Here is the QR code you’re going to need to set it up, the manual shut off in case of power failure. There’s a built in motorized valve that switches the water supply on and off while monitoring your water 24/7 even when you are away.
What else does it comes with and what does it do? Look at these great instruction booklets with lots of pictures, because as we all know, men love pictures! There is this spacer to help you with the plumbing, and the fittings to attach it to your plumbing with ¾” male adapters. This allen key comes with to help you manually shut it off if you need to when there is a power failure.

I know you’re wondering, is that all it does is detect a leak and shut off the water? Nope, it does a whole lot more, like:
1) Monitors all the water in your home, cabin or cottage to see how much water you’re using.
2) Pairs to your phone to monitor the system but also feeds back the info to you by way of notifications.
3) Detects a leaky faucet or pipe burst so you’ll get an alert through the app, an email and a phone call.
4) Detects leaks from a toilet flapper or loose fitting anywhere in your home, cabin or cottage
5) Flo learns your home’s water usage patterns and lets you check it out.
6) Monitors water temperature and pressure and will alert you if they become a potential problem
7) It can even detect small leaks in your home that ordinarily might be almost impossible to detect so you can have them fixed to save your family money.
8) You can even view water flow in real time right now, if you choose to.
9) Once it gives you a warning and you fix it you can run a health test to make sure all of the leaks have been fixed.
10) Every night flo shuts off your water and tests the pressure to see if there is a micro leak somewhere, if there’s a leak the pressure will slowly drop and it will send you a warning. If the pressure becomes too high it will also send you a warning.
11) If a pipe bursts while you’re away, Flo alerts you and shuts off your water to prevent major water damage in your home, cottage or cabin.
12) Other systems offer leak detection as does Flo, but what good is leak detection if you can’t stop the water?
13) Can monitor several properties all on the same app.
14) Will notify you if the water temperature drops below freezing.
15) If you are in home mode, if there is an unusually high flow rate the device will alert you by notification, text and phone call. If it does not hear from you, it will shut off the water after 5 minutes.
16) If you are in away mode, it will only allow the water to run for 10 seconds at that high flow rate before shutting off your water and notifying you.
This water monitoring system changes everything! I’ve been looking for a product like this to safeguard homes, cottages and cabins and here it is the Flo by Moen! It’s a much better solution than sensors, because just because sensors are detecting a leak, they’re not stopping the water. I can’t wait to install it in my house!
So what else do you need to know, well it needs power to operate and since it’s pairing to your phone you’ll also need wifi, that’s all.

Hi Gary, could I install the Flo by Moen after the water softener? (I am only concerned about pipes inside the house and all carry softened water).
Yes, you can but in my house it is at the very beginning before all of the equipment.
for a weekly rental type 2nd home. worried the system will falsely shut off water for renters because water usage from week to week will vary. best way to use this system for rental? or suggestions for a different system.
I would not use it for a rental property, you don't want those phone calls! I don't know what would work.
For a commercial property...can I set up a schedule so it shuts water off after hours (7pm to 6am and all-day weekends)?
No, but you can do that manually with the app on your phone.
I want to know if you have a second home and shut it down when there is a leak what will happen to your water heater. Should I closed the water heater off before leaving. Any comment...Thanks
Nothing will happen, unless the water heater springs a leak. If Flo detects a leak and shuts down your system your water heater will still be full or water.
I just closed on a house with one of these. I have no water! I also have no WiFi yet - can I bypass this device to get water flowing until I can get WiFi established? Ideas on how (if possible). Thank you.

can it know which sink or bathroom is using water? or does it just give a whole house water usage notification ?
No it does not.
How does this compare to Phyn Plus?
Phyn works with sound waves and meter... Flo has just a metering ability. The Flo can't detect what is using water as accurately, but the main thing is to detect unusual water usage and be able to turn off. I was able to get the Flo for about half the price of the Phyn.
Can I add moisture sensors to this?
Yes, check the Moen website, I'm pretty sure that it is an option.
Does it work with a hot water recirculating pump?
yes it does.
how long is the power cord in feet?
About 10 feet.
We have a seasonal home with a pool. The away mode is great but the pool has an auto fill system. Can the Flo be installed before the line to the pool, recognize it and not shut off during auto fill or do I install after the pool line?
Yes it can, no problem.

@@715rdmail you can always install it after the pool water line comes off if you prefer.
What happens when it's in away mode and the irrigation system turns on?
If it is connected after the irrigation system (preferred) nothing at all. If before, it would go into alarm and shut down or you can contact the people at FLO and they will create an exception so it does not shut down.
Will it detect pin hole leaks?
Yes, it can. Read this from the Flo website "Flo kept telling me I had a small leak. I ignored it until I noticed the ceiling of my bathroom was soaked. Pinhole leak in 3/4 copper pipe. Been leaking for weeks and I kept ignoring it. Next time I listen to Flo! Now passing all the tests."
If a washing machine drain gets clogged and overflows. Will this device shut off the water? any one can advise?
The device alone will not know the drain is plugged - it only monitors the water coming into the house. So this device should detect a hose rupture to the water line going INTO the washing machine and shot off for that only. To get the protection you asked about here, you would also need to add one of their water detection devices. This would be on the ground by the washing machine and detect that water, and then signal the valve to shut off. If you check out their website you'll see options for just the valve, just the detection devices, or the combination of both.

so if I am home, and taking a nap, and my pipe bursts, Moen will let the water run for at least 5 minutes? That is about 25 gallons of water. Enough to destroy an entire room, ceilings, walls, furniture.
And if I am taking a shower, MOEN will turn off the water while I am in the shower?
I don't think this idea is well thought out.
If you set it on "away" while you are at home and take a shower, yes it will shut off the water because while set on away it assumes no water will be used other than the back washing of water treatment equipment it has learned to anticipate. While in normal mode it will not shut off the water whenever you choose to take a shower.
