Primary residence means that it’s listed on your drivers license, voter’s registration, Tax documents showing the Residential Unit as the Permanent Resident’s residence for the purposes of a home owner’s tax exemption. There might be other ways to prove primary residence. Ideally, you would also live there for a portion of the time, but it would be hard to prove if you didn’t do so.

I’m probably not the best person to ask about this but I’ll give my two cents. You won’t be able to qualify for a short term rental permit, so you’ll only be able to list on Airbnb as 30 day+ only. Whatever the current market price for a similar rental, you’ll want to charge at least 1.5x, hopefully 2x. This is because your place includes all utilities and is furnished. This also has the added benefit of making it less attractive for someone to potentially squat. You’ll also need to use static pricing, meaning every night needs to be the same price so that you wouldn’t be in violation of rental increase rules.

Hey Dorna. They’ve changed the process a bit. They don’t automatically give temporary permit numbers anymore. You should hear back from them in a couple weeks with status of your application.

I don’t think there’s any time requirement to establish primary residence. You just need to prove it by listing that address on your drivers license and one additional means of proof like a vehicle registration or pay stub. I’m probably not the best person to ask about pitching to your landlord because I own my Airbnb. As a landlord, if my tenant wanted to do Airbnb I would probably require higher rent so a financial incentive for him would probably be necessary and assuming he doesn’t know much about Airbnb he probably would have a lot of questions about liability and how potential damage would be handled. Make sure you read and understand the Airbnb $1,000,000 host guarantee and $1,000,000 host protection program. Landlords are running a business so you want present the option as being low risk, high reward.

Left voice mails, sent emails. They do not respond. I'm thinking of driving down To Downtown office. Not sure they are even there, Any thoughts?
If you’re hosting stays for longer than 30 days, then you don’t need any permit at all. If you want to host stays for less than 30 days, then the regular home sharing permit will cover you for 120 “short term” days. If you want to host more than 120 “short term” days then you need the extended home sharing permit.

Not sure if I understand your question completely. So you’re renting from a corporation and you’re asking who you should get permission from right? My interpretation is that you need permission from the actual landlord, so in this case, you need permission from the owner or owners of the corporation. You can start with the property management company and see if they can point you towards the right direction

Hey @Marcus Tam , Unincorporated LA actually has different rules for Airbnb. You can read about it here ttc.lacounty.gov/wp-content/uploads/2018/10/FAQs-for-Online-Hosting-Platform-FINAL.pdf and here library.municode.com/ca/los_angeles_county/codes/code_of_ordinances?nodeId=TIT4REFI_CH4.72TROCTA As far as I understand, you have to get a Transient Occupancy Tax certificate and you have to do your own collection and payment of that tax for stays under 30 days. Also ADUs are not supposed to be used as short term rentals, although I do know of ADUs in Los Angeles that do use ADUs as short term rentals. So maybe enforcement is not strict. As a plan B, you could live in the ADU and rent out the main house and that would be completely legal. However, I believe you need a business license if you want to host 5 or more guests at a time. Remodeling tips, Yes, Ikea is good. Get cheap stuff that look expensive. Fill the space up without over cluttering. Most people tend to leave their space too sparse. Guest will eventually ruin/break things. However, any damage beyond normal wear and tear you can try to and charge them. No, I don't think so. An ADU is an ADU whether you use it as an office or not. Honestly though, I would try to rent it out short term anyway. Worst case you'll get fined and you'll have to stop. Best case, the ADU pays off the whole mortgage payment every month.
My mom is retired with limited/fix income. She owns/lives in a duplex in an RSO area. It's awful that she is not allowed to Airbnb a room in her own unit. The extra income would really help her. Am I reading the rules wrong? Is there away to Airbnb in an RSO area that I'm missing?
I haven't read that much into RSO, but it seems to me that you can still do 30 day+ rentals on Airbnb and charge whatever the market will accept. I didn't read anything about a rent ceiling when looking into RSO. It seems like RSO just restricts the percentage increase of rent price on any single tenant, but if you do Airbnb for 30 day+, you'll have a new tenant every 30-90 days so there's nothing stopping you from increasing rent price in between tenants. Also, I would bet there is a lot of demand for these semi long term, furnished rentals and the rental price would go at least 1.5x regular rental market rate. If this is something that you're interested in, just please look into it yourself. I only did a brief glace at all the rules so just take my input with a grain of salt.

