You might mention that winter temperatures for homes in the hills is about 20 degrees warmer in the winter due to temperature inversion conditions especially during deep cold weather. For that reason, North Pole can be colder than other neighborhoods, although house prices are lower and, as you mentioned, proximity to the bases may outweigh the temperature difference.

We've got a video coming soon that covers just this topic! Not to sound like a jerk, but I would definitely look at the ground first. In my experience, it is often the case that the land available in such large tracts may not be the best for building. You want nice and dry ground, regardless of where it is, and it is best to get a geotechnical survey.
Cool video, not a hater, but just wondering. Thats not the safeway near chena ridge. That looks like Anchorage. And the first picture you used for chena lakes was angel rocks off chena hot springs road. Why not just take real pictures of the locations like you did in other parts of the video?
Why didn't you mention any areas actually close to downtown? Like Weeks Field which is walking distance from downtown and actually right next to the Chena River. You should mention on your video that in most of your areas you covered that people will be hauling their own water and heating fuel as that is an actual part of life when you live outside of town in alot of areas. I would like to see people make videos about my town that are actually factual in how its going to be when they get here.
