I have the rule that violations of house rules will result in immediate removal from the property without a refund of remaining nights. Airbnb respected it when I had to remove someone last February. I've since added a fee for early removal on top of that because it is a time consuming process even though I've never had to involve the police.
You've become one of the best host resources that I can find. I'm in a network of real estate investors and several of them had created a solid course on Airbnb and it doesn't come close to what you're able to do with this UA-cam channel. Thanks so much for being there to support us newbie hosts!
In my almost 5 years of renting I just had my second inside pot smoker. The smell was so strong even after hours of windows open and cleaning we could still smell it. I have my 200.00 fine per day in the house rules. I of course learned about this here. So far they are turning me down because of lack of proof of smoking. Yet I sent in a cleaning bill for all the extensive cleaning. They are denying me the claim for lack of proof. I am asking for them to review this case further. I let them know it is stated clearly in the house rules and the guests know about this before they book. I"ll accept any advice from here. Thank you.
My late checkout is $25 per 15 mins, this is a deterrent but Ive collected twice so far, $100 each time and this is for a $20 room and a $40 basement apt. You just needs a good amount of proof.
I took your advice from a previous video about dropping the cleaning fees and increasing the nightly rate. I got a booking right away and I don't lose any money, the guest pays a tiny bit more but I get what I need to pay for the room.
@@AirbnbAutomated I have listened to quite a few of your tutorials now and changed a few things for the better as far as pricing and checking out what the neighbouring airbnb's have to offer. I have had over 90% occupancy since I opened my first room and now after listing a second room a few days ago, that one also got booked today. I hosted for a few years before when I was a broke student and got sick of sharing with flatmates. This way I get to keep the house the way I like it, I am a bit OCD and the guests are very happy. :)
I had a guest recently violate my pet rules and allowed their Doberman onto the beds and sofas leaving tons of little black hairs stuck in the sheets and sofa material. My pet rules show a $300 violation fee (guest declined to pay & airbnb declined to enforce). Airbnb argues that hosts can only collect on damaged or stolen goods. I argued that the guest damaged my blankets and sheets which were irredeemable. Airbnb says it just cleaning fees and they cannot collect from guest since they already paid the regular cleaning fees. My pas experiences confirms to me that Airbnb sides and defends the Guests no matter the violation. cONSLUSION: AIRBNB SUCKS!
Just had a guest smoke in the house and wish I had watched this beforehand. I had photos, but no invoice. My housekeeper just did all the deep cleaning herself. Airbnb recommended using a service that specializes in cleaning smoke damage and they can reimburse you those costs.
If Airbnb is not contractually obligated to honor hosts' chosen cancellation policy... Why should we have confidence that Airbnb will honor our house rules? Asking for a friend .... Thanks Sean!
Because aside from all the craziness, Airbnb's TOS for extenuating circumstances does actually site natural disasters & global health pandemics as covered. we all agree to these terms of services when we decided to list on Airbnb. I'm not saying it's fair but that is the brutal truth
Paul, stop thinking of yourself as a host on Airbnb rather as a Business with a Subcontractor/Vendor relationship with Airbnb. Also start thinking of yourself as a short-term rental hospitality operator then an Airbnb Host
Robert Neundorf but they never warned any of the hosts about anything that they would be doing. That's the problem, there was no heads up. This was not much after the CEO of Airbnb was on a podcast talking about how the hosts are basically many shareholders in a company, and then they go out and do this, without anyone's consent. It's kind of hard to have any trust that they actually have our best interest in mind…
The day I stopped dealing with Airbnb trip advisors I became a happier person. I just refund when I have a difficult guest and move forward. Bookings and other travel companies are much better to deal with because they treat our company with respect. I cannot stand Airbnb customer service, the trip advisors are the absolute worst. Our company has our own commercial insurance policies, would never trust Airbnb with any major damage.
#1 Airbnb is NOT an insurance agency. #2 They need to have very clear and clear TOS and all decisions need to made the same across the board #3 Hosts should be able to charge or refund anything they want, its their house, not Airbnbs. #4 I've gotten paid for smoking inside, against HR and all I sent was pics of the butts in the units trash. Screenshot the HR, the cameras showing them smoking outside and then the butts in trash. #5 You're not covered by Airbnbs TOS before and after your checkin and checkout times - STOP ALLOWING BOTH. #6 Get an ozone machine after someone smokes, can't be living things in the house during use though but you could charge the money missing for the next guests from the smoking guests because you may have to cancel them. #7 Put a pre booking message for IB, on the listing and in your initial message requiring guests to confirm that they've read the entire listing, including HR and Cancellation Policy. Also putting in a printed out version of the HR with your wifi info, etc in the unit on an obvious place and take a time and date pic of it. Then they can't say they didn't know :-)
FYI charging for guests that exceed the maximum number of guests is host consent, huge liability. For your example, you said a four bedroom accommodation with a max of 10 people. In my state, California, you can host: 2 people per bedroom x 4 = 8 2 people per common living area = 2 Total maximum guests = 10 Per your suggestion you have guest violations that result in extra guest fees, let’s say 5 at $100 a piece per night = $500 extra per night total. Two days later you have a fire with death and bodily injury. Your collection of rents = consent = (most likely) millions in damages, a breach of your mortgage contract so they can call your Mortgage due immediately, a breach of your homeowners policy (so no insurance), etc., etc. Charge the extra guest fee stated in your terms, for the detected days, but STILL EJECT ALL GUESTS FROM property immediately upon detection thus creating zero consent. ***DETAILS MATTER***
He said it is ground for termination. The charge is a fee, not consent He also said follow local and state laws. So yes, if doing that in your state is not allowed… (let’s just use common sense here)
Police never come where I live. Once we even had a guest who didn't make the booking, their account was HACKED, and the police still told us "well that'a risk when you aribnb, too bad".
You should look and see if you are remitting taxes through Airbnb. If so you inform the police that you pay taxes and that you have the same rights to be treated as a Hotel/Motel, Inn or B&B.

