    I have an “Oops, I forgot” drawer in both of my properties. I have 2 toothbrushes, 2 toothpastes, a couple shower caps, some feminine pads and tampons, etc. I get my stuff in bulk from Amazon, so it’s not that expensive.

    Amenities & freebies - yes. Laminated Guest Book with local recommendations; 2 coffee makers (a Keurig & drip coffeemaker); coffee filters; Keurig coffee pods; creamer (albeit powdered, sweetener & sugar; individual shampoo, conditioner, make-up remover pads, body wash & lotion in the bathrooms; Hair dryers in the bathrooms; individually wrapped energy/protein bars; board games; eye masks for each guest (to block light while sleeping); Black-out blinds; TV subscriptions (Netflix, Amazon Prime video, Max, Disney+, Hulu & UA-camTV); built-in phone chargers & power strips on both sides of all beds; use of the 2 car garage (with remotes); blender. Bigger, more permanent amenities: heated in-ground pool & spa; gas firepit; outdoor kitchen; cooling misters; landscape lighting (sound mundane, but the lighting is stunning); private walled and gated back yard. These are the most impactful amenities & freebies. The photos on my AirBNB listing are good, but don't really do the property justice. So guests are often wowed.

      It's always good to wow guests! Do you offer a selection of teas? Decaf coffee? Hot chocolate? Just thinking of things that are low cost and might increase the Wow factor!

    I noticed that guests who are hungry take amenities so I started providing free snacks lol. This is very informative! thank you!

    Had to replace an iron and a blow dryer. I thought nobody uses those things but sure as heck if they are missing someone mentions it. I also leave out 9 coffee pods and jeep the rest of the box in the garage. If not they will be all gone. Same with granola bars.

    I have two air bibs in Mérida Mexico. Snacks on arrival, cold water in the fridge, Little gift of hand crafted heart & local organic soap w/ a bee shape, sulfate and parben free shampoo and conditioner locally sourced, a new 1/2 sponge by the kitchen sink, & organic coffee from Chiapas. I also keep a sewing kit, first aid kit, umbrellas, and shopping bags on hand.

    Coffee, creamer, tea, sugar, washer pods, dishwasher pods, 2 plastic wrapped toothbrushes, 1 plastic wrapped razor, 2 toothpastes, dove brand shampoo, conditioner, body wash. Refrigerator with filtered water & ice, toilet paper. I put in an EV plug but I’ve never tested it 😅

    What should provide for guests with kids? What to include in guest with kids welcome basket ?

      It really depends on the level of your listing. Are you budget? Luxury? What is your nightly rate. If it's $100/night, you don't want to put out a $20 welcome basket. You can include some games and kids books, for sure. If you want to go all in, consider a pack'n'play crib and maybe a high chair. I have a video on welcome basket snacks that don't break the bank. Costco or Sam's are a good source. You can find cheap snacks (fruit jelly packets) that are quite reasonable and kids love.

    It is great when a host provides ammenities/extras. I am always careful not to abuse this, don’t waste stuff unnecessarily and use only if I need.

    I stopped hosting after 100 Keurig cups were “used” in my rental. Also, the brown makeup on the duvet and chairs finished me

    These are great tips, and they work very well... Never add more than you need! However, some guests can be sneaky, so there's nothing better than the Turno app for your cleaner to report any missing or broken items, damage to the property, etc. If it wasn't for that, it would be 10/10, but I'm going to download the material you've provided on how to host only the best Airbnb guests!

    Tried to get your guide on avoiding bad guests, put my yahoo and then gmail emails in the lead capture form and still nothing, been waiting for a while. Are you still sending them out or has that lead capture form been deactivated?

      Hi again, just had one of my staff do a test using one of their personal emails and the email with the link did go through to them. So the lead capture form is working. Sometimes our emails end up in spam, did you check there?

      So is a toothbrush. And if we provide a "In Case You Forgot" basket for guests with things like razors and toothbrushes, then I tell you, women who have their period come unexpectedly will love you forever if you are considerate enough to provide feminine hygiene products. Rave reviews, my friend.

      @@AirbnbUncovered The feminine products may also save your laundry/laundry cleaning! BTW, in almost 2 years, we have only had one pillow disappear. Our very first guest did go ahead and take the extra t.p., paper towels, and coffee pods. I did not leave a lot, so no big deal. I go to Dollar Tree and pick up some great shampoo, packets of feminine products. Walmart for some other toiletries.
