We been in our home now for 2 years if were going to sale it we could Sale for $60,000 after everything is said and done we could walk away with $35,000 Now as of right now we pay $300 lot rent my Mortgage payment is $524 we also have A half of Acre of Land that have Purchased for 10,000 if we were to sale the Land 25,000 it’s all clean off now so we could walk away with $60,000 Now let’s say we move the home on the land and get it all sit up now the price goes up because we would sale it as a Package deal for 85,000.00 that’s cash in hand. I would not never give Another apartment complex our money was Apartments in the area that We are In is very high

I was in mobile homes from 2005 - 2009 with legit one of the most successful mh salesman and investors in the country and top seller on the planet...dude showed me legit awards, sales info and receipts on top of receipts! People made fun of me, but these were dope ass, well built manufactured homes and I learned from one of the best. I led rehabs, assisted in moves, learned site design and set up etc. Left Texas and only recently got back into it here in Michigan. Again, people shaded tf outta me but I told them "this will quietly pay for my land acquisitions, cannabis start up, set my kids and g-babies up AND provide a much needed service". MHs have done that and more. Now Im learning trading and can take my time expanding my MH business into up and coming rural areas!...LOL yes rural areas in Michigan are becoming "diet suburbs" for folk who desire more peace, space and proximity to big box stores and want to move in quick!

The mobile home is ...not the land. You never own the land .... just like you can pay a house off and never actually own it if you don’t pay annual taxes :( they get you either way.

Before ppl go around looking at land to buy to build a mobile home park on. Understand that 97% of cities and towns don't and won't approve of a new MHP within their limits. So you'd have to go make one out in the remote area which would most likly defeat the purpose of having a mhp unless you have crazy money for advertising it.

He has it driven from 1 movie set to the next m A RV is like a BUS---It has a motor & driver's area just so somebody can drive it around. A MOBILE home---now called MANUFACTURED home---is made in a factory + put on a semi-trailer when it is sold/moved to it's site where it is removed from the trailer & put on the ground---usually on cement block base or poured cement. It remains there & ppl live in it---just like a regular house. These mobile/manufactured homes have water & heat/ac & sanitation facilities....
The funny part for me is some of these questions since I grew up 18+ years in a mobile home, and my mom still has it. It’s like I grew up into all this, I just never knew the business side of it. Ours has lasted 25 years so far and we’ve moved it once and put it back together. We are in SC so we’ve been through all the hurricanes etc etc. the neighborhood has 2 pools, 1 for kids and 1 for 15 and up, basketball court, soccer field, some have tracks to walk/run

I live in Mobile home in Al. It is finances thru Wells Fargo @6%. Owe less than 15k. I had considered refinancing a year or so ago. Currently title is real property but all mobile homes now have to title as real estate. My tax is120/yr. Not inviting that tax increase until absolutely necessary. Once it is paid off I am going to sell and hold the note. That way I am not a landlord. Same way i did with a property my dad left when he passed.
I have been displaced for 3 years & I am aware of homeless people sleeping in tents here in Richmond Va. I would love to invest in Homes to get the homeless off the streets because I have learned that there are so many hoops that you have to jump through when you are dealing with the government

Bad math on that million dollar park with 50 pads. One million divided by 50 equals equals 20,000 for each pad divided by 12 months equals 1600 you would have to get a month for pad rent. That not flying in a year, so at 350 a month, it is almost 4 75 years to pay for the park

I bought one and put it on a city lot. Bought at $10,000 (way too high). And the lot I put it on was ($20,000) way too high. Been renting to pay the note. Will be paid off in 4 more years. I had meant to owner finance.
Staten Island is a unique situation homes on staten island are very expensive almost every hood on the island is going through a gentrification process. Theres a conscious effort being made right now to upgrade the retail and tourism experience. The newly buit outlet mall, hotels and luxury apartments are all being added to the north shore close to the staten island ferry. Mobile homes are selling for 100-150k.