I like to drink, as many people do. Now is that a reason why my guys and I are not allowed to drink at a reservation?? The Host does not state anything on house rules other then check in and check out time, plus that smoking IS ALLOWED. That’s all that is indicated! It would be nice if Airbnb would align with all the major tourisms actors and remove their fees if the trip is cancelled. It is definitely quite unfair to keep the money of a deal that just couldn't go through. So far, Airbnb is not moving anywhere near such a measure. Is money the only thing they understand? One of the mainstay deficits with Airbnb is that it was founded on the grounds of homeowner/host ignorance. Airbnb is dependent on misinformation. The online community is fraught with self appointed non attorneys speculating in rhetoric presented as legal fact. Real estate is a millennia old legal subject; laws and precedence abound and details matter. Please get at least a realtor, preferably a REAL ESTATE ATTORNEY to draft your STR agreement. Despite Airbnb and Airbnb community rhetoric, your city, county, state laws are the ultimate final say regarding enforcement of contracts, real estate, etc. This guy means well, but he clearly is not well versed in real estate law. This is the subject you want to be familiar with when considering STR type stays in your home. Easy money does not exist. Do your due diligence and educate yourself regarding the laws in your city, county and state BEFORE YOU START AIRBNB. (Realtor, J.D.)
How is one suppose to file a claim when the guest checks out at 11 am, cleaning staff cleans between noon to 2 pm the condo, and next guest checkin is at 3 pm. Meanwhile, there is a 4-hour time difference between me and my cleaning staff, cleaning staff has little time to send me pics, etc becuz they clean 5 to 6 condos per day. Any suggestions? And no, I can't add my cleaning staff as a guest host to the Airbnb platform and have them do it for me, and no I will not have a later checkin time. Checkins are normally 3pm on Maui because of flight arrivals from the west coast start coming in now at 11am since Southwest started flying to the islands. Airbnb has made it literally impossible for me to file a claim against the previous guests because of the 4 hour window between guests departure and next guest arrival. It is assinine and Airbnb gets away with it and they know it. Furthermore, alot of these proposed rules are only going to be known after the fact once the guest leaves. People smoking, vaping are not going to be known until after checkout. My condo guest guide is 40-pages plus. I make every guest respond back to me confirm that they not only received my condo guest guide and welcome letter, but that they confirm that they are succesful in downloading it and fully comprehend its contents. If I don't get a reply, I bug them until I get it in writing, so that I can prove to Airbnb that they in fact downloaded and read it. It is part of my house rules prior to taking possession of the condo. I usually know which ones have read it and which ones have not when they complain why the AC doesnt come on. Any guest that violates my booking policy goes on my Do Not Rent List. You would be amazed how many people see that and realize that I am taking names and floating them to other condo owners in the complex. It puts them on notice and rarely do I have problems when they see this in writing. I mean business when renting my condos.
This is all part of training your housekeepingstaff. You have to realize they do not just clean, they inspect the home, take inventory, sanitization and janitorial, light handyman (light bulbs, filters, etc.), Stagers and claim specialist (assisting to document incidents, before and after photo & video). You need to have clearly outlined policies and procedures on how to handle these instances.

