    I absolutely really love the layout of this place and the exterior of it. It has that rustic, cozy country feel to it. My favorite parts are the brick throughout and the built-ins throughout. I also love the hall tree right as you walk in. I also love the open shelves above the refrigerator. I also love that it's all on one level.

    VERY workable plan!!! Had good storage, didn't seem cramped.
    My one suggestion: Could the coat storage by the front door have some full length hanging room for coats? IF you came in after bad weather, there's no space for garments to dry. You'd wind up withjbottom portions being wet from the puddling effect of not enough draining space.

    I love it anyway. Maybe reposition the pantry. The refrigerator just look so big, but is counter depth. I agree with the additions in shower, but homeowner can do that himself. Once you start to adding here and there the house will be much more expensive.

    This is a perfect cottage. Not necessarily a main home for us but we are looking for a nice small floor plan like this!

    There are only 2 closets in whole house! Entry way would be a wall of closets and storage. I dont want to look at mess coming in. Move brick wall back, eliminate hallway, wasted space, larger living space. I wouldnt want entire bathrooms tiled. Only the showers. But I really could live there with a few minor changes!

    Never hang or place an electrical appliance next to or above a heat source. Please be careful next time. But otherwise, great house, thumbs up.

    Nice design. Needs a few tweaks to make it more efficient and safer. The laundry room/pantry area needs a vessel sink on the counter for handwashing delicate items. The gas stove top on that kitchen counter should be centered on the counter so there is counter top space on both sides to set ingredients and a cutting board -- never want grease splatter on brickwork. The breakfast bar is unnecessary -- there is a dining table just steps away. Replace the breakfast bar seating area with another lower cabinet for extra storage.The window in the front entry area should be smaller and higher up and the front door should be solid -- no easily broken glass panels to aid burglars. There should be a wood-burning cast iron stove where the fireplace is so there is a better source for winter heat in case of a failure of the local power grid. A cast iron stove instead of an open fireplace would also cut down on the amount of wood ash dust that will coat everything in the living room area. That massive TV in the living area is unnecessary and would put a damper on socializing with visitors -- put a smaller TV in each bedroom instead. Eliminate the bathtub in the hall bathroom --- add a shower wand if the occupants need to bathe small children or pets. Some grab bars in both showers would be good too for older residents. Add a back door, maybe off the larger bedroom to a screened porch, because there should always be two ways of easy egress from a single family home just in case of a house fire.

    As much as I like this house, and the indirect main entry, I am not sure you could move in or out any bulky items with the fireplace as wide as it is. Couch? Fridge? Bed frames?

    Tiny house doesn't need a massive fridge. I wouldn't need a full four burner stove either, two max.
    Table for six? Nope.

    I might move the fireplace wall back, eliminating the hallway and making the living room bigger. Then I probably would build space to house HV/AC and return air facing the hall which would frame the FP on one side and shield the hall bathroom from view of the living space. ( I always look at these plans with an eye for where to put the hot water heater and HV/AC equipment.) If you made the pantry space a bit narrower you could fit a HWH in between pantry and outside wall with access from outside. I really like this plan and can picture it with me in it.

      Nowadays, heat pumps are popular for HVAC, and their equipment is mostly outside. I'm not keen on on-demand hot water but some people are.

    I don't see a place for a water heater tank nor space for some sort of accommodation for heating and cooling. Bump out the master bath wall and make a external accessible "utilities" room out of it, making the foundation and roof a full rectangle. If this is a slab home then the "utilities" room could have the water heater and necessities for in-floor heating. It could also house an HVAC unit with the duct work being in the attic. Its nice to cool a house as well. All in all it's a good starting point.

      In all these designs they never show a hot water or AC closet….they must exist somewhere, just not in the designs of these videos.

      Don't think I've ever seen an attached garage in their plans - assumption would be that you add a detached one with a possible walkway. Bulk of tiny homes (under 1200 sqf) don't have attached garages - probably a land or lot size issue.

    Wasn't there a "mud room" when you walked in the front door? I don't see it on the final floor plan diagram.

    There's a generous entry, but it leads into a space-wasting hallway. If the fireplace were moved back (it's artificial - no chimney) that would make the living room much bigger. Add a section of wall to shield the bathroom door. I'm not fond of having a cooktop at the counter where people will be seated. The kitchen could use more cabinet and counter space, but the laundry room and pantry help solve the problem.

    Absolute adorable! They could have widened the bathroom by a mere 4 feet wider so the toilet is by the door, sink in middle, keep shower as is and place freestanding storage, chair in opposite (like mine)..also, consider an extra nook to put a frees- standing large faux wood office cabinet with drawers, open shelves, and closed-door shelves (like mine)..my house is 16 ✖ 50 so the front room is dining, bedroom is living (no bed)

    Must be the guys who put this together and take their clothes off in the kitchen laundry room is always off the kitchen. The laundry room should be in or by the bedrooms. Why can't they understand that.

      I actually had the laundry close to the bedrooms in one of my homes and disliked it immensely. I found it to be very inconvenient but to each his/her own.

      Esa idea es muy buena, me gusta, es lógicamente práctica, si hay chicos con ese sudor 😵‍💫😵‍💫😵‍💫, pero para gente soltera como yo, es ideal así como la plantean... sólo la dispensa no me gusta ese lugar por lo cerca de la estufa, o muevo la estufa al centro de la isla...

    Pantry so small it's a joke, and located between two heat sources (adjacent stove and laundry equipment) does not show good common sense. Foods could spoil far too quickly, even so-called non-perishables, like flour could go rancid or weavilly. Poor placement. Move stove or too tiny pantry.

    Not very practical...If you truly look at the small details, you will notice several flaws ...Kitchen, and especially the cooking/stove area will not be easy to maintain....Laundry stacking is..a JOKE! Etc....Have been looking at house designs for inspiration (in order to build my own house) and I query why the designers do not try to imagine themselves actually living and doing the day to day activities or gestures before they come up with their design....Not very impressed.