If you would like to host outside of LA, the rules are dependent on the city that you end up in, even if it’s in LA county because the city always has control over their own rules. There are also areas that are called unincorporated LA. These areas are outside of LA city lines, but within LA county and also does not belong to any other city. Unincorporated LA actually has different rules for Airbnb. I've paid her 10.5 grand for the first three months. Three weeks in I learned the woman is being evicted. The woman turns out to have several spy cameras hidden in smoke detectors in the bedroom, living room, and bathroom. I've learned the building owners are in cahoots with the woman. Airbnb does nothing to help despite no registration numbers on the woman's listings on Airbnb. This is in Los Angeles. The Korean Mafia owns the building. I've been receiving death threats. The woman had a thug pretending to be police pounding on my door screaming LAPD. The woman was attempting to force her way in to remove hidden cameras. The police documented all of this. I came here after watching a documentary on skid row and San Francisco’s “poop map”, now, watching this convinces me that never setting foot in the dumpster called California was the best decision of my traveling life.

Hello. You can still use Airbnb, but you can only do 30+ day listings. Also you can’t increase your monthly rate on the same guest.

As far as I understand, you have to get a Transient Occupancy Tax certificate and you have to do your own collection and payment of that tax for stays under 30 days. Also ADUs are not supposed to be used as short term rentals, although I do know of ADUs in Los Angeles that do use ADUs as short term rentals. So maybe enforcement is not strict. As a plan B, you could live in the ADU and rent out the main house and that would be completely legal. However, I believe you need a business license if you want to host 5 or more guests at a time.
Remodeling tips, Yes, Ikea is good. Get cheap stuff that look expensive. Fill the space up without over cluttering. Most people tend to leave their space too sparse. Guest will eventually ruin/break things. However, any damage beyond normal wear and tear you can try to and charge them. No, I don't think so. An ADU is an ADU whether you use it as an office or not. Honestly though, I would try to rent it out short term anyway. Worst case you'll get fined and you'll have to stop. Best case, the ADU pays off the whole mortgage payment every month.
My mom is retired with limited/fix income. She owns/lives in a duplex in an RSO area. It's awful that she is not allowed to Airbnb a room in her own unit. The extra income would really help her. Am I reading the rules wrong? Is there away to Airbnb in an RSO area that I'm missing?
I haven't read that much into RSO, but it seems to me that you can still do 30 day+ rentals on Airbnb and charge whatever the market will accept. I didn't read anything about a rent ceiling when looking into RSO. It seems like RSO just restricts the percentage increase of rent price on any single tenant, but if you do Airbnb for 30 day+, you'll have a new tenant every 30-90 days so there's nothing stopping you from increasing rent price in between tenants. Also, I would bet there is a lot of demand for these semi long term, furnished rentals and the rental price would go at least 1.5x regular rental market rate. If this is something that you're interested in, just please look into it yourself. I only did a brief glace at all the rules so just take my input with a grain of salt.
Hey Jeffrey what if I want to rent out other landlords units outside of the city of L.A? If its technically in the same county do the same rules apply or do I have to completely go out of L.A county?
If you would like to host outside of LA, the rules are dependent on the city that you end up in, even if it’s in LA county because the city always has control over their own rules. There are also areas that are called unincorporated LA. These areas are outside of LA city lines, but within LA county and also does not belong to any other city. Another thing you want to consider for apartment complexes is to look out for HOAs. HOAs have the right to restrict short term rental as well.

I've paid her 10.5 grand for the first three months. Three weeks in I learned the woman is being evicted. The woman turns out to have several spy cameras hidden in smoke detectors in the bedroom, living room, and bathroom. I've learned the building owners are in cahoots with the woman. Airbnb does nothing to help despite no registration numbers on the woman's listings on Airbnb. This is in Los Angeles. The Korean Mafia owns the building. I've been receiving death threats. The woman had a thug pretending to be police pounding on my door screaming LAPD. The woman was attempting to force her way in to remove hidden cameras. The police documented all of this. I came here after watching a documentary on skid row and San Francisco’s “poop map”, now, watching this convinces me that never setting foot in the dumpster called California was the best decision of my traveling life.
California is great. San Francisco and Los Angeles has its problems, but the whole state shouldn’t be defined by two cities.
They aren’t strict enough. All these air bnbs. People could live in those houses. It’s one of the problems causing housing prices to be unaffordable. Hope they collapse. Then maybe families could move in.