Here in Virgina Beach the market for mobile/modular homes is crazy. Owners do not understand that it depreciates so they are selling homes that from the 90s to early 20’s for $20,000 or more.
Craigslist, especially in smaller towns. They are everywhere. You can also put out an ad (craigslist, local newspaper, make signs, social media, etc) that you are buying mobile homes. Also talk to park managers they might know someone wanting to sell or send you in the right direction. . The possibilities are endless. This video got my mind working lol.
Great info! But where in the world are they finding Mobile homes for 5k and under...all the ones I'm finding in metro Detroit are 10k and up! Or are they finding them all over the U.S or something?
The hosts are a bit confused about mobile homes vs RV's and trailers. Simplistically a mobile home is a box that really looks like a house and it is relatively bid when compared to an RV / trailer. RV have engines and on the move, trailers are towed and on the move. Mobile homes are towed and NOT moved for years or ever!!!
I think I'm missing something. How do you find the 3-5k mobile homes? I'm searching craigslist now and I'm seeing on low end 20k(trashed) to durn near 100k.
Impossible to find one in good condition. I've had three and traded to upgrade. Never under 20k. My last one was four bedrooms, den, living room, dining area, kitchen and two in a half baths for 37k. Still no was you would find a house with all of those amenities for 37k.

I live in Mobile home in Al. It is finances thru Wells Fargo @6%. Owe less than 15k. I had considered refinancing a year or so ago. Currently title is real property but all mobile homes now have to title as real estate. My tax is120/yr. Not inviting that tax increase until absolutely necessary. Once it is paid off I am going to sell and hold the note. That way I am not a landlord. Same way i did with a property my dad left when he passed.
My home is stick built. I hate that everything is mobile home specific. Csnt go to buy a door at homr depot. Have to find a mobile home supply
I have been displaced for 3 years & I am aware of homeless people sleeping in tents here in Richmond Va. I would love to invest in Homes to get the homeless off the streets because I have learned that there are so many hoops that you have to jump through when you are dealing with the government
i came across the vid last week and didn't view it. bit today i came across it again and viewed it. my eyes are now opened. i had no idea of the real estate value in mobile homes. i live in palmdale, cali, approx 1 1/2 hrs from los anageles. i wanted to be a real estate investor in SFH years ago when i was a real estate mortgage loan officer years back. i am self employed recently and i think i will investigate this even more especially in areas of california. so thanks!

Bad math on that million dollar park with 50 pads. One million divided by 50 equals equals 20,000 for each pad divided by 12 months equals 1600 you would have to get a month for pad rent. That not flying in a year, so at 350 a month, it is almost 4 75 years to pay for the park

But do to spiteful women and Karen's of the world. I lost my $62k a year job when a woman made a false police report.

I bought one and put it on a city lot. Bought at $10,000 (way too high). And the lot I put it on was ($20,000) way too high. Been renting to pay the note. Will be paid off in 4 more years. I had meant to owner finance.
Staten Island is a unique situation homes on staten island are very expensive almost every hood on the island is going through a gentrification process. Theres a conscious effort being made right now to upgrade the retail and tourism experience. The newly buit outlet mall, hotels and luxury apartments are all being added to the north shore close to the staten island ferry. Mobile homes are selling for 100-150k.

Here in Virgina Beach the market for mobile/modular homes is crazy. Owners do not understand that it depreciates so they are selling homes that from the 90s to early 20’s for $20,000 or more.

They researched all over
Craigslist, especially in smaller towns. They are everywhere. You can also put out an ad (craigslist, local newspaper, make signs, social media, etc) that you are buying mobile homes. Also talk to park managers they might know someone wanting to sell or send you in the right direction. . The possibilities are endless. This video got my mind working lol.

The hosts are a bit confused about mobile homes vs RV's and trailers. Simplistically a mobile home is a box that really looks like a house and it is relatively bid when compared to an RV / trailer. RV have engines and on the move, trailers are towed and on the move. Mobile homes are towed and NOT moved for years or ever!!!

I think I'm missing something. How do you find the 3-5k mobile homes? I'm searching craigslist now and I'm seeing on low end 20k(trashed) to durn near 100k.

Impossible to find one in good condition. I've had three and traded to upgrade. Never under 20k. My last one was four bedrooms, den, living room, dining area, kitchen and two in a half baths for 37k. Still no was you would find a house with all of those amenities for 37k.
@@lasoul680 Hunter below shed some light on our problem. I'm sure the 5k and below are out there I just haven't found them. I think a trashed 20k is more realistic.
