would never choose Lisbon to live. But I know that in time you will discover more about Portugal.
    Here are some of the cities I would choose, Peniche, Nazaré, Figueira da Foz, Aveiro all of them are by the sea, Coimbra is a beautiful city, which has the oldest university in Europe much cheaper than Lisbon and is 1 hour from the beach. but as I said before I know in time you will find out more about Portugal and get other better solutions.
    In Portugal we have a saying that says Porto works, Coimbra studies and Lisbon spends!

      I agree! All expats we spoke to prior moving was always just talking about Algarve, Lisbon and Cascais...
      Everything from Ericeira, Santa Cruz and the bits of the Silver Coast we have enjoyed so far, has been a great surprise. There is so much of this country that keep surprising us... Every few km's there is a new hidden gem :-)

      @@HyggeJourney I understand the points of view that you give in relation to job opportunities, as well as working at home with greater visibility in what you do, without a doubt, Lisbon will be the best place for you to continue what you do. But without a doubt, Lisbon and Algarve rental prices are high compared to the rest of Portugal. But I believe that with a little luck you can find cheap places. The agencies always take advantage so in my opinion it is always good for us to get involved with the community and meet private people which make things easier for us than these agencies that always try to make the most of the money they can from us.

      I think Coimbra is a beautiful city. I am afraid the Silver Coast would be too cold for me, it all looks so lovely though. I do not do well with cold and rainy weather. I'm looking at Lisbon/Cascais, I do not like the prices! I thought of the Algarve first but then learned of the packed summers with tourists. I wouldn't like that. And that is why I've settled thus far to go the the Lisbon/Cascais area. Having trouble learning about the various neighbourhoods in the various districts, too. LOL I'm planning to move to Portugal in the next three-four months.I had a scouting trip planned for September 2020 and we all know what happened to that!! Thank you for your insight as well with this post and your post below and to Hygge Journey as well.

      @@sbaz2pt1115 hi i just got notified and saw your message,what about Setúbal or the whole Alentejo coast from Setúbal to the Algarve the prices are very affordable and much calmer than the Algarve and Lisbon areas, Alentejo is a very beautiful place, but for me it is too calm for me, but the prices there are very affordable and very good for those looking for peace.

    For the allergies, try local (really local from your exact area) honey. Just a couple of teaspoons daily for a couple of the weeks. Directly or dilute in lukewarm water.

    Great vid. Being from Portugal ‘old buildings’ generally means 80 years and older (most town center buildings can often be 200, 300 years old). One thing to look out for in such buildings is to make sure that they have concrete floor structure rather than wood. Most ‘old buildings’ that were not fully renovated will have a wooden structure and will have very poor noise insulation... so careful with those :)

    I found interview with an English woman who lived in various locations in Portugal. Apparently mold +excessive humidity can be a serious problem, depending on the climate/ building code. Older homes, build before 2000, aren't build for keeping humidity out.

      I have been freezing the entire winter since my apartment is not well isolated. This is my 3rd apartment like that. I am starting to believe that most apartments in Portugal are not well built and are very expensive to heat ; that is if they even have a heater in the place ! Not all Portuguese have one.

      @@Carolinapetroska heard stories of freezing in the winter, from exchange students from Poland (!). They complained about damp cold in apartments, no heating.

    You are so right about the 'fuse constantly goes off' . I have had that terrible experience being in the middle of a shower and suddenly no heat, no hot water and I was freezing cold. I could not put the fuse back on easily and nothing would come back. I could never put more than 2 appliances at the same time. The place was such a nightmare that I had to move out. But unfortunately, you don't see that until after you live in the dam place. I really felt 'screwed'. That's why I had to find another apartment only after 2 months. It was horrible to do that in the middle of the winter time.

      Well it's something to look out for. In many cases the power company can give you a higher power-allocation and that might solve it. In some cases the entire home may need rewiring if the fuse board isn't powerful enough for your needs...
      I.e. when the built the place, maybe the hadn't thought of you wanting dishwasher, A/C, long showers, heating etc. and then it's simply just not prepared for it :-)

      Your welcome! Yes also to protect the local market when you are coming as an expat. You might be used to a lot higher rent but by the fact of you might try to pay double in some cases of what locals can afford we then price locals out of the market. Which is never good in the long term.
      Many expat traps to look out for ;-)

      We are planning to make more content, but for us UA-cam is just a fun hobby where we share whenever we feel like we got something to share... So we rather put out some videos where we really share everything we can rather than just making content :-)
      So quite obviously, UA-cam is just fun for us, not work :-)
      I think there will probably come a good range of new videos before the summer so stay tuned :)

      I also think the building standards just hasn’t been high enough in many cases. It’s not all buildings that are thinking about ventilation so in the cold months I can easily create the mold

    Be aware most landlords dont going to accept less than 4 month rents, only a naive one that is enter the market for the first time and dont know the reality of market maybe only that ppl ask only for 2 months. But you can use that in your favor, tell him you pay one year full but he need to make a 20% discount on the rent he asking for.
    But there are one thing in the favor of (US, Canada or European) normally they ask only for a few months, but if you came from Brazil or Africa ex-colonies without showing that you live in Portugal for several years, they refuse less than sometimes one year of the rent. Because if they flee the country and let the apartment destroyed is going to be a huge loss for the landlord.
    I know one friend that have a T2 in Lisbon (Estefânia/Arroios) and refuse to listen anyone that dont pay at front at least 9 months. He prefer to let the apartment empty.

