      True….those who bought in 2016 @2 cr an acre expecting a 10cr in 5 years sold in 2024 @1.65 an acre ……!!!!!

    Vizag is best place to investors because it will be getting Bhogapuram international airport by 2026 and is the biggest and best city for IT investments.

    For investment purposes, especially with EMIs in mind, it’s usually okay to buy land anywhere. If someone wants to buy land for personal use, that’s a good option too. However, relying on EMIs to purchase land is not advisable. Keep in mind that decisions around the capital are often influenced by politics, with governments changing every five years, which can impact the stability of your investment. Another concern is that the area is prone to flooding and tends to be hotter than Hyderabad. I studied in Vijayawada 30 years ago, and I doubt the weather has improved-if anything, it may have gotten worse.

    Guntupalli , Gollapudi and Ibrahimpatnam are best to.invest as they are opp to Amaravati and you get plan easily to start construction

    The prices with Core Capital Amaravati are jacked up by brokers. as per conversation with NRIs, They are dead scared to invest .. if you invest now it will take 10 years to reap benefits provided the core capital actual price per yard should be between 22K to 35K sq yard, but not 50K to 70K. Definitely as Kamesh RaoJi said, Machilipatnam has the potential to grow from bargain to profits due to 16 berth ports and industrial estates near the port.

      Agree, but real estate prices are at peak in Hyderabad. It will be lot volatile in Hyderabad for few years and then stabilizes. At the same time, real estate is in early stage in Amaravathi, though prices increased after elections. Still there is tremendous growth opportunity is there in next 3 years. This is my opinion.

It's worth noting that the political motivations behind capital decisions, with governments changing every five years, play a significant role. Another concern is that this area is prone to flooding and tends to be hotter than Hyderabad. Having studied in Vijayawada 30 years ago, I doubt the weather has improved- if anything, it may have worsened!!! If the capital development is completed significantly, I would personally benefit as well, since I own some land nearby. Although it's not very close, its value would still depend on the overall development in the area.

      @@Nikhil-s8y Well, you are looking for rental income from that investment. I am looking at capital appreciation. Both are different objectives. I am not discounting anything in Hyderabad investment. Since Amaravathi is in early stage, scope of appreciation is much better there.