You could send a special offer before they book. Or if they use instant book, you use resolution center to request money for extra services. Then, if they don't pay before day of check-in you cancel them without a refund. House rules should say something like "Pet fee is ______ and must be paid prior to the day of check-in. Failure to pay the pet fee will result in a cancellation of your booking without a refund."
Susan, here is a wonderful suggestion that we have been utilizing. Encourage your guests to inform you if they're bringing a pet. We actually asked this question as part of every booking request inside of the "Guest Requirements" section of the platform. We allow pets however we require a $250 refundable deposit which is refunded within 72 hours of departure providing there's no damages. Then we charge a $X (varies property to property) for a per stay Pet fee. these charges are processed through Airbnb resolution center. This has been a great way to hold guests accountable. Even if you don't accept Pets you can outline these rules.
@@robneundorf the problem with the resolution center is that you can only file 1 request. If I file a request for the pet fee prior to the guests arriving and then there are other issues such as a broken window, I'm not able to claim that since I would have already made one claim for the pet fee.
@@susanhedberg6018 I think you misunderstood me. I charge $250 pet fee refundable and collect prior to the guest arrival. Let's say that guest brings a dog and I notice it during my stay, I call immediately and inform the guest of the $250 refundable deposit and the fee, they have a choice immediately to pay or have their reservation cancelled without refund for bringing the pet against our rules. Once you collect the fee you can file any other claims. When the guest leaves you inspect the property and send money back to the guest if there is no issues. This method allows you control verse being at the Arbitration of Airbnb and a Case manager
It's part of running your rental like a business; Legal, marketing, accounting, etc are all part of the business. It's not just a 'fun' hobby if you want to be serious about it.
1). Expand beyond Airbnb to other platforms. Booking.com allows you to not refund if you evict guests who violate house rules. 2). Collect the rent and security deposits directly instead of through the platforms as much as possible. Booking.com doesn't like you to do this, but you can if using their platform. 3). Book direct as much as possible through your own website - wean yourself from Airbnb and all the other ripoff, controlling platforms, so you can set and enforce all your own rules and own fees. Before Airbnb came along, the platforms were just advertising vehicles, and you paid them a reasonable flat fee to be listed. Then Airbnb came along, and greed set in, having the platforms switch to ripoff commission mode.

I had a guest recently violate my pet rules and allowed their Doberman onto the beds and sofas leaving tons of little black hairs stuck in the sheets and sofa material. My pet rules show a $300 violation fee (guest declined to pay & airbnb declined to enforce). Airbnb argues that hosts can only collect on damaged or stolen goods. I argued that the guest damaged my blankets and sheets which were irredeemable. Airbnb says it just cleaning fees and they cannot collect from guest since they already paid the regular cleaning fees.
My pas experiences confirms to me that Airbnb sides and defends the Guests no matter the violation. cONSLUSION: AIRBNB SUCKS!
I think you need to re-evaluate your pet policy; either permitted or not, you can't enforce dog behavior, or dog owner behavior for that matter..
Just had a guest smoke in the house and wish I had watched this beforehand. I had photos, but no invoice. My housekeeper just did all the deep cleaning herself. Airbnb recommended using a service that specializes in cleaning smoke damage and they can reimburse you those costs.
What happens, if I have no evidence (just the smoke smell)?