      Yes, we know it's a tough market - but this is also why we try to enforce in the video how important it is to build the relationship. When the agent really likes you and understand the situation, they will pitch better to the landlord - and then more things are possible.
      I fully get there is some stubborn people in-between - and that you need some have some flexibility when look for a place to live.

      Mine wanted 2 months worth of security deposit and now that I have moved out, he is only giving me back 1 month, what can I do ? He is not being honest obviously but I don't want to just forget about it. It's not fair especially that the apartment had plenty of problems.

    This is probably the best video I have seen about renting since I have been doing my research and now after watching your video I feel more confident in searching for an apartment in Lisbon. My only question is when do you pay for the downpayment for the move in cost to sign the lease? Should I visit Lisbon when I am apartment hunting with enough money to get an apartment to pay the first months rent and security deposit? Or when do they expect you to pay for the move in cost since I plan to sell my car but I’m not sure if I should before I visit Lisbon or after when I’m back in the states to do the D7 visa process. Any tips would be highly appreciated!

      We are no visa experts, but yes, you need to pay for the apartment to get it - regardless of your visa status.

    Thank you for a brilliant video, we are flying to Portugal next week to hopefully find somewhere to rent. The rules have changed now and you have to get a 12 month contract to get a D7 visa 😕

      True!
      It’s not that high of a requirement compared to other EU countries there is nearly impossible to get into. :)
      Also they have to make sure not too many get in and only those who are serious get the visa. So they will probably do more in the future to limit it.
      It’s what we have seen in many eu countries over the Years.

    Thanks for being so thorough and open about the process. One video I've been looking for online without much clarification is what requirements do portuguese banks want fulfilled to successfully secure a mortgage for residents and non-residents? Maybe this could be a future video if it fits what you're looking to accomplish.

    Lovely Video, very useful information! One question, I suffer badly from hayfever, I wonder how Portugal is in this aspect? Are there better areas? I have tried to find information online but so far no luck!

      Trial and error :) Mr. Hygge also suffers from that. He mostly manages with some basic allergy pills. It’s not too bad.
      But again I think it depends on your surroundings of where ever you are going to live.

Being a Londoner, my partner doesn't feel too comfortable about shovelling proof of income in the landlord's face and I would like to kindly ask you: how did you manage to show evidence without showing too much please?       Well, you don't need to be too afraid. In the UK you need to nearly deliver a DNA-sample of information, you just don't see the details of when they are running a credit check on you, employer check etc :-)
      At the time we were approved, we just literally showed the last 3 months income that went into our bank account, so the landlord could see amount that comes in consistently. I'm not sure the landlord was fully comfortable with it from the beginning, but I just insisted on speaking to her on the phone in the process - and after a couple of minutes see seemed like she was pretty cool with who we were :-)

      Asking to speak on the phone with the landlord is a great tip, thank you! I come from Southern Europe so I am kind of aware that with these things the more human and personal the contact, the better it can become the turnout of things!
      Could I please ask you about another sensitive topic, the deposit? As you mentioned there is no safe deposity scheme like in the UK (DPS); therefore would you think that 2 months rent in deposit would be acceptable given a furnished flat please? In a FB group some people were making jokes about "good luck getting your deposit back!". That seems concerning.

      @@castalianightwish8751 I think that would really depends on your landlord. I've been lucky and also not in London. I had better experience with private landlords vs big agencies. They have a huge contract terms and make sure to get every bit possible of your deposit lol when you terminate your contract. The google reviews were actually accurate haha. I don't know about Lisbon tho! Good luck.

    I would love to hear what agents/agencies you already curated and in what areas.
    I am not sure I have seen anything about obtaining a NIF, but having tried to do that this summer, I did not realise the legislation has changed in January as a part of brexit, would appreciate any advice on how to be efficient in getting a new NIF.

There is a lot of great people there so it should be easy for you to make friends there when you arrive :-) We can't help you with your apartment, other than you can see our advice in the videos. But you can just try to contact a real estate agent, I'm sure they are happy to assist :-)

    Funny, when you said "we always ask about mold", I understood, for a split second, "moles". I guess they might be a problem if you had a garden or a lawn, but usually people are not too worried about them when renting. Language can be funny at times, can't it.

