I hear you about deep sand. I ran with the NESC as a kid in New England, and we had to race Southwick all the time, and I hated it. I'm sure being 5' 5" had something to do with it. Conversely, the best type of dirt was the old school soil Unadilla had back in the day when the track was only used once or twice for the entire year. It was pillow soft and up to the foot pegs in most areas and was an absolute dream to race on.

I like Ironman mx. It's such good soil good Ole Midwest dirt middle of Indiana perfect, I think Washougal looks amazing too that pacific northwest dirt never rode out there tho.

The idea of grass over the winter to get some topsoil back is a really good idea.