Because aside from all the craziness, Airbnb's TOS for extenuating circumstances does actually site natural disasters & global health pandemics as covered. we all agree to these terms of services when we decided to list on Airbnb. I'm not saying it's fair but that is the brutal truth
Paul, stop thinking of yourself as a host on Airbnb rather as a Business with a Subcontractor/Vendor relationship with Airbnb. Also start thinking of yourself as a short-term rental hospitality operator then an Airbnb Host
Robert Neundorf but they never warned any of the hosts about anything that they would be doing. That's the problem, there was no heads up. This was not much after the CEO of Airbnb was on a podcast talking about how the hosts are basically many shareholders in a company, and then they go out and do this, without anyone's consent. It's kind of hard to have any trust that they actually have our best interest in mind…

The day I stopped dealing with Airbnb trip advisors I became a happier person. I just refund when I have a difficult guest and move forward. Bookings and other travel companies are much better to deal with because they treat our company with respect. I cannot stand Airbnb customer service, the trip advisors are the absolute worst. Our company has our own commercial insurance policies, would never trust Airbnb with any major damage.
They're all just tools that you need to understand how to handle appropriately

#1 Airbnb is NOT an insurance agency.
#2 They need to have very clear and clear TOS and all decisions need to made the same across the board
#3 Hosts should be able to charge or refund anything they want, its their house, not Airbnbs.
#4 I've gotten paid for smoking inside, against HR and all I sent was pics of the butts in the units trash. Screenshot the HR, the cameras showing them smoking outside and then the butts in trash.
#5 You're not covered by Airbnbs TOS before and after your checkin and checkout times - STOP ALLOWING BOTH.
#6 Get an ozone machine after someone smokes, can't be living things in the house during use though but you could charge the money missing for the next guests from the smoking guests because you may have to cancel them.
#7 Put a pre booking message for IB, on the listing and in your initial message requiring guests to confirm that they've read the entire listing, including HR and Cancellation Policy. Also putting in a printed out version of the HR with your wifi info, etc in the unit on an obvious place and take a time and date pic of it. Then they can't say they didn't know :-)
FYI charging for guests that exceed the maximum number of guests is host consent, huge liability.
For your example, you said a four bedroom accommodation with a max of 10 people. In my state, California, you can host:
2 people per bedroom x 4 = 8
2 people per common living area = 2
Total maximum guests = 10
Per your suggestion you have guest violations that result in extra guest fees, let’s say 5 at $100 a piece per night = $500 extra per night total.
Two days later you have a fire with death and bodily injury. Your collection of rents = consent = (most likely) millions in damages, a breach of your mortgage contract so they can call your Mortgage due immediately, a breach of your homeowners policy (so no insurance), etc., etc.
Charge the extra guest fee stated in your terms, for the detected days, but STILL EJECT ALL GUESTS FROM property immediately upon detection thus creating zero consent.

Police never come where I live. Once we even had a guest who didn't make the booking, their account was HACKED, and the police still told us "well that'a risk when you aribnb, too bad".
You should look and see if you are remitting taxes through Airbnb. If so you inform the police that you pay taxes and that you have the same rights to be treated as a Hotel/Motel, Inn or B&B.

It would be nice if Airbnb would align with all the major tourisms actors and remove their fees if the trip is cancelled. It is definitely quite unfair to keep the money of a deal that just couldn't go through. So far, Airbnb is not moving anywhere near such a measure. Is money the only thing they understand? It had to come from the U.S.A. for sure...
9:45 this might not fly due to many state's rent increase moratoriums. In WA that would not work, you can only charge the actual rent being charged.

One of the mainstay deficits with Airbnb is that it was founded on the grounds of homeowner/host ignorance. Airbnb is dependent on misinformation. The online community is fraught with self appointed non attorneys speculating in rhetoric presented as legal fact.
Real estate is a millennia old legal subject; laws and precedence abound and details matter. Please get at least a realtor, preferably a REAL ESTATE ATTORNEY to draft your STR agreement. Despite Airbnb and Airbnb community rhetoric, your city, county, state laws are the ultimate final say regarding enforcement of contracts, real estate, etc.
This guy means well, but he clearly is not well versed in real estate law. This is the subject you want to be familiar with when considering STR type stays in your home.
Easy money does not exist. Do your due diligence and educate yourself regarding the laws in your city, county and state BEFORE YOU START AIRBNB. (Realtor, J.D.)