      Many areas has great schools. You can look at Private Portuguese in the area you are considering, then I'm sure you will find something good.

      Thank you for your question. We decided to enjoy the first few weeks without looking for a property, more to enjoy the country. After that it took roughly 5 weeks of area research and looking at properties before we found a place we were happy with.     It's been for than 1 month before I moved out and the landlord/agency is not giving me my entire deposit back even though I left the apartment in good shape, what can I do ? I feel like I am being taken advantage of.

      You are two private people making an agreement. I think probably the best most hands on solution is to first give the key to the apartment, when you have signed an agreement over that you get the full deposit.. And you ask them to make the transfer on the spot before you handover the keys and fully move out.
      The only other alternative is to take the legal route and taking the person to court.

    We are a couple from Denmark looking for an early retirement in Portugal in about 2 years time. We want to start renting and maybe later on buying.
    We are planing a trip by car to Portugal this summer. Think it would be a good and flexible way to explorer the different sides in Portugal in a relative short amount of time.
    We planning around 14 days of holiday in Portugal a have an interest in the North (Porto is on the list), Central, Alentejo and Algarve regions. We would love to hear if you can recommend some cities. We would love near or in short distance to the coast and with activity all year around?

      Great idea to visit Portugal by car. There’s so much to explore and it’s sounds like you’ve got some great plans in mind. If you have time, definitely worth checking out the Silver Coast - Peniche, Óbidos, Caldas da Reina, Nazaré etc. Great coast line and things to do.

    I’m interested in historic buildings that have been renovated in the Lisbon city center. I’m sure those are probably among the priciest places to rent also. Do you know if rents/prices are starting to decrease due to the economic effects of the pandemic?

      I'm glad you like the videos.
      I'm not quite sure of the development, as we sort of landed under the pandemic. So I don't have the full view over how the pricing was prior to Covid.
      But it really does depends a lot on neighborhoods, size of the flat and so on. But there is many lovely places that we have seen when we were trying to find a place to live.
      Just give it a go and get to know the city :-)

    They had quite an experience with mold in houses they lived in.

      Hi Leena,
      This is really a very difficult question to answer. There is no clear yes/no here.
      Central Portugal is much cheaper than the usual areas where foreigners move to, so here there is a better chance to find maybe a reasonable priced 2-bedroom flat.
      Some remote parts of Portugal you can get a 2 bedroom for around €200 / month; www.idealista.pt/en/areas/arrendar-casas/com-t2/?shape=%28%28wuvcFxrb%7D%40s%7CbYw%60zFflMggpKnvmKdfdDzhhHi%60%5DnqaCpuaBobDplaL%29%29&ordem=precos-asc
      Again, if you have to pay tax of the €900 then that is also some to put into consideration.

      São Martinho do Porto is amazing. The beach is so calm very safe for kids, a shell shape beach and a small city very family friend, a lot of cathedrals, castles and history close by.

      @@jfprofile I never going to tell you what to choose, you are a different person then me. If was me to choose the place maybe São M. Porto was ahead. But even then i prefer living in Baleal (very close place to Caldas and S. M. Porto). You need to go visit yourself and decide who's the best place for you.
      I live my youngest years in Lamego with my grandmother, but my father come to Portugal in holidays/vacancies (he was working in Switzerland) and pick me and i remember that in 2 weeks i learn to swim there. The water is a lot more hot than the other beaches close by. But if going to own a car, you can live in both places, Caldas da Rainha to São M. Porto is maybe 15 minutes by car?

      Thanks for both being so friendly in the comment! It makes us so happy that our videos bring people together that helps each other like this!!
      Tank; It really does depends on what you want. So London is a funny place... It has great public transport, this you won't find if you go as farout as Caldas da Rainha, you will be needing a car more.
      If you want the busy city, then Calda da Rainha, will probably be too far out for you.
      But if you want a little buzz, but be at a much more calm place - then both Caldas da Rainha as well as Vau, Obidos and the coast line there, is a very beautiful spot.
      So it truly does depend on what you want, what you like. It's not directly comparable to the UK and that's also why I in this video suggest to get to the airport, grab a car, go and explore for a few weeks. Fall in love with an area and jump on it :-)

      Everyone needs a NIF… for everything that is… internet, tax, insurance etc
      NIF is your tax number. Almost everything is tied up on that.

      @@sander7782 This depends on your passport. EU citizen needs to get CRUE to proof your residents rights.
      Also SNS for health number.
      Then if you are employed by Portuguese company they need to apply for a NISS number for you.
      To get the CRUE you need to get to the Fregasia (local council office) to get your Attesta to proof you live in the council. Here you need to bring proof of where you live, ie. rental contract.