How is one suppose to file a claim when the guest checks out at 11 am, cleaning staff cleans between noon to 2 pm the condo, and next guest checkin is at 3 pm. Meanwhile, there is a 4-hour time difference between me and my cleaning staff, cleaning staff has little time to send me pics, etc becuz they clean 5 to 6 condos per day. Any suggestions? And no, I can't add my cleaning staff as a guest host to the Airbnb platform and have them do it for me, and no I will not have a later checkin time. Checkins are normally 3pm on Maui because of flight arrivals from the west coast start coming in now at 11am since Southwest started flying to the islands. Airbnb has made it literally impossible for me to file a claim against the previous guests because of the 4 hour window between guests departure and next guest arrival. It is assinine and Airbnb gets away with it and they know it. Furthermore, alot of these proposed rules are only going to be known after the fact once the guest leaves. People smoking, vaping are not going to be known until after checkout. My condo guest guide is 40-pages plus. I make every guest respond back to me confirm that they not only received my condo guest guide and welcome letter, but that they confirm that they are succesful in downloading it and fully comprehend its contents. If I don't get a reply, I bug them until I get it in writing, so that I can prove to Airbnb that they in fact downloaded and read it. It is part of my house rules prior to taking possession of the condo. I usually know which ones have read it and which ones have not when they complain why the AC doesnt come on. Any guest that violates my booking policy goes on my Do Not Rent List. You would be amazed how many people see that and realize that I am taking names and floating them to other condo owners in the complex. It puts them on notice and rarely do I have problems when they see this in writing. I mean business when renting my condos.
This is all part of training your housekeepingstaff. You have to realize they do not just clean, they inspect the home, take inventory, sanitization and janitorial, light handyman (light bulbs, filters, etc.), Stagers and claim specialist (assisting to document incidents, before and after photo & video). You need to have clearly outlined policies and procedures on how to handle these instances.

Where on the airbnb platform, can i collect for the pet fee?i have been doing it after they leave but some never pay. Could never figure out how to collect first
You could send a special offer before they book. Or if they use instant book, you use resolution center to request money for extra services. Then, if they don't pay before day of check-in you cancel them without a refund. House rules should say something like "Pet fee is ______ and must be paid prior to the day of check-in. Failure to pay the pet fee will result in a cancellation of your booking without a refund."
Susan, here is a wonderful suggestion that we have been utilizing. Encourage your guests to inform you if they're bringing a pet. We actually asked this question as part of every booking request inside of the "Guest Requirements" section of the platform. We allow pets however we require a $250 refundable deposit which is refunded within 72 hours of departure providing there's no damages. Then we charge a $X (varies property to property) for a per stay Pet fee. these charges are processed through Airbnb resolution center. This has been a great way to hold guests accountable. Even if you don't accept Pets you can outline these rules.

@@robneundorf the problem with the resolution center is that you can only file 1 request. If I file a request for the pet fee prior to the guests arriving and then there are other issues such as a broken window, I'm not able to claim that since I would have already made one claim for the pet fee.
@@susanhedberg6018 I think you misunderstood me. I charge $250 pet fee refundable and collect prior to the guest arrival. Let's say that guest brings a dog and I notice it during my stay, I call immediately and inform the guest of the $250 refundable deposit and the fee, they have a choice immediately to pay or have their reservation cancelled without refund for bringing the pet against our rules. Once you collect the fee you can file any other claims. When the guest leaves you inspect the property and send money back to the guest if there is no issues. This method allows you control verse being at the Arbitration of Airbnb and a Case manager

It's part of running your rental like a business; Legal, marketing, accounting, etc are all part of the business. It's not just a 'fun' hobby if you want to be serious about it.
i am going to stay away from all types of rentals.
1). Expand beyond Airbnb to other platforms. Booking.com allows you to not refund if you evict guests who violate house rules.
2). Collect the rent and security deposits directly instead of through the platforms as much as possible. Booking.com doesn't like you to do this, but you can if using their platform.
3). Book direct as much as possible through your own website - wean yourself from Airbnb and all the other ripoff, controlling platforms, so you can set and enforce all your own rules and own fees.
Before Airbnb came along, the platforms were just advertising vehicles, and you paid them a reasonable flat fee to be listed. Then Airbnb came along, and greed set in, having the platforms switch to ripoff commission mode.
